GRAPHICS FOR SCHEMATIC DESIGN THRU DESIGN DEVELOPMENT

Assembling A Vision A rendering or a vision plan communicates the most effective three-dimensional understanding of any new project. Well executed plan graphics, 3D modeling, and illustrated views help all parties to comprehend circulation patterns, density of development, and the overall character and feel of the proposed design. Creating technically accurate graphics is intended to foster an expansive thought process allowing for the most creative solutions to be found for any design challenge. Experience working with project team can involve the participation of Architects, Structural Engineers, Landscape Architects, Planners and other project specific consultants. During the initial programming of a project a variety of graphic tools ranging from hand sketches to computer generated 3D modeling can enhance the team’s ability to visualize all the possible solutions and then quickly communicate the design intent. This fosters a greater depth of understanding for all participants especially the client or owners allowing each step in the design process to be made in a comprehensive fashion, always cognizant of budge, time, and product. With a full understanding of the client’s needs, roundtable discussions allow the Project Team to meet and often exceed the expectations of the owner. The following images and descriptions outline the typical stages in providing an accurate drawing that illustrates the essential design features of a proposed project.

Collect Base Survey Information

Using the most recent survey information available a base plan is generated that can then be used as the foundation for a schematic 3D model. Using field data and site photography heights are assigned to buildings and large structures. Roof pitches and other unique site features are also noted on plans.

Create A 3D Wire-Frame Model

With the data in Auto CAD format a model is built to reflect existing conditions. Once the 3D model is complete proposed design options can be applied and viewing points and perspectives can be explored and evaluated to demonstrate the proposed conditions and their potential impact.

Planning & Design Input

In-house planning and design utilizes the 3D models as a visioning tool that help establish massing and scale of a proposed project in relation to surrounding neighborhoods, while building character that is sensitive to the location.

Accurate Drawing

Using a 3D model allows accurate drawings to be created on top of a selected view. Hand-drawn detail gives the image an artist’s touch. The drawing technique will vary depending on the level of design work that has been incorporated into the plan and budget.

Flexible Options

Optional design themes can be switched in or out by working with a scanned image and substituting selected areas of a drawing. Above are two of the finished drawings of a transit village proposal for Brunswick, Maine that showing high density and low density options.

Public Projects

As the development of a new project advances renderings may be used for a variety of reasons, for the in-house exploration, to communicate with a client, or for marketing, financing, and public support. Graphics are an especially important component in the public process, providing communities and Town officials with a concrete vision of the proposed project. Illustrations and graphic presentations are highly influential in moving a project forward successfully from the conceptual stage, into permitting, and through the design development stage.

An early concept sketch can be a valuable tool for marketing and public relations. The concept sketch expresses an understanding of planing, design, and construction while actualizing both the technically descriptive and atmospherically expressive aspects of the design idea. The type of presentation graphics shown here can play a major role in energizing a design team’s proposal with concept sketches that capture the collaborative nature of the design process.

These visioning sketches were prepared for a project interview to show initial design ideas for updating a state beach facility with expanded rest room facilities and green energy sources. These sketches were developed thru a combination of site photographs, 3D modeling, and hand-draw illustration adding life and light to the early design ideas generated in the project team ‘kick-off’ meeting.

View Of Floodtide Terrace, Waterfront Park, Gardiner, Maine This view was composed with a combination photographs and the addition of the proposed terrace design added by hand. An artist was commissioned to create the sculpture for the site. The sculptor created a miniature model of the sculpture out of cardboard. A photo of the miniature was overlaid on a photo of the site. The texture and color of the sculpture was manipulated with Photoshop to reflect the polished metal material proposed by the sculptor. People, plant material , and the terrace design were then added to complete the image.

View Of Overlook Deck, Waterfront Park, Gardiner, Maine For this public park project in Gardiner, Maine a 3D model of the park and surrounding downtown section of Gardiner, Maine was created. The model was generated by knitting together the available survey information and data from the project engineers, architect, and landscape architect. The model was utilized in the schematic design and design development phases of the project, and as an accurate base for a hand-drawn illustration of the park.

For this small scale pro-bono project two images were created to show improvements to the building, landscape improvements including foundation planting, and a new parking area with a sliding gate, signage, and fencing to prevent cars from parking

on the shoulder. In order to create a quick and cost effective rendering hand-drawn graphics were overlaid on existing conditions photographs. The photos were stylized using Adobe Photoshop filters to blend with the drawing elements.

