2018 first half review The real estate market in the first half of 2018 in Northern Virginia – encompassing Arlington and Fairfax Counties and the Cities of Alexandria, Fairfax and Falls Church - changed little from the first half of 2017, and that’s a good thing. We continue to have a strong market.

We’re far enough into the year to conclude that the impact of last year’s tax reform legislation has been negligible – the negative implications of the limit on the deductibility of state and local taxes has largely been offset by the increase in takehome pay for many wage-earners.

Many key market indicators look positive. Although the total number of sales was down a bit, the average sales price was up slightly and the average days on the market was down. Specifically, unit sales in Alexandria were up 3.2%, but down in the other three areas – down 4.0% in Arlington, 3.3% in Fairfax and 24.0% in Falls Church City. All four areas saw a drop in the average number of days on the market, with Falls Church City having the lowest number at just 31 days. And while the overall average sales price was up, two of the four areas had modest declines – Arlington average prices were down 1.7% and Falls Church City was down just 1.2%. Fairfax County was up 2.7% and Alexandria City was up 3.8%. All four areas had homes sell very close to their original list price, with Alexandria and Fairfax selling on average at 97.9%, Arlington at 98.4% and Falls Church City at a very solid 98.9%.

Mortgage interest rates jumped almost a half point in the first couple months of 2018 but have since stabilized. Rates have hovered around 4.6% for the last three months. While the increase in rates has hurt affordability, buyers have not been deterred and rates are still extremely low from a historical perspective.

The biggest challenge that contributed to the modest drop in sales volume was inventory. The overall number of available homes on the market was 15% - 20% below the levels seen in 2017, and the shortages were even more significant for homes priced less than $500,000. The lack of quality inventory made it pretty tough for firsttime homebuyers. So don‘t be misled by the drop in the number of sales - the fact that homes are selling more quickly and very close to list price means the market is still strong.

Overall supply of homes in Northern is under two months, and just under one-month for homes priced less than $500,000. We see little on the horizon that will cause any significant shift in the market for the balance of the year. Each area has different market dynamics, so you’ll find an analysis of the performance of detached homes, attached homes and condos for the 18 communities that make this such a wonderful place to live. Founded in 1801 as Alexandria County, Arlington was included in the original plans for the District of Columbia. Consisting of a unique environment that almost seamlessly blends rural and suburban lifestyle, it’s not hard to see why it is frequently named one of CNN’s Top 100 Places to live in the U.S. Take a walking tour of the city’s historic sites and explore the city’s 6 marked stops along the Civil War Trail. Not in the mood for a city tour? Then take advantage of one of the city’s 12 Parks offering amenities including picnic tables, grill equipment, playgrounds and lighted basketball, volleyball, and tennis courts. If it’s a night on the town you are looking for, head into Falls Church City for dinner on Broad Street and then make your way to the classic 1936 movie house, The State Theater, for a night of music and entertainment. The Fairfax County portions of Alexandria stretch south and west of Alexandria City and include quieter areas along the Potomac River as well as newer communities offering amenities to appeal to a more urban lifestyle. Located just south of the Capital Beltway and the City of Alexandria, Huntington has seen significant residential and commercial development associated with the Huntington Metro stop. While much of the housing in the area was post-war duplexes, the opening of the Metro station has spurred significant construction of new condos, townhomes and detached homes. Belle Haven, Fort Hunt, and Mount Vernon run along the George Washington Parkway south of Old Town. You can run, walk or ride your bike alongside the river on the Mount Vernon Trail. If fishing is your interest, rent a boat at the local Belle Haven Marina or take advantage of Mount Vernon Recreation Center which offers an indoor ice rink, an Olympic size indoor pool, and a huge fitness center. Hybla Valley is the area tucked between the George Washington Parkway to the east and I-95 to the west. This portion of the Route 1 Corridor still handles a lot of cars every day as a major commuting artery, but now has a more distinctly suburban feel than even 20 years ago. Until the late 1980s, Kingstowne was largely undeveloped and was a bit of a rural island surrounded by rapidly growing areas of Fairfax County. That all changed with the launch of the Kingstowne planned community, and the last two decades have seen the emergence of a well thought-out area of apartments, condos, townhomes and detached homes with wonderful community amenities. Located just south of the Capital Beltway and east of I-95, Franconia began its development as a suburban community in the 1950s. Most of the housing is either single-family detached homes or townhomes, with very few condos. Commuter options include both Metro and Virginia Railway Express


