INSIGHTS FROM JOHN MCGRATH With so much discussion about the booming market these days, I feel concerned that one of the greatest buying opportunities we will ever see for young people and investors is being overlooked.
affordably in premium inner city areas, where capital growth is usually superior. Make no mistake on this one. Inner city living will be back in vogue in no time. Once we are all vaccinated and the international border re-opens, businesses, jobs, migrants and big recreation will return to the CBDs of Sydney and Melbourne in a big way and property values will recover fast.
That opportunity is in the apartment market, specifically the highly desirable inner city areas of Sydney and Melbourne that offer exciting New-York style living in the heart of the CBD as well as leafy suburban options with convenient train or tram transport with 5-10km of the city centre.
COVID is short term. Property should always be long term. So why not “buy the dip”?
COVID’s impact on Australia’s apartment market has been vastly different to houses. It’s been largely negative and apartment values are mostly weaker as a result, particularly in the inner city which is arguably the most attractive place to buy your first home or a long term investment.
The greatest opportunity is in Sydney CBD, where asking prices are down -$145,000 compared to a year ago at a median of $835,000, according to SQM Research. On the Lower North Shore – which is also part of Sydney’s inner city or inner ring, asking prices have dropped from $940,000 to $875,000. In the trendy Inner West, asking prices are down from $795,000 to $720,000.
However, the opportunity to buy high quality apartments at discount prices is very short term. You basically have until the international border re-opens to take advantage of it. Here’s why.
In Melbourne City, the discount on apartment asking prices in the CBD is -$21,000 at a median of $550,000 today. In the Inner East, asking prices are down from $660,000 to $630,000.
COVID has led to a continuing decentralisation of inner city populations around the world. The rising trend in working from home means people are swapping apartment living in expensive inner city areas for houses in the more affordable middle and outer ring suburbs – or regional areas instead.
A recent article in the Australian Financial Review pointed to individual suburbs where apartment values had fallen the most over the past year. In Inner Melbourne, it was Ascot Vale at -9.7%. On Sydney’s Lower North Shore, it was St Leonards and Chatswood at -8.4%, according to CoreLogic.
This is an extraordinary situation given that it wasn’t so long ago that living in the inner city was very aspirational. Buyers have long been willing to pay a premium to live close to work and all the action that big cities have to offer, including a vast array of recreational, cultural and culinary amenities.
The same article also revealed a two-tiered apartment market, with prices rising strongly for larger lifestyle apartments in city beach zones and regional seachange and treechange areas. The data revealed that 14 suburbs had experienced more than 20% price growth over the past year.
Then came COVID and everything about inner city life changed. City offices sent workers home, restaurants, theatres and nightclubs closed down and our big city centres lost their buzz.
In NSW, they included Lennox Head at 27.6% and Avalon on Sydney’s Northern Beaches at 12.9%.
Apartment rental values were hit first. Thousands of young CBD workers in tourism, hospitality and retail lost their jobs and promptly left the inner city to move back in with mum and dad. Others joined with friends to relocate away from the city where they could afford to rent a house.
In Victoria, they included Ocean Grove at 26.3% and Torquay at 25.8%. In Queensland, Gold Coast suburbs Palm Beach, Bilinga, Currumbin and Tugun averaged 22.8% growth. In Brisbane, apartment values rose in the Bayside suburbs of Cleveland and Wynnum by 25.1% and 18.6% respectively.
Overseas migration was shut down, which had a big impact on Sydney and Melbourne because 75% of Australia’s migrants choose to settle here and most of them start their new lives in apartments.
It goes to show that when unexpected, outlier events like a pandemic disrupt the normal operations of our property market, you have to look carefully for the opportunities they bring.
This led to a substantial weakening in rental values, which deterred investors from buying. Then owner occupiers began to leave because working from home meant they could upgrade to a house in cheaper locations.
Just as soaring house prices are giving long term home owners the chance to fully capitalise and make extraordinary money from capital gains, soft inner city apartment values are giving young buyers and investors the buying opportunity of a lifetime. Don’t miss your chance.