The Camp Knickerbocker master plan for the Boothbay Region YMCA was created using Auto CAD and Adobe Photoshop. The base for the plan was created in Auto CAD utilizing the available survey data, information collected from a site visit, and aerial photography. The landscape architect’s master plan design was then overlaid on the base. Finally, color, keying, and logo graphics were added.

A project team consisting of landscape architects Gates, Leighton & Associates Inc., with Architecture Involution, Inc. and PARE Corporation were invited to prepare plans for a new Norwood High School under the Massachusetts Model School Program initiated by the Massachusetts School Building Authority (MSBA). The graphics prepared for the project presentation involved combining elements from all three project consultants. Both plan and perspective views were submitted to the project team for review and comment. Multiple revisions led to the successful presentation of the project. A

The Town of Brunswick, Maine initiated the Maine Street Station Redevelopment Master plan in an effort to return an under utilized brownfield site to active use as a multi-modal hub with train, bus, taxi and pedestrian friendly access, along with multi-use spaces ranging from offices, service centers, retail, restaurants, theatre and residential space. The Maine Street Station master planning process represents over 20 years of study and is a model of smart growth and urban planning. In the early planning stages of this project, a focus on integration of massive infrastructure with small scale of a New England town and sensitive approach to communication with the community resulted in a broadly understood and advocated for vision of a vibrant downtown center.

Extensive visioning sessions and a comprehensive public process have resulted in a high quality mixed use project flourishing with carefully crafted architecture, integrated traffic calming measures, green esplanades and pocket parks. The project has emerged as one of Maine’s finest examples of Transit Oriented Development. A 3D model was utilize to study the massing and scale of the proposed design. A variety of sketches were created to show the character of the development in relation to the surrounding residential neighborhood. Illustrations for public presentation included a high density (fig. A) and low density (fig. B) option. The ability to produce artwork that resonates with the intended audience is essential to achieving a successful Herreshoff Marine Museum, Bristol, Rhode Island America’s Cup Hall of Fame Southwest View illustration. The sketches for the America’s Cup Hall of Friedrich St.Florian Architects August 2008 Fame at the Herrshoff Marine Museum are an excellent example of the collaborative nature of the design process. These images capture both the technically descriptive and atmospherically expressive aspects of the design idea and convey an understanding of planing, design, and construction. The architect’s schematic illustrations (figs. A) were adapted to show both the proposed building and landscape design. Rough sketches were developed to allow the building and landscape architects to make comments and design changes utilizing e-mail and internet conferences. The final effect was created through the intersection of the artist’s touch, computer generated imagery, and 3D modeling.

Black and white technical prints can be difficult to interpret for the general public and for many of our clients who are unaccustomed to reading plans. Vacation Homes & Residential Developments Architectural illustrations are often used for marketing as well as for the designer to communicate there design concepts with the owner or developer. A key factor in a successful residential development is the ability to market the homes effectively. A component of this is listing homes for sale before construction is finalized.

Units at Angel Way Condominiums were being sold before construction of the community courtyard. This illustration was used to show potential buyers a realistic depiction of what the finished common area. In the process of creating the illustration the developer

also had the opportunity to visualize the courtyard’s design in a 3D model. This tool demonstrated some design challenges and led to critical alterations to the plan. Signs, Logos & Marketing Materials Project Illustrations and graphics are a valuable tool for marketing and public relations. Many clients use project illustrations for a variety of reasons, for public presentation, to display the project to clients, buyers, or investors, and often for use on web sites and printed marketing materials. Creating a multi-purpose image gives the client the most for their money.

The design for this information sign compliments the art deco architecture of Rosedale Landing. The concept for the sign was visualized using Google SketchUp, a simple 3D modeling program. The image of the sign was also superimposed on a photograph

(lower right) to give the owner a better understanding of the sign’s scale and visibility from the road. The design was approved, dimensions and material notes were added, and the Rosedale carpenters were able to construct this unique sign.

Connet Woods is a residential development on a 400+ acre site in Rochester, Massachusetts. The development includes over 200 acres of preserved open space, working cranberry bogs, and equestrian and recreation trails. An aerial view of the site shows the layout for 160 single family homes. The presentation is enhanced with detail sketches depicting the character of the development. The illustrations and graphics are being used for marketing the new homes on the web and as large scale presentation boards on display in the model home.