annandale

Like the rest of Northern Virginia, Annandale is characterized by rolling hills, streams and red clay. Annandale is bisected by Accotink Creek, which in Colonial times was a primary link for oceangoing ships carrying tobacco and other goods to the world abroad. The creek was dammed in the 1960s to create Lake Accotink, a water supply for the U.S. Army’s Fort Belvoir Proving Ground located downstream near Mt. Vernon. While the proving ground has closed, Lake Accotink remains as a popular recreation area for fishing and boat rentals. Annandale boasts nearly 30 public parks, many of which are maintained by the Fairfax County Park Authority. The Fairfax Cross County Trail (FCCT) provides uninterrupted hiking, biking, running and, weather permitting, cross-country skiing for 20 miles. A handful of public and private golf courses are just a short drive away. Mature trees and wide streets typify this suburban, commuter city. Those with a globally minded appetite don’t need to look any further. Annandale offers a diverse selection of food from around the world. Shopping opportunities abound; Annandale is centrally located to major regional malls, including Tysons Corner.

Burke has maintained its bucolic appeal despite an increase in suburban development. This is due in large part to Burke’s location outside the Capital Beltway. Residents from around the area enjoy visiting Burke Lake Park, which is ideal for a weekend camping excursion or a leisurely walk during Virginia’s hot summer months. As a suburb of Washington, D.C., Centreville experienced significant growth in the late 1990s and early 2000s due the influx of technology companies in nearby Loudoun County. The population of Centreville has almost tripled over the last 20 years growing from 26,585 in 1990 to 71,135 in 2010. This historic town is a close-knit suburban community with a great location. Centreville is a typical American suburb, with many different styles of homes. Residences are available to fit most budgets, ranging from condos in the upper $100,000s to detached homes more than $1 Million. Shopping and services are plentiful both within the historic district and nearby strip malls. The Centreville Historic District has some great sights as does nearby Bull Run Regional Park. There is a fabulous facility at Westfields, with the Westfields Marriott Conference Center and the Westfields Golf Course. The world-class Smithsonian Udvar-Hazy aviation museum is a short drive north on Rt 28. A local newspaper, The CentreView, reports local events and happenings in the community and surrounding communities including Clifton. Just 20 minutes to Vienna Metro, Centreville is close enough to Washington, D.C. to take advantage of its benefits. Convenient access to Route 66 provides for a quick getaway to points west on the weekends.

Named one of the best places to retire by US News and World Report, Chantilly straddles the line between Fairfax and Loudoun Counties. Housing is referred to as being in the “affordable” range for Northern Virginia. Chantilly is located in the heart of the Northern Virginia technology corridor with easy access to the Dulles Airport and the surrounding business parks. Corporations located in Chantilly include The Aerospace Corporation, Intel, and Computer Sciences Corporation. The National Air and Space Museum’s Steven F. Udvar-Hazy Center is an extension of the Smithsonian National Air and Space Museum in Washington, D.C. It was built on the northwest corner of Chantilly near Dulles Airport. clifton, fairfax station

On March 10, 1902 Clifton Station was established as a town by Charter from the General Assembly. However, the town has been around since the 1700s when it was a plantation and it has an early history as Indian hunting grounds. As with other outlying towns from the nation’s capital in the 1800s, the railroad made Clifton into the town it is today and its residents and government have worked to ensure that much of its original charm and character remain today. Clifton, Virginia is located in the southwest part of Fairfax County and is nestled between the towns of Fairfax Station and Centreville before you reach the Loudoun County border. Clifton has retained much of its small town roots and boasts a population of about 300 residents. You’ll find a mixture of old farm houses and sprawling estates, as well as many historic buildings in the town center. Fairfax Station is comprised of several distinct subdivisions and communities, many boasting minimum lot sizes of 5 acres to preserve the countryside and green spaces. In addition to lovely estate-sized homes, Fairfax Station is also home to many horse farms, parks and recreation areas making it the perfect destination for those who want to live close to our nation’s capital, yet feel a world apart.