WHAT NEIGHBOURHOOD FEATURES CAN ADD VALUE TO A PROPERTY OVER TIME
“Sometimes people get fixated on a particular street or suburb and this narrow focus means they can overlook some great opportunities. After all you can probably create your desired lifestyle in a number of locations.” John McGrath, Founder and Executive Director. Location is a home buyer's most important consideration. You can always renovate or improve a property, but you cannot change its location. If you’re house hunting, undoubtedly your focus is on finding a property within your budget that includes some of your key ‘wish-list’ features. However, given the significance of the purchase, understanding what location features will appeal to future buyers, when and if you go to sell, can help you find a property with capital growth prospects.
Here is a look at some key location features to consider when buying. 1. PROXIMITY TO GOOD SCHOOLS Buyers with children want to live in an area with decent schools and will often pay more to be located in a particular school catchment area. Having a good school or a number of good schools in the neighbourhood can help boost a property’s value over the long term as demand from buyers will most likely stay high. And high demand equals stronger price growth.
A good location means different things to different people, but there are some objective factors that determine a home’s value and its potential to grow in value over the long term. In essence, a great location is a mix of its physical location, the character of the suburb and its proximity to desirable amenities. The good news is a great location, doesn’t have to be in a blue-chip inner-city suburb, many of these principles apply almost anywhere.
Obviously living within walking distance of good schools may not always be achievable, so consider whether your children would be able to easily catch public transport or ride a bike to school.

Local amenities have a direct impact on the real estate prices in the area.
A property with a view, or pleasing aspect is likely to be more valuable both now and when it comes time to sell.
Properties that offer resort like amenities or have easy access to local facilities such as a pool, park, gym, tennis courts, playgrounds etc are highly sought after by both buyers and renters. Having access to amenities increases appeal and can help boost a property’s resale value down the track.

2. EASY ACCESS TO LOCAL AMENITIES
8. ARE THERE ANY PLANNED UPGRADES? Are there any planned upgrades in the area and are they beneficial or detrimental to the neighbourhood? In most cases the local council will be a good source of information here as they are across the majority of planned infrastructure upgrades. Some future amenities such as improved public transport routes, streetscaping etc may help add value to a property, however other developments can be detrimental, so understanding current and future plans is important here.
3. WALKABILITY TO SERVICES Walkability is how friendly an area is to walking. If a neighbourhood is in walking distance to a thriving local village with schools, shops, parks, beaches, restaurants or cafes, the value of the property is more likely to be higher with a strong potential to increase over time. Walkability has health, environmental and economic benefits to the residents and therefore a popular feature for future buyers. 9. DOES IT HAVE HISTORIC CHARM? You can’t replicate historic charm it brings a character to the neighbourhood that is often highly sort after by buyers. Longer term this may mean a rise in your property’s value simply due to buyer demand.
4. PROXIMITY TO PUBLIC TRANSPORT
A great example is the Hobart property market. Thankfully the local and state governments have protected the majority of historic buildings in and around Hobart city. The result now is Hobart has experienced a surge in property prices over the last few years as buyers are keen to purchase homes with history or in a neighbourhood that is filled with character and charm.
Properties that are within walking distance to reliable public transport routes are popular with buyers and therefore this can help add value over the longer term. This may be a regular bus service, ferry, train or light rail station. Keep in mind if the property is too close to a major public transport hub, it can actually be detrimental to the property’s value.
10. LOCAL GOVERNMENT PLANNING BUILDING RESTRICTIONS
5. CRIME RATE OF THE SUBURB Safety is an important consideration as people want to feel secure in their homes. Therefore, a property in a neighbourhood with a strong safety record and a low incidence of crime will be more valuable than one in a suburb with a high crime rate.
Whilst historic charm is important to many buyers, if government planning restrictions limit the potential for renovations and home improvements, it can limit the potential opportunity to add value to a property. If possible, investigate what you can and cannot do before you buy a property with the local council, or at least review similar neighbouring properties to get an understanding as to what might be possible for this property.
6. ARE THE HOMES AND NEIGHBOURHOOD WELL MAINTAINED?

