A fashion incubator, a facility designed to foster entreprenourship and help strartup companies to grow thorugh the use of shared resources, education, and intellectual exchange. Orlando has phenomenal potential to become a destination in many fields, developing an in house, fashion market, will allow local talent to be known and develop their skills as well as bring visitors to the area and create economic flow in the radius around it and fulfilling a need for retail currently not present in Downtown Orlando.

Measure 2: Regional+Community design To allow lower energy demands and higher comfort inside the building the roofs will be a white reflective membrane to avoid the heat island effect. This allows a significant temperature difference between outside and inside. It allows HVAC equipment operating on the roof to work with cooler air which will demand less energy to cool it. The high performance glazing used allows light to enter the building while filters out UV rays and heat. The green walls work not only as a statement to mark entrance and place but also work to help cool the sides of the building and collect water for the buildings use to reduce the demand.

Measure 5: Light+Air The double skin allows air to enter through the ground floor and directs hot air up and out of the building as well as allowing cool air into the building, it also filters light to allow a comfortable reflection inside the building. The flow of air through the skin cools the building reducing its demand for air conditioning.

The entrance of Kirkman Road to West Colonial marks a clear point on which a direction must be chosen, the project focuses on activating this point as an urban axis which radiates activity in all directions for which it is important that traffic does not just pass by, to slow it down a roundabout is used, transit is able to circulate around it, realize that the pace of the city has changed and take the direction they need or want which in all radius lead to our Revitalized district.

Creating a gateway The chosen site is the anchor point of the group project at the east end of the site, where Kirkman road enter the West Colonial Corridor. This is an ideal site to develop a cultural complex because it is a gateway to the group project, it allows the opportunity to make bold design choices that will entice the drivers from a distance and also allows the opportunity to create a gateway into and out the project, giving it a true district feel without being closed to the rest of the city on the contrary engaging it and bleed-

Vacant spaces combined with easily acquirable properties of buildings with commercial activities in decline or closed allow the reorganization of land to create a finite site that weaves in and out of small and larger spaces, take up some land of private areas and opens it up to the public by turning it into part of the project, and at the same time the project creates openings to communicate with the residential parcels in the vicinity and allow multiple ways of entering and exiting the district and more specifically the art world.

Creating a walkable boulevard integrates both sides of West Colonial, making it one space that not only coexists but also dialogues and feeds of each other and reinforcing the condition of gateway into a new type of city development.

The Project

Given the pace of this district and the vast area it cover it is not real to assume that the car will be displaced, in areas of high density street parking becomes a solution to maximize the number of spots available as well as allowing ease of access to certain points. Lining the streets with parking spaces even helps the project penetrate further and engages the pedestrian at further locations creating activity in otherwise calm streets.

The art complex consists of 2 mayor performing spaces, 1 being a traditional closed auditorium and the second one being an alternative space that can be purposed for outdoor performance, indoor gatherings and other urban activities (farmers market, etc.) the structure will be a shell that retracts upwards and inwards or outwards at many points so the building can take many different shapes and adapt to the activities

while communicating seamlessly with the sculpture garden that lives in the corridor that physically separates the site from the highway 408, also blurring the line of the highway and engaging the drivers and passengers in the project without even having to be on it. The art complex includes another set of smaller performance spaces that

can also double as a convention center that includes a building set to become a gastronomic hotspot. Two of the buildings overhang over the entrance of kirkman road to mark a clear point of entry and also act as a projecting screen where performances happening in the complex can be shown to the general public.

The art trade zone consists on a series of industrial design buildings arranged so that the spaces between them become self-standing spaces where activities and performances can take place. The main idea behind this area is to bring in galleries, shops and restaurants that will activate the district economically and change the social

There is no better weapon towards crime then not giving it spaces to happen. BAKER AND MCKENZIE OFFICES (CARACAS, VENEZUELA)

The layout proposed for the law offices feeds of the need for open work spaces that are visually integrated and naturally iluminated defined through a clear statement of contemporary Interior architecture.

The staff was interviewed to understand the dynamic of their work and how it could be optimized through the effectiveness of their workstations transforming them into open work spaces that were flexible and fomented communication between work groups and departments. Unifying criteria was used and special distinctions would highlight structure levels. Corporate colors were used for wall covering in lacquered glass.

