The real estate markets in the outer suburbs of Northern Virginia were generally positive in the second half of 2018, characterized by fewer sales and higher prices. Market metrics are indicative of a still-healthy market, but one that has cooled a bit. As you’ll see in this report, homes sold a little closer to their original list price in all three areas compared to the second half of 2017. But the overall number of homes sold was down in all three – off 9.2% in Loudoun County, down 13.9% in Prince William County, and off 15.7% in Fauquier County. Despite the drop in the number of sales, all three areas saw an increase in the average sales price, with Fauquier seeing the biggest jump at 10.5%. Bear in mind that with less than 500 homes sold, a handful of high-priced home sales can – and did – skew that number. Prince William County was up 5%, and Loudoun County was up 1.8%. Overall supply of homes in Loudoun and Prince William is right at two months, and is closer to four months in Fauquier County. The impact of last year’s tax reform legislation was negligible – the negative implications of the limit on the deductibility of state and local taxes was largely offset by the increase in take-home pay for many wage-earners. But mortgage interest rates rose almost two thirds of a point over the course of 2018, so the payment on an equivalent mortgage was 6% higher by year’s end. That has an impact on affordability, particularly for first-time homebuyers. As we head into 2019, the shutdown of the federal government has further cooled the market. Federal employees and related contractors who aren’t getting paychecks aren’t buying houses. Once the government is open for business, it will take a while for the market to shake off the fiscal and psychological impact of the closure. Overall, we expect 2019 to have – once again – slightly fewer sales and more modest price appreciation than in 2018. Each area has different market dynamics, so you’ll find an analysis of the performance of detached homes, attached homes and condos for the communities that make this such a wonderful place to live. Ashburn is located west of Washington, D.C., just beyond Sterling. The community is part of Northern Virginia’s well-developed tech corridor that stretches from Reston to Leesburg. Ashburn’s substantial growth has been bolstered by the presence of a range of telecommunications, IT and Internet service companies. Before reaching its current state, Ashburn resembled many of the other communities found in Loudoun County. Farmland was in abundance and Ashburn was home to a number of large-acre estates. The community’s name is said to have been taken from Ashburn Farm. Today, Ashburn Farm is one of many subdivisions that can be found in the area. Ashburn is a medium-sized community with a large number of recently built townhomes and single-family residences. The car is king in Ashburn although that may change with the arrival of the planned Silver Line Metro. Proximity to Dulles International Airport is a luxury Ashburn enjoys, but many in Northern Virginia are not afforded. Ashburn offers a contemporary environment with all the conveniences of excellent shopping opportunities and several golf courses. If you will be working in Reston, Herndon or Tysons Corner, then Ashburn is an excellent place to stake a claim.

Leesburg is located roughly 40 miles outside of Washington, D.C. For most of its history, Leesburg consisted of large farms and plantations. Leesburg’s historic district was placed on the National Register of Historic Places in 1970. Today, it marks the center for Loudoun County’s government and commercial affairs. Downtown Leesburg is well preserved and picturesque with numerous shops and gourmet restaurants. There is plenty to do for the idle mind. Oatlands Plantation and Morven Park allow one to explore the community’s history and architecture. Balls Bluff Battlefield Park features wooded trails and guided tours. The nearby Leesburg Premium Outlets provides an ideal shopping experience. We are defining East Loudoun as the communities closer to Dulles Airport and Fairfax County, not including Ashburn. These areas have generally seen more growth with higher density than those further west. Sterling is a suburban, commuter city and “bedroom community” of the Greater Washington Metropolitan Area. Sterling residents enjoy shopping at nearby Dulles Town Center. Dulles Airport is minutes away. There are several golf courses and Claude Moore Park offers a variety of activities for people of all ages. South Riding is a very beautiful planned community in Loudoun County. It offers residents the luxuries of a cardio gym, fitness classes, a fitness trail, outdoor and indoor swimming pools, a fishing pier, parks, tennis courts and fields for all types of sports. We are defining West Loudoun as the communities further from Dulles Airport and Fairfax County, but not including Leesburg. Known for rolling hills, horses, and wineries, these communities offer a different pace from their suburban neighbors. Lovettsville offers a range of single-family farmhouses, colonials and ramblers. There is also land available for building. Lovettsville has a vast array of outdoor recreation to offer including the Town Square and the Town Green, a public park space great for a picnic or a nice stroll. Purcellville is located about an hour west of Washington, D.C. Like Middleburg and other communities in Loudoun County, Purcellville was a halfway point for those traveling between D.C. and Winchester. Today Purcellville is still one of the biggest dairy farming and orchard grass producers in the nation. Waterford is the kind of community that seems to be unfazed by the passage of time. The preservation of the original buildings maintains the ambiance of Main Street America. Those interested should take note of the communities old Victorians, colonials and farmhouses. Waterford is home to many equestrian training centers and boarding centers. Aldie encompasses much more area than indicated on a map. Large tracts of land, typical of locales in Virginia piedmont region, can be found in the western, and northwestern parts of the community. Heading east, Aldie also includes the sprawling neighborhood of Stone Ridge. Established in 1787, Middleburg was named because of its location midway between Alexandria and Winchester. Middleburg is horse country. It’s the kind of place where one can escape the reigns of the urban grind and blend into a calmer, more idyllic scene. It is a stylish community that boasts historic architecture and tree-lined streets adorned with charming shops and restaurants. There are a variety of popular activities including the Hunt Country Stable Tour and the annual Christmas Parade.

Fauquier County offers peacefulness away from the hustle and bustle of life’s hectic pace. It is located in the heart of Virginia’s wine and hunt country. Warrenton is the largest town in Fauquier County with more than 50% of the county’s sales. Fauquier County in general offers more than 21 parks and recreational facilities, various golf clubs, equestrian clubs and training centers. The Flying Circus in Bealeton performs every Sunday, May through October. Pilots and parachute jumpers perform daring stunts off airplanes. Fauquier County has agricultural aspects like, pick-your-own berries/veggies, farm tours, Farmer’s Markets and corn mazes. Along with the enjoyable outdoor activities, Fauquier is home to many historical battlefield sites, museums, trails and tours and family research centers.

Bristow is located southwest of Fairfax County and about an hour outside of Washington, D.C. It is nestled between the communities of Manassas and Nokesville. Bristow was a point of contention during the American Civil War, when the area was better known as Bristoe Station. Chartered in 1799, Haymarket lies just west of Fairfax County. At one point Haymarket was a gobetween of sorts for settlers heading from Pennsylvania to the Carolinas.