People prefer to live in a neighbourhood that is well maintained and cared for. Tree-lined streets, manicured median strips and building facades that are clean, are just some examples of neighbourhood features that indicate a level of community care. And a well-cared for neighbourhood can help add value to its properties.
Buying a home is a significant investment, therefore understanding what location features can help add value to a property over time is an important consideration for your long-term financial wellbeing. Of course, for most home buyers the ultimate factor when choosing a location boils down to its affordability and getting the most for their money, but being aware of what to look for can help you identify a property within your price range that also has potential for longer term price growth. On the flip side, if there are shabby looking houses and the curb appeal throughout the suburb is low, it often indicates there are other issues such as a higher crime rate and lower safety indexes and property price growth may be impacted. 7. When buying a property, the layout of the home is one of most important features to consider. The arrangement of the rooms will impact the design and utility of the property and well-designed layouts may result in more interest from buyers down the track.
Understanding and reading floor plans
If you are buying a property off the plan, the floor plan becomes even more important. It shows the relationship between rooms and spaces and how someone living in the property could move through each area. But how do you read a floor plan and what other considerations do you need to think about and discuss with the Project Sales Agent who is selling on behalf of the developer?
1. THE WALLS
While there may be some variation across floor plans, they generally are designed with the following consistent features:

What is a floor plan?
Walls are shown as parallel lines on the floor plan and breaks in the lines indicate an opening or door. Outside walls are drawn with a thicker black line, indicating a difference in the width of the wall. Within each room the dimensions are often detailed on the floor plan so you can understand the scale of each space.
2. INTERNAL DOORS
A floor plan is a drawing that shows you the layout of a property from above. Floor plans generally show the location of the walls, windows, doors and stairs. They are normally drawn to scale and show how the different room types such as bathrooms, bedrooms, living areas etc are all positioned. In some instances, they also include furniture layouts* to show how the space could work and details of the outdoor areas.

These can vary, but are often shown by a break in the wall and a line drawn in a perpendicular direction to show the direction the door swings. Sliding, stacking or bi-fold doors will be shown by a double broken parallel line. You may see this on balconies or outside areas.
3. WINDOWS

4. STAIRS •
Stairs are shown by consecutive parallel lines with arrows that go up and down.
5. FLOORS •
Floors are often drawn to show texture with shading or light-coloured lines to indicate the type of flooring finish to be used. This can vary on different floor plans.
6. FURNITURE FIXTURES AND FITTINGS •

How do you review the floor plan and what questions should you ask?

How does the property flow – does it suit your lifestyle, family and individual needs? Understand the size of the different rooms. A good way to get a feel for the actual size of the rooms is to measure them out on the floor of your current home. For example, stand in your current living room and measure the new living room. Is it smaller or larger than what you currently have? From this point you can imagine how you will fill the space in the new floor plan. Understand the furniture layout – will the rooms fit what you need? How many windows are there, are there enough to generate good light and what direction do they face? Which way do the doors swing – will they get in the way of people in other spaces? Understand the liveable square metre space. Find out if the quoted square metre size of the property includes the outside area, garages and space used for built ins. If so, the internal space may be different to what you imagine. Is there adequate storage throughout the property or is there space you could add it?

How many bathrooms are there? Generally, one bed and studios with have a single bathroom, 2 beds, one or two bathrooms and 3 beds should have a minimum of 2 bathrooms. How does the shower and bath layout work?
What joinery / cupboards are included, are there drawers, overhead cupboards What are the spaces provided for a microwave and a fridge?

The floor plan is designed in a certain way for good reasons – energy efficiency, orientation, privacy, best use of space, usability etc and to comply with planning law. Making any changes to the design will be very difficult and will be at your cost. So, if you want to change it, discuss with the Sales Agent who will consult with the developer / builder to understand the feasibility and cost of any changes you want to make. Fixtures and fittings - Make sure you understand the quality of the fixtures and fittings. Sometimes the fixtures and fittings change due to supply and pricing issues and are different to what you may have seen in the display suite. Ensure your conveyancer or solicitor checks the proposed schedule of finishes. Add-ons - Ask the agent exactly what is included in the purchase price (e.g. flooring, built ins, paint). Find out what options you have for the upgrades.

A final word When you are buying a property off the plan you need to carefully inspect the floor plan and discuss the property in detail with the developer and sales agent. You must also ensure your solicitor or conveyancer carefully review the floor plan and the contract to understand exactly what is included, and the details of any variance clauses.