Involving the community and private property owners as stakeholders in the Broadway Streetscape & Traffic Calming Improvements was a top priority in the project programming. To generate interest from the public, posters, pamphlets, and an interactive web site were developed to inform the community and encourage attendance and participation in a public informational meeting. Sketches and plans illustrating the proposed improvements and traffic calming efforts were generated from the combination of plans developed by the project engineer and landscape architects. Nathan Bishop Middle School was originally slated to be demolished, but with the persistence of the local community, the Providence Preservation Society and local politicians, the 80 year old building was saved and rehabilitated. The newly revitalized Nathan Bishop Middle School embodies how a historic building can become a green learning environment. after the completion of the project. The landscape architect had short period of time to produce this advertisement. School was out and the weather was gray when this photograph was taken. Photoshop was used to add people, blue sky, a waving American flag, ground cover in the planting beds, and well manicured grass. The result, a more cheerful photo suitable for publication.

The brochure was created for distribution at the CityScape Dubai conference as well as for general distribution to potential clients. The design of the brochure utilizes the sweeping curve in the companies logo as a reoccurring design element. Other marketing pieces were subsequently created using similar style and formatting giving all of the firm’s marketing materials a cohesive and identifiable look.

The Design-Draw Process A quality rendering forms a sound foundation for the successful promotion of a proposed project. As the development of a new project advances renderings may be used for a variety of reasons, for in-house design exploration, to communicate with a client, or for marketing, financing, and public support. The following is an explanation of the “DesignDraw Process”, this is the development of a perspective sketch for a proposed project with a primary emphasis on schematic or conceptual design. Adding an appropriate level of detail to a rough conceptual design is an important element in the presentation of a project in the preliminary design phase. A clients should understand the process of creating a three-dimensional perspective sketch and the necessary sequence of events (especially if the budget and deadline are fixed). Deadlines must be honestly arrived at and reported prior to beginning the drawing process. Successful projects are built upon good communication, most importantly with our client, but also with stakeholders, contractors, municipal personnel and future users of the design. Growth and success comes from the ability to listen, understand the needs of clients, and to communicate ideas through the production of artwork that resonates with the intended audience.

Schedule- Start and Finish dates, Creating A Model & Picking The View- A rough preliminary sketch progress review/approval dates, time line for work, the time required for each task, and the clients review period should be agreed upon in order to define the project schedule.

is developed from either a 3-D model or photographs. When an existing conditions plan is available a 3-D computer model can be developed and is an excellent tool for picking a view. The angle of the view, the extent, and the elements that should be included in the perspective rendering are all considered in this phase.


Design Overlay- The design features (landscape and architectural ,if applicable, and site features) are applied to a preliminary sketch. All design information from the client and the clients consultants should be submitted for inclusion in the design overlay process (i.e. elevations from architects, material choices, site feature such as lighting, etc...) This is a quick sketch used to evaluate the composition and if the best view has been chosen to display the project design (multiple angles may be considered).

Preliminary Approval/ Review Period- The preliminary black and white progress sketch is created and submitted for client review. The review period is intended to give the client an opportunity to make comments and request changes. Comments and changes should be submitted within the review period agreed upon in the scheduling phase.

Final B&W Line Drawing- A final line drawing will be developed which includes any changes requested by the client. Final Approval- The final line drawing is submitted for the client’s approval. This is the last opportunity for changes to the perspective sketch. Specification of color/ material choices, title information, dimensions and media format of final deliverable(s), and number of copies should be submitted at this time.

Color- A print is made of the final line drawing for color to be applied by hand. The colored perspective sketch is a unique original, “touch-ups” can be made to the original. A rough color study or vignette can be submitted for approval of color choices. Alterations may also be made digitally to a scanned copy of the original. Digital alterations can allow for different options to be presented.

Now working independently Miss Tibbitts provides illustration and graphic presentation services to numerous architects, engineers, real estate developers, marketing and advertising professionals who rely on her for exceptional graphics. Her artist’s renderings are used in presentation packages for press releases, newspaper articles, marketing materials, public planning meetings and design charrettes. These graphics are an especially important component in the public process, providing communities and Town officials with a concrete vision of the proposed project.
