DENILIQUIN’S PROPERTY MARKET
IS ‘‘THE BEST IT’S EVER BEEN’’.
According to property analytics firm Corelogic from the last 12 months, house prices have risen an average 17.7 per cent in regional Australia alone. Deniliquin itself has seen a median sale price of $265,000 — an increase of 17.39 per cent — far outstripping the nation’s capitals, which saw a combined 12.4 per cent increase.
Demand is also evidenced by how long a property spends on the market. In August 2021 it was an average of just 30 days, far below the state-average of 44 days that same month.
Local real estate agents say that a combination of government grants, COVID-19, and an increase in rural migration, are behind the recent surge in demand.
‘‘It’s the strongest the market has been in decades,’’ said Big River Real Estate principal Angela Carmichael.
‘‘What’s most exciting for us is that the market is being driven by local buyer groups; including first home buyers, first-time investors and people from regional and city centres who might be looking for a tree-change.’’
Approximately one third of Big River’s current enquiries are from residents of larger regional centres (such as Echuca and Wagga), or larger cities. The other two thirds are made up of local first home buyers, upsizers, and investors.
Mrs Carmichael said the fact that there is ‘‘no single factor or party’’ contributing to market growth means that the likelihood of a sudden downturn is unlikely.
‘‘In the past, all the spikes we have seen have come from short term things like government stimulus,’’ she said.
‘‘But in the past two years, when the market is as good as it’s ever been, there are so many factors and different buyer types involved that it’s unlikely any one factor could affect the current trend.’’
The strength of the housing market has also contributed to the local economy, according to Mrs Carmichael, offering a much needed boost to local industry as buyers and renters seek to make their space their own.
‘‘When COVID hit, demand just went nuts,’’ said Denbrok Constructions director Troy Denbrok.
‘‘We’re only just catching up (to demand).
‘‘At the moment we’re booked out about three months in advance, but earlier in the year we were booked as far ahead as 12 months.
‘‘Things have started to settle down at the moment, but the way things are looking demand’s probably going to increase again.
‘‘We’ve got enquiries coming in all the time.’’
Mr Denbrok added that there was strong demand from both residential and commercial interests.
‘‘I’d say it’s about 70/30 in favour of residential’’.
The Federal Government’s HomeBuilder grant, introduced mid-2020 in response to the COVID-19 outbreak, provided one-off payments of $25,000 for new builds or renovations in excess of $150,000.

He puts it down to a combination of factors –mainly low interest rates and the impact of COVID prompting buyers and investors to look for property outside of cities.

“I think it would be a fair estimation to say the market is 20 to 25 percent up (since the onset of COVID), and that has its obvious benefits for sellers. I’ve never seen house prices drop in Deniliquin; they can plateau, like we saw at the height of the Millennium Drought, but right now there are very positive signs.”

EVERYONE LOVES A BARGAIN. WHETHER IT’S YOUR FAVOURITE CHOCOLATES ON SPECIAL AT IGA OR RIVER & GRAIN PUTTING A JUMPER THAT’S TAKEN YOUR FANCY ON SALE – IT GIVES YOU A GREAT THRILL TO BE ABLE TO BUY A TREAT AT A BARGAIN PRICE. BUT WHEN IT COMES TO INSURING YOUR HOME AND CONTENTS – HOW DO YOU KNOW IF YOU ARE GETTING WHAT YOU PAY FOR? SOMETIMES THE BARGAIN PREMIUM CAN TURN INTO A VERY EXPENSIVE CLAIM.
Anumber of ‘direct’ insurers will appeal to the bargain hunter in us all touting price and building up extras that actually come standard with every insurance policies such as accommodation after a car accident or incident that renders your home unliveable. What they don’t point out to you are the limitations that make their policies less comprehensive than others. These little zingers can cost you a fortune if you’re not aware of them. Whilst insurers are not allowed to put these clauses in fine print and they must be written in ‘plain English’ – the way policies are constructed is confusing and rarely plain. What may be defined in one section can be excluded in another and often it’s the interpretation of a single word that enables cover to be denied.
Let me give you a few examples;
• One direct insurer was hauled over the coals recently for including a clause that essentially states that unless your home is built to the latest Australian Building Standards a claim could be denied. The ramifications of this are endless but particularly when it comes to bathrooms and waterproofing. Water damage claims resulting from leaking pipes or shower outlets are very common – mostly in older homes. No doubt these homes met Australian Standards when they were constructed which is enough for most reputable insurers. Meeting these exacting Standards
is impossible and the Banking Royal Commission agreed.
• Recently a client was experiencing a water leak that was affecting the footings of their property. Fixing the leak would not be a problem but finding the leak would be messy and expensive and involved digging up pavers and boring under the slab. Again these are normal expenses covered by most insurers. The client’s insurance had a clause stating that the policy would pay for ‘non-invasive leak detection’. This basically meant that it would pay for a pressure test and perhaps a camera but not to dig up the pipes –leaving the client to pick up the tab.
To offer a cheaper premium it makes sense that there has to be cost cutting somewhere else. This is abundantly true in the insurance game. What we would consider to be standard in a household insurance policy – coverage of glass, breakdown of electrical motors and accidental damage coverage is an add on for many direct insurers and the reason for this is usually because these are the areas where claims occur.
Covering items for loss or damage outside the home is one of the most common claims we process and is still an extra (which can be very limited) with direct insurers. Today we are more mobile than ever with technology and are carting around more and more valuables – not only

jewellery and prescription glasses but ipads, phones and computers. Let alone what’s in the kid’s kit bags for sport or music.
The same goes for contents in your home – collective and individual limits on items such as furniture, artwork or electronics need to exceed what you have. If they don’t then you need to note these items on your policy in order to be covered and will cost you extra.
The best way to make sure you are getting good value for money?
• Shop around.
• Talk to a specialist who deals with a number of insurance policies.
• Ask questions.