Fairfax, Virginia is located at the geographic center of Fairfax County, Virginia, the most populous county in both Virginia and the Washington Metropolitan Area. The region known as Fairfax extends far beyond the actual city limits, mostly westward towards Centreville and Chantilly, and shares much of its rich history and role as a governmental hub for the county. The City of Fairfax is an independent city located in the center of Fairfax County. It also serves as the county’s seat. Although the town was officially named in 1874, the region’s history dates back to the early 18th century, when King Charles of England granted Lord Fairfax 5,000 acres of land. The City of Fairfax extends outward from its historic Old Town district, which is located in the blocks surrounding the intersection of Chain Bridge Road and Main Street, where the County Courthouse was built in 1790. The downtown area serves as a cultural hub, offering a variety of festivals to suit every interest. The annual Fairfax Fine Arts Festival offers a venue for hundreds of local artists and “Fall for the Book” features lectures and discussions with nationally recognized writers. The region of Fairfax outside of Fairfax City is largely a suburban setting, though there is a considerable deal of retail, office space, new mixed-use development, and George Mason University. The Fairfax County Government Center, an expansive compound housing the official county offices and Board of Supervisors, is located in the center of Fairfax, and is also the grounds of the annual Fairfax Fair, a countywide celebration featuring a carnival and wide array of live entertainment. A wide selection of retail exists within Fairfax as well: Fair Oaks Mall is one of the largest malls in the region; Fair Lakes Shopping Center offers an abundance of grocery and retail options; and Fairfax Corner, the area’s most recent addition, is a mixed use development offering shopping, dining, theaters, and apartments.

Although primarily a bedroom community for Washington, D.C., one major attraction is Great Falls Park which overlooks the Great Falls of the Potomac River, for which the community and the park are named. George Washington was involved with building a canal around the falls on the southwest, or Virginia, side, called the Patowmak Canal, which never became commercially viable. Remnants of the canal and of a village around the canal named Matildaville are still visible in the park. Present day homesteads in Great Falls tend to spread out over an acre or more of land, two to five acres is the norm. There are no condominiums or townhouses in Great Falls. Re-Sale and new homes range in price from $600,000 to over $3.5 Million. If horseback riding is your passion, this is the place to live. There are riding trails throughout the area, including Turner Farm Equestrian Park, which is run by Fairfax County Park Authority. The central shopping and dining areas are the Village Centre and Village Green. The Village Green hosts community celebrations around Easter (Spring Festival, including an Egg Hunt), Fourth of July, Halloween, Thanksgiving, and Christmas (Tree Lighting), as well as concerts “On the Green” in the summer. There are many fine restaurants in Great Falls, including L’Auberge Chez Francois. Great Falls, National Park is naturally the main outdoor venue in Great Falls. Picnickers, walkers, nature lovers and tourists flock to the park year round. Rock climbers and explorers/ historians can also find plenty to do in this multiuse park. The Olympic Kayak team has been known to practice in the swirling waters below the falls. Occasionally, visitors can thrill to the sight of a kayaker and boat deliberately plunging head first over the falls.


herndon, oak hill

The Town of Herndon with a population close to 25,000, boasts four Fairfax County Parks (Bready, Alabama Drive, Stanton and Folly Lick), a great public golf course and the Herndon Rec Center. From what was once farmland has sprung a community with great restaurants, shopping and commercial space, so folks in Herndon don’t have far to go for entertainment either. While you won’t see any high-rises in Herndon, there are plenty of condos, townhomes and detached homes in every price range. Oak Hill is home to a large part of the economically vital Route 28 tech corridor, one of Virginia’s major employment centers. The housing stock is strictly suburban, with primarily single-family detached and townhomes. Frying Pan Park and Horsepen Run Stream Valley Park offer great recreation facilities.

Lorton and Mason Neck are located in the southern most part of Fairfax County. Mason Neck is a peninsula that juts out into the Potomac while Lorton is landlocked, except for its southwestern border, which brushes up against the Occoquan River. Neither discloses the number of employees working on site, claiming that information is strictly “need to know.”
