discover / who / what / where Design Milk is a multi-functional commercial space with a retail and a pop up store at the front and an office at the back. Design Milk magazine is dedicated to innovative and ‘fresh in the design’ world such as art, architecture, interiors, product design, graphics and industrial design. The client Jaime Derringer believes that the future of the company is to CONNECT, REST, WORK and HOLD EVENTS in the new office space. The client expressed her desire to have spaces designed to accommodate collaborative work in a flexible work space. The location of the site is 1319 Carrol Avenue in the Bay View of San Francisco. The neighborhood is mostly warehouses and industrial supply companies. Not many restaurants in the locality, so a small kitchenette is required in the office space. Lots of outdoor space available for organization of events and pop up retail events. 4
discover / concept philosophy
The design elements in this project are inspired by the concept and form of Alexander Calder’s work on mobiles and stabiles.The stabiles inspire the strong structural details of the interior space where as the Mobiles inspire the flexible elements of the project. The client needs for every space are as follows: Pop Up - Retail space, entrance to showroom and display systems. Showroom - Display systems, multifunctional Space. Office - Collaboration, communication, screen sharing, meeting spaces, public and private workspaces, kitchenette, break rooms, ADA restrooms.

A fresh pop of color and catchy statement “got milk?� highlights this design yet keep it light and playful. The facade of the store is dark grey Resysta wood siding-color and white ceramic glazed tile. The signage is LED strip lighting. Through this design, I wished to potray a clean and fresh perspective to the storefront with this design,
The pop up store in the front serves as a mobile and can be popped out for a special occasion. Customers would enter the pop up store through the van and then proceed into the store.

design / storefront Pop Up store or flash retailing as they call it are short term sales spaces which are picking up their popularity in the city. The design milk pop up store concepts are inspired from a whimsical concept of different ways of milk delivery - a daily dose of nourishment. The first concept is inspired from a rather new urban way of purchasing milk which is in a milk carton box. It is made of canvas material supported by retractable grille’s. The concept of the storefront option two would be a age old way of delivery of milk in milk van. The divco b100 delivery van can be modified and used as a pop up store. There is a bar code vinyl mounted on the entrance door to the main retail store which serves as a branding concept. Customers and general public can avail offers and discounts and special magazine editions on scanning the barcode and accessing the Design Milk app. 8

develop / retail store The retail display system serves as a POP - Point of purchase for is inspired from Alexander Calder’s sculptural structures stabiles. The structure is defined in simple stationery forms captured during the element of movement. The display has carved out void spaces to merchandise the products. It also serves as a visual seperator between the retail and the office space. The display system has three wings each differntiated by alternating change of materials. The first wing of the display system is Marlite Light oak wood panels and painted white on the inside. The second wing is painted white and has wooden panels on the inside wall of the wing. There is a small lounge area for customers. An interactive tablet display is integrated into the coffee table displaying the product catalogue in the store. 11

develop / public lounge Design Milk has individual freelancing contributors working for them and the client Jaime believes that a flexible workspace be designed for freelancers to drop by the office and have a casual meeting or work on a project. The common lounge on the stairs leading upto the Mezzanine level is a casual workspace which employees can make use of. There are not many restaurants around near the site location and so, a small kitchenette for the employees to make use of . The down-time space is equipped with a pool table and a seating lounge with ergonomic tables for the employees to work or relax. 14

develop / workstations The workstations are chosen from Herman Miller’s living Office solutions. They are arranged in a hive pattern so as to facilitate collaboration. The setting offers a grouping of individual work points and ergonomic seating. Variances in spatial division, storage density, and boundary define the character of the space and enable the specific work that is to occur there. Further ergonomic considerations may include the optimal placement of fixed and adjustable technology. The workstations recieve great amount of natural daylight and this helps with the productivity of the employees. Also a clear view is established between the meeting rooms to the outside. The sliding doors can also be completely opened to accomodate larger amounts of people. 16

develop / milk booth The milkbooth is a semi private work zone for one or two people. This space can be used for a casual meet or some private work time. The milk booth is inspired from ‘Design Milk’. The inner walls of the design element are painted in color to give a fresh perspective to the space. The skeleton of the booth is Mono Serr Oak grey wood tile which balances the colors. A huge design milk logo is painted on the wall which adds branding to the space. 18

Mezzanine level serves as a brainstorm and a relaxing area for the employees. The wall is coated with dry erase paint which spans from the floor to the walls - indicative of the thought that ‘Ideas are limitless’. The corner nooks on this level serves as a private cube for work. The chaise chairs are for people to relax during their downtime. 22