'Laverstock'Historic beauty
‘LAVERSTOCK’ — ON THE CORNER OF GEORGE AND MACAULEY STS IN DENILIQUIN — HAS BEEN A TOWERING EXAMPLE OF ELEGANCE IN DENILIQUIN FOR 160 YEARS.
For the last 43 years, the caretakers of this historic home have been Ian and Cheryl Fuller.
They purchased ‘Laverstock’ in 1978 and have lovingly restored it over a number of decades.
The home retains many of the original features, including two substantial cellars, while new renovations and maintenance has been carefully planned to match the original design.
Formerly a doctor’s residence, lived in by Dr Alfred William Finch Noyes from 1864 until his death in 1902, the property once housed a number of separate buildings.
Two of the buildings, the residence and the kitchen wing, have been joined to create a stately home.
Large bay windows are a feature of the home, along with ornate detail flaunting old world charm.
The front entrance of the home, which faces George St, boasts original tiles, which have recently been cleaned, levelled and re-cemented.
A large cedar staircase leads up to three bedrooms, two bathrooms and the large balconies which overlook the bordering streets.
At the right of the entrance is the sitting room, which still houses the original marble fireplace.
Other features of the room include French doors which open out into the garden, several large cedar doors, pressed metal ceilings and the original, but restored, Murray Pine floor.
To the left is the dining room which is equally as beautiful.
The entrance also leads you to the rear of the house, where a purpose-built hallway brings together the home and the former kitchen wing.
It’s been developed into a bedroom and study wing, and the bedroom still displays the original stove.
The property ‘Laverstock’ was once quite expansive, stretching as far back as the Edward River, and the land was first owned by Conargo stockman James Verdon.
He bought the land from the Crown for £2/5/0 on July 30, 1855, and then sold it to George Murray, a builder, on June 3, 1861 for £30.
Three years later, on December 29, 1864, Dr Alfred William Finch Noyes purchased the property for £200, and one may assume that the sudden increase in value would indicate that improvements had been made.
‘Laverstock’ took its name from Dr Noyes’ birthplace in Wiltshire, England.
During the next few years Dr Noyes increased his holdings to include the former premises of Dr Harper’s surgery in George St, through to Charlotte St.
The grounds of ‘Laverstock’ encompassed a tennis court, rose garden, nursery, conservatory, stables and surgery.
Just after Dr Noyes’ death, on March 19, 1903, his eldest daughter Ellen Louise married his medical partner, Dr John Edward Francis Hosking.
Dr Hosking then bought the house from the executors on February 19, 1915 for £1160.
Dr Middleton bought Dr Hosking’s practice around 1933 and following Dr
Hosking’s retirement to Melbourne, he leased ‘Laverstock’ until 1941.
On May 6, 1941 Miss Lorna Darbyshire, who came to the district in 1936 as a French-speaking governess for the Millear children at the property ‘Stud Park’, purchased the house for £850 from Dr Hosking.
Miss Darbyshire established the Deniliquin College in 1938 and operated it from Harfleur St and the property ‘Aratong’ before moving to ‘Laverstock’. She lived here with her mother, a former actress and musician. The boarding school catered for up to 23 boys and girls.
Hard economic times led to the relinquishment of surrounding land. Miss Darbyshire passed away in 1990 at the age of 91.
‘Laverstock’ became ‘home’ for the Armstrong family in 1967 and then the Turner family in 1973, and was then purchased by the Fullers in 1978.
And while they love the home, the Fullers said ‘‘the time has come to downsize and pass the baton to Laverstock’s future caretaker’’.
When asked what they love about living at ‘Laverstock’, Ian and Cheryl spoke of the magnificent high ceilings and the joy which comes from viewing exquisite original features such as Victorian iron work, pressed metal ceilings and marble fireplaces.
‘‘The swimming pool, spa and beautiful garden have also provided a fabulous place to raise our family and to entertain our friends.
‘‘It has been a privilege to maintain and improve such an iconic property.’’

Rosemary and sage – Easy to grow herbs, which look great in your garden and taste even better in your kitchen. These herbs are easy to grow and thrive in warmer environments.
Sedum – Sporting their thick succulent leaves and fleshy stems, sedums are hardy and extremely easy to care for.
Lomandra – A fast growing native with long green foliage. This plant is tough and will grow in any climate, and needs almost zero maintenance.
Grevillea – An evergreen shrub, with needle-like foliage and incredibly flamboyant flowers. They are fast growing, tough and require little maintenance.
Salvia or garden sage – Also part of the mint family, salvias appear as a colourful spike of densely packed flowers and velvety leaves. They are heat and drought tolerant, making them a great summer plant.
Feature trees – A garden is not complete until you add a feature tree. These can range from jacarandas to flowering gums or crabapples.
All of these plants are low maintenance, drought tolerant and great for the Deni conditions.
“You have the benefit of a beautiful garden, without the upkeep,” said Kasey.
