Money Watch Good Rates are Still Available for Jumbo Loans

ank-owned properties are a prevalent part of the Phoenix area’s real estate market. Presently, they make up 40 to 50 percent of all listings and sales, depending on the area of town you are looking to buy. Average sales prices for bank-owned properties range from 97 to 98 percent of the listing price, depending on the time the property has been on the market. Additional statistics report that seven out of 10 homeowners facing foreclosure never have their home listed on the market for sale. The sad reality is they don’t know they have any other option. For homeowners in this situation, there are alternatives to foreclosure. The first would be a loan modification, in which a change in one or more of the terms of a mortgagor’s loan allows the loan to be reinstated, resulting in a payment the homeowner can afford. If a loan modification can’t be arranged, a short sale is the next option. A short sale is essentially selling your home for less than what is owed, based on the approval of the lender. Homeowners have to demonstrate a hardship, such as loss or reduction in income, divorce, death of a wage earner, serious illness, anything that can result in reduction in income. For sellers, short sales are a dignified solution to a homeowners financial crisis. In a short sale, the lender reports that the loan has been satisfied. For buyers, short sales can present some of the best deals the market has to offer with prices at close to bank-owned prices. And, unlike a foreclosure, the homeowner is still maintaining the property in good condition. In many ways, a short sale is handled like a normal transaction between a buyer and seller with an accepted contract and an accompany short sale addendum forwarded to the lender for approval. The seller has previously compiled all of the data and demonstrated hardship for the lender to review.The REALTOR has listed the home at current market value taking price reductions as the market dictates. Once lender approval is received, the transaction proceeds to closing as any other normal transaction. Because of the complexity of a short sale, it’s important that buyers and sellers seek out a real estate professional that has had significant training. Fortunately, RE/MAX Excalibur has endorsed the Certified Distressed Property Expert designation, offering knowledgeable and informed agents who will guide homeowners eligible for short sales through the challenging process.
The restrictions in jumbo financing are well documented in today’s real estate market. In the last 18 months, investors offering mortgage loans with balances greater than $417,000 have been added to the endangered species list. Some institutions that have continued to offer jumbo loans have done so at higher than normal rates and lower loan-to-value percentages than at any point in the last 15 years. So the question remains, are good terms for jumbo loans still available? There are several lenders that are still interested in participating in this financing market. These sources of funding are in large part portfolio lenders. Portfolio lending is when a lender funds a loan with the intent of collecting payments or servicing the loan. Currently, we are seeing local banks, larger banking institutions with large servicing portfolios, and some insurance and money market institutions that are still interested in funding jumbo loans. In most cases, these investors are requiring more equity in the transaction but are still offering attractive rates. Some investors are offering rates as low as the mid 5 percent range for a 5- or 7-year ARM. Other investors are offering 30-year fixed rates in the upper 5 percent range but may require paying points to get those terms. Underwriting standards continue to be strict and more equity in the transaction will normally be required. Finding the right jumbo loan requires a little more research and more knowledge than at any point in recent history, but attractive terms still exist for the right borrower. As liquidity increases, so will the number of institutions offering financing in this arena. Stay tuned.

As we were waiting for our home to close, we noticed reductions in current home prices. Now, we are hesitant to buy because our purchase may lose value before we close but we’re tired of renting. What should we do? A: Being “on the fence,” as this situation is commonly referred to, is a very critical point that shouldn’t be overlooked. NBC real estate expert Barbara Corcoran recently noted the few numbers of buyers actively in the market today, as witnessed by the low number of sales. With so few buyers looking — and even fewer making offers — those with “money in their pocket” are greeted with delight by most sellers. Keep in mind that in this market, the homeowner is not only more likely to accept a lower price, but will also do more than expected during inspections and throughout the escrow process to “keep the transaction together.” It’s no longer a take-it-or-leave-it seller attitude. If you find a house that fits your needs and has a sale price that is well within your means, there is no better time to buy than now. No one can predict the housing market values in the short term. However, history shows that in the long term, your investment will be a good one. The majority of homeowners experiencing financial crisis in their home values bought their homes between 2005 to mid-2007, a relatively short holding period historically for a home to gain value.

Children’s miracle network Dedicated to saving and improving the lives of children, Children’s Miracle Network raises funds for children’s hospitals across the United States. With 170 hospitals in its network nationwide, the organization is dedicated to helping provide life-saving research and quality medical care for children with injury and disease. In the Valley, Phoenix Children’s Hospital is the beneficiary of the organization’s fundraising efforts with 100 percent of the money raised by local sales associates going directly to the hospital. As much as Valley residents rely on their vehicles, the city’s public transportation is rapidly expanding.To keep up with growth, voters approved a tax in 2004 that will raise approximately $9 billion from 2005 to 2025. Add to that state and federal transportation funds, $17.6 billion in funding will go towards expanding the Valley’s transportation system. The newest addition to the Valley’s transportation system is the METRO light rail system, which launched in late December. With a 20-mile route extending from Mesa to uptown Phoenix, METRO is made up of 28 stations, eight park-and-rides and five transit centers for bus connections. An estimated 26,000 boardings are expected per day. METRO light rail will connect passengers with some of the most significant venues in the Valley, from the Phoenix Art Museum and Chase Field in central Phoenix to Tempe Beach Park and Sun Devil Stadium in Tempe. METRO will also make stops at Phoenix Sky Harbor International Airport.

n Maricopa County, there are literally thousands of lots on the market offering some of the best deals the Valley’s real estate market has seen in decades. However, as any good bargain hunter knows, there is no time to wait when it comes to getting the most value for your money. In today’s land market, financing plays a major role in finding the right buyers. If a buyer isn’t prepared to pay cash and isn’t ready to get a construction loan, purchasing land can be difficult. Land loans are available, but lenders may require up to 40 percent down. Another option for the land buyer is to look to the seller for financing, which could potentially be an attractive win for both parties. Under a “seller carry,” the buyer can take advantage of great land values and the seller can reap an attractive annual return on his investment until the loan is satisfied in full and the deed is transferred to the buyer. For those buyers thinking about getting a construction loan, lenders have a number of programs available depending on the buyer’s financial portfolio.
As the housing market begins to turn around, land values will follow suit. Realtors specializing in land are reporting increased inquiries from potential buyers and more activity is being generated in land sales. Overall, the market for available land in the Valley is hot, and prospective