United Colors of Benetton is a global fashion brand based in Ponzano, Veneto, Italy. Founded in 1965 by the Benetton family and now has 6000 stores in international market. The company revenue as of the year 2006 is around 1.6 billion euros. This particular Retail clothing store is located on 845 Market Street, San Francisco, California- 94103. Presently a Walgreens store, the site location is located in the financial district, easily accessible to general public by the Powell Bart station, Muni and sizeable parking lots for automobiles. The broad sidewalk can be used for active interaction with the public. The user group is assumed to be between 24 and 45 years. 26

discover / programming Artists in San Francisco during the second wave of the technology boom have been displaced from their studios and thus their jobs due to gentrification.Art and performance have been pushed outside, because there’s no indoor space left for these activities. Arts and local nonprofits don’t necessarily have the means of the technical knowledge to approach the kinds of complicated real estate transactions that can make spaces more affordable. My social concept for the store is to provide a platform for upcoming artists and gentrified artists for showcasing their work in the retail design store. Every artist would be featured for a complete month and in return, the artists would be required to volunteer in the disabilities foundation located in 507 Polk Street, San Francisco where they would teach kids and organize art workshops and help in the development of artistic skills of children. 27

San francisco has a rising homeless population and most of the people on the streets of San Francisco come from the city. According to the city’s homeless survey, 71 percent were actually living in San francisco when they lost their homes. My concept philosophy is to throw light on gentrification in the San Francisco city and in the process, to help low income artists in the city to find a platform for showcasing their work inside the retail store. Social Advocacy can be brought about by installing a sculptural art installation infront of the store on market street. The sculptures would be 2 figures placed next to each other which showcase the two kinds of demographic trends change we notice in the city - influx of affluent residents displacing the lower income families and small businesses. 28

develop / coffee bar Recreational areas like a cafe provide some time for the customer to sit back and relax. A cafe area would also serve as a spot for family and friends. This would elevate the shopping experience which inturn increases sale in the store. The cafe area is enclosed on three sides with recycled wooden packaging boxes with lighting recessed into them. The counter is lined with granite and additional seating is available on the side.The granite flooring extending onto the weathered brick is metaphorical to ‘encroaching of urban skyscrapers on the history of the city’. develop / custom retail display Custom retail displays are a great point of sale and its important that they are visible and visually attractive in the store. The custom retail displays are inspired by the architectural highrises in the San Francisco city. Cash wraps also serve the purpose of last minute impulsive shopping.The white marble counter and the signature lighting serve as a focal point and also a branding identity for the design. Recycled wooden siding serves as a feature wall element.There is a direct visual path from the entrance to the cash wrap but also interrupted by signature retail display. The signature displays which hold the new arrivals are placed strategically at the front of the store. This is not only attractive but also caters to the dynamics of shopping. 35

develop / wall display Wall displays would be great for visual stimulation and also save a lot of space unlike floor display systems. It is shown in research that categorizing clothes by color would help in shopping experience. Sorting clothes by colors also lends to agreat aesthetic for the United colors of benetton clothing line. Creative and attractive wall display systems cause the customer to stop and stare and spproach the product at their own momentum. The cylindrical metal pendant lights add a vertical movement to the display wall. There are floor displays at the entrance of the store which not only provides a clear view to the inside of the store but also provides settling-in time in the twilight zone for the customers. All the products should provide a see-feel-buy and experience a product. 38

discover / who / what / where The Bay area tennis club is located at 645 5th St, San Francisco, CA 94107. It is one of the largest indoor tennis facilty in the west coast. Existing building has 25 tennis courts, a gym, studios for classes, a member lounge, parking spaces and a small restaurant. Andreessen Horowitz, a venture capatilist firm located in Menlo Park, California proposes to develop this building into a potential Mixed-use center for the SOMA neighborhood. Total built up is 80,000 sqft. The proposed building consists of 7 outdoor and 9 indoor tennis courts, a health club, office spaces for Andreessen Horowitz and Andreessen Horowitz’s portfolio companies and residential units. Companies under Andreessen Horowitz portfolio are 53, Oculus, shapeways, Airbnb, foursquare and tilt to name a few. The portfolio companies would get to establish their office here and work in collaboration with Andreessen Horowitz. 42

discover / programming The user group of the San francisco tennis club is mostly elite class of ages between 25 and 50. The membership for the tennis club is quite steep. The proposed building built up area is around 80,000 sqft. The office space approximately would be 30,000 sqft, the tennis courts would be 20,000 sqft, health club around 10,000 sqft and residential units would approximate around 20,000 sqft. The minimum height of tennis court would be 40 feet . Nine tennis courts are located indoors and so distributed on 2 different floors to accomodate the height. The outdoor tennis courts can be accessed by a elevator at the back of the building. The slope of the roof might provide a challenge for the placement of the tennis courts, which can be solved by creating a concave space in the ground. 43

discover / concept development
The exterior of the building is inspired from the process of form exploration of the word - branch. The enclosed space serve as private spaces and the raised portions of the folds serve as public spaces. The central corridor between the tennis courts is a gallery like space adjacent to the stairs leading to the tennis courts.It is accessible to pedestrian traffic. Next to the tennis courts is an open area cafe which serves as a landing zone for the members of the tennis club and the health club. The front end of the public space is a parklet which would add to the urban design and engage the passer-by pedestrians. 44

develop / health club The indoor tennis courts have beautiful city views with natural daylighting. The health club is accessible for the tennis courts area. Members can check in at the front desk and store their belongings in the lockers room and prep for a game of tennis. The health club has a private member lounge and a retail store. Also equipped with spacious gym floor and free weights area. There is a cardio theatre which doubles up as a yoga studio with flexible moving wall partitions. Changing rooms, lockers, showers , bathrooms are accessible from the front end of the health club as well as the back end. Availability of sauna rooms and massage rooms at the back. Spacious family massage rooms for two or more guest members. 46