Millenials making up the gross of the staff it was important to turn this dark closed space into open, light and dynamic space were creative work is promoted and appreciated. Workstations are dynamic and design forward by SISTEMAS FREZZA.

The main offics of a national bank that has won best work environment for several years was a big challenge. The technology requirements were at the core of the considerations, the solution was to develop work islands that allow privacy and group work simultaneously while complying with rules and regulations pertaining the bank branch. Alternative spaces like a small "futbolito" court doubling as a break room, think tanks and alternative wall coverings that allow to literally leave your writing on the wall make an innovative and creative space to work.


BOTANICAL INSTITUTE

The needs of the institue included: classrooms, labs, cafeteria, offices and social spaces that would allow the institute to be self sustainable through activities involving the local community. All took place on a single floor plan that throughout its shape would filter the users how far they could transit around the premises. Wider hallways mark public spaces, as hallways get more narrow uses become more controled (labs, offices, etc). The auditorium is located near the entrance. A restaurant also designed to help the institute be self sustainable, next to access points and a garden to showcase the work of the institute.

Instead of regular building techniques there was a search for innovation, resulting in aluminum structures and coverings of ETFE, a material that allows large spans of space to be covered and has a very interesting system of ventilation, no air conditioning is contemplated in the institute except for climate controled labs and the auditorium, it is all planned to have natural crossed ventilation and natural lighting, another great quality of ETFE is that it allows light to come through.


URBAN HABITAT

A Habitat was conceived as the progression cities will take due to overpopulation. Based on this principle the solution was stated as large arches that covered the existing city, allowing the light to come through while a new form of housing is created on top. Arches allow maximum use of space and take only minimal amount of ground, allowing the city underneath to keep existing and gives room to leave the ground for outdoor space used for relaxing, exercising, etc.

A modern and innovative form of transportation would allow residents to move from point A to Point B without requiring cars adding to the fact that cities are tending to evolve to green living. The new form of living would allow the unit to grow as the needs of its residents grow with a system that allows rooms to be added progressively going from a small 1 bedroom to a large 3 bedroom with amenities.

SPORTS COMPLEX


A sports complex embeded in the mist of a busy Caracas suburb. Having mountains as backdrop provides the perfect setting of serene green backdrop to stage intense physical activities and competitions. Textile tensile covers provide open space that is sheltered from the elements allowing indoor/outdoor transitions. All activities are lined with walkways that wind the terrain and lead to plazas for the ejoyment of all spaces.

The gym and administrative building form a small cluster within the complex to focus the highest traffic of day to day visitors. Sorrounded by multiple green areas to aid in the cooling of the environment and allow users to enjoy the mountain sorroundings while being very close to the entrances of the complex, permitting fast evacuation of big events and comfort for the users.

COMMUNITY CENTER The project proposes a small community center located at a busy intersection. The proposal creates a path through plazas and buildings from one street to the next, getting pedestrians off the busy street and into a park environment so lacking in Caracas. The design centers around a main plaza that creating perfect spaces for pocket plazas that give the whole complex a life inside of itself, turning out the sounds of the busy streets that surround it. The design obeys to the topography of the site to avoid unnecessary land movement as well as being a nod to the terrain.


LIVE, WORK, PLAY A mixed use proposal to allow residents to stay in a safe controled enviroment avoiding traffic, insecurity and other factors that have become daily life in Caracas, Venezuela. Two main buildings, one houses offices and other apartments both tied at the street acess level with retail and entertainment all sorrounded by pocket parks and plazas. To create enfasis on the connection a structure used to shelter from the elements as well as add architectural value, a large scale yet light structure was designed to fulfill this aspect and tie the complex together.---



URBAN CIVIC CENTER

Diversity in design of floor plan within housing units opens up the spectrum of users to create a true community that fullfils all the functions of the complex. Creating a micro habitat in which the dwellers can be as involved or retracted from with easy access to the immediate city.

A civic center in the core of metropolitan downtown Caracas, it is contained in two seperate buildings creating a pathway between two busy streets allowing the space to become a peacefull oasis in the middle of the chaos of a Caracas business district. Each building contains very different activities, one dedicated to take care of physical needs (gym, playing, medical services) and the other to the mind (conference rooms, library, etc)
