Over the past few years many of you have ‘dreamt a little dream with us’. 2025 Real Estate Market Outlook

veryone knows there’s no Magic 8 Ball for buying or selling property. The real estate market, including the luxury coastal communities in the Lowcountry, are impacted by many variables - some within, many often outside of our control. Available inventory, political policies, interest and mortgage rates, climate events and consumer confidence - to name just a few - all bear consideration when choosing when to buy or sell. Historically when a desired property in a coveted location meets your needs, is within budget and is available, it’s time to buy. That premise holds especially true for homes, villas and land along the Carolina coast. They’re not making anymore marsh front vistas, tidal creeks or wide open beaches.
Still, the following industry experts can provide valuable insight into the upcoming 2025 real estate
market, based on more specific information than that clever black ball.
HOME PRICES
The median asking price for a home in the U.S. will likely rise 4% over the course of 2025, a pace similar to that of the second half of 2024 (Redfin). According to market experts, this 4% annual pace is a “normalization” compared to the accelerated growth last seen since 2020. Happily for buyers, the rate at which home prices grew began to slow down in 2024, to levels not seen since pre-pandemic. In other words, while prices were still rising, the speed of price growth was not as fast as it was in previous years.
DEMAND
Pent-up demand from buyers and sellers on the sidelines may drive increased home transactions next
year. Buyers pining the 2% to 3% interest rates of the pandemic years have waited long enough (Fairwether). Approximately 4 million homes are expected to be sold by end-year 2025, an annual increase between 2% and 9% from 2024 (Redfin). The market is percolating with both buyers and sellers who need to move on with their lives.
INTEREST RATES
The overall expectation among experts is that rates are going to be in the 6% range throughout 2025 (NAR). Specifically the 30-year mortgage rate is predicted to average 6.4% in 2025, and drop to 6.25% by end-year, provided the U.S. economy is strong and inflation is kept at bay. Should interest rates ever fall to that desirable 5% range in the coming years, buyer demand is expected to jump through the roof and in turn, drive up home prices further.
INVENTORY
On the selling side, homeowners have more equity than ever and consequently are feeling richer from the rapidly rising prices of the past few years. 2025 will produce increased inventory, as did end-year 2024, with more listings coming up for sale.This will also get more Americans moving in the year ahead,
SALES PROJECTIONS
Existing home sales are predicted to rise 9% year-over-year; with new home sales expected to jump by 11% (NAR). In fact consider this, each year there are 3.5 million new babies being born, 1.5 million marriages, 700,000 divorces, 3.5 million people turning 65, and 25 million job changes. These are all life milestones that often result in real estate moves, and the migration to the South Carolina coast is not predicted to slow anytime soon.

REAL ESTATE AND PERSONAL PROPERTY TAX
There are many tax districts in Beaufort County each with a corresponding tax rate. The map above will guide to for the local area.
REAL ESTATE TAX AT PURCHASE
When you purchase real estate the county will use the purchase value to calculate the taxes due. This will be reduced to 4% of the purchase if you are to reside in the property and 6% if you use it for any other purpose. The result will then be subject to the millage for your district.
REAL ESTATE TAX AFTER PURCHASE
The county uses an assessed value, determined by them, to calculate continuing real estate taxes. This is also reduced to 4% for residents or 6% for nonresidents. That number is multiplied by the corresponding millage rate to determine the amount of taxes. Resident millage rate is lower than nonresidents as residents do not pay that portion of the millage relating to school operations.

AN EXAMPLE
One-year residents, or more, who are over 64, or blind, or have a disability may reduce their assessed value of their primary residence by $50,000 before reducing the assessed value to 4%.
Purchase Price = $300,000 X 4 or 6 percent X the millage rate shown on the map above for your district = taxes due. For example, 300,000 X 4% (resident) = 12,000 X .102 millage rate in Hilton Head Plantation = $1,224 in taxes due.