The company is headquartered in Menlo Park, California, United States. The firm is structured differently from most other venture capital firms in several ways. Instead of having general partners who specialize in a specific industry, each Andreessen Horowitz partner works on behalf of all its portfolio companies, an approach modeled after the Hollywood talent agency Creative Artists Agency. Andreessen Horowitz has a diverse portfolio that are seeking existing market restructuring and global expansion. Some of companies are 53, Airbnb, Occulus, Shapeways. In this project, office spaces are designed for these portfolio companies and regional office for Andressen Horowitz. 47

develop / fifty three office FiftyThree is a creative design company which builds tools for mobile apps. Headquartered in New York city, they are looking to expand their business to San Francisco and collaborate with artists in San Francisco in creating an illustration design app for their client. The employees need a creative and collaborative space for working with artists and so the enclosed presentation space serves as a both flexible and semi-private space for developing the app. Private office cubicles are placed to the center of the office space so as to allow daylighting to enter the space. There are small reading zones along the perimeter of the space for employees to brainstorm ideas. 49

develop / occulus galleria Oculus VR is an American technology company founded by Palmer Luckey and Brendan Iribe on June 2012 at Irvine, California and based in Menlo Park. It specializes in virtual reality and technology, as well as being a manufacturer of its products. Occulus has a display galleria for its VR technology. The 360 degree setting can be used to experience VR technology in gaming. There are also stand still Virtual simulation areas. There is a cafe at the end of the galleria for customers to sit down and relax at the end of VR experience. 52

Airbnb plans on expanding its business to experience yatch and eventually be able to list yatch properties on their short term lodging. The experience yatch relax area serves as a relax zone for employees and for property owners to drop by and have a small conversation for enlisting of their property. The cobalt blue carpet is metaphorical to blue waters and the custom wall paper serves as a brand identity for airbnb. 53

One Rincon Hill is an upscale residential complex on the apex of Rincon hill in San Francisco, California, United States. The complex designed by Solomon Cordwell, Buenz and Associates and developed by Urban West Associates, consists of two skyscrapers that share a common town house podium. Located at 425, 1st Street, San Francisco, CA 94105, the apartment has beautiful 360 degree views of San Francisco. The Client is conceptualized to be a affluent banker in San Francisco. The house is designed for a couple and an additional guest if any. The apartment is equipped with all the maintenance services and janitorial through the central shaft of the building. 58

discover / programming The existing floor plan of the penthouse suite of rincon hill looks very similar to my concept of agate. Agate is a cryptocrystalline variety of silica, chiefly chalcedony. Characteristed by its fineness of grain and brightness of color. Although agates may be found in various kinds of rock, They are classically associated with volcanic rocks and can be common in certain metamorphic rocks. The bands in the agate look delicate but are physically very strong. The crystals on the interior are pointed inwards and sharp. The spatial design of this suite was inspired by the distinctive circular color bands. Just as growth of a crystal happens as minerals are deposited moving towards the center, the spaces in my design would have a smooth interconnection between each other and retain privacy according to their needs. 59

develop / dining Minimum use of doors creates a sense of openness and also sets great views to the kitchen and the dining spaces. Sliding movable doors are used in places of balcony doors which gives expansive feel to the space. The flooring of the kitchen is kept simple with polished concrete giving an urban feel, the counter area is differentiated by engineered paarquet flooring which makes cleaning a lot easier and also ergonomical to stand and cook for longer hours. The client is an elite class and would possibly hold gathering events and cocktail parties. The white calcutta gold marble counter serves as a landing space for the guests and to hold their drink. 66
develop / kitchen Long marble inset counter with aluminum detailings add to the elegancy and simplicity of the space. The white cabinets strike a contrast with the wooden panelled drop ceiling above the counter. There is a small glass shelving next to the kitchen counter which can serve as a setting for gallery collection or as a service station during events. There is a small breakfast counter to the right of the kitchen. A large hooded drop light above the island counter serves as a focal point to the view. 67

develop / living room The living area in rincon hill has great views of the financial district and the twin peaks. It has one large L shaped minotti sofa and a collection of other seating. There is a area rug extending from the steps of the gallery to the catromundo lambrader lamp. The balcony in living room adds an element of spaciousness to the space. There is a piano to the left of the living area which adds elegance to the space. The gallery in the entrace of the apartment serves as a great space for featuring some artwork. 70

develop / master bathroom The master bedroom is spacious with semi translucent closet doors behind the bed. Since bathrooms are spaces that we use everyday, their importance is far greater than we give it credit for. The master bathroom is a simple yet sophisticated space with a soaking tub and shower cubicle fitted with state of the art fixtures. Spacious vanity space and seperate sinks add comfort and luxury. This bathroom offers great views of the city while soaking in a nice epsom salt bath.The geometric tile behind the mirror add a modern feel to the space. 73
