Bay Area Annual Awards Gala Recognizes Excellent Performance BOMA San Francisco and BOMA Oakland/East Bay (OEB) recently held our own version of the Oscars...the BOMA Bay Area Annual Awards Gala. Victorious building teams took home TOBYs (The Outstanding Building of the Year) awards. And the winners are... Tishman Speyer’s 333 Bush Street team took home the TOBY in the largest category (500,000-1 million square feet). Domestic Water Risers: The Backbone of Your Building’s Plumbing System Domestic water risers are a vital part of a plumbing system as they transport water to each floor of a building. Their lifecycle ranges from 40 to 70 years depending on the type of material used. In many San Francisco high rises, galvanized black iron pipe was used, which has a life expectancy of 40 years. If you own or manage an older building in the Bay Area and have never had your domestic risers inspected, you are likely due for an inspection. Riser failure can result in costly and sudden repairs that devastate your business operations. The least intrusive of these inspections is by noninvasive ultra-sonic pipe testing of the wall thickness of the pipe. The wall thickness of the pipe is tested at several locations from the basement up to the top floor to determine the areas with the greatest risk of failure. If it is determined the domestic water riser is in need

of replacement, the next objective it to determine the most cost effective route for the installation of a parallel domestic riser next to or near the location of the existing riser. Once installed, the switch over from the old riser to the new parallel riser can be performed over a weekend with minimal disruption to tenants. From there, regular inspections of the domestic water booster pump system and pressure reducing stations will ensure that consistent, trouble free domestic water is delivered to the building. Nicole Hom Senior Vice President, JLL

Early this year Nicole Hom was promoted to Senior Vice President at JLL, with the role of leading property management in Northern California. Hom has played a key role in securing more than 12 million square feet of management assignments and has managed high-profile properties during her career at JLL. “The Northern California commercial office landscape is dynamic and changing at a rapid pace, and I am excited to be part of the change that’s ahead,” Hom says. HARBRO Account Manager Malcolm Stanley is responsible for maintaining positive relationships with CRE clients, a role that includes a combination of networking, communication and business management. “I enjoy our clientele,” Stanley says. “I’ve worked in several different industries in my career, and there’s something special about the individuals who make up the CRE demographic.” HARBRO is a full-service mitigation, restoration and reconstruction provider for properties damaged by water, fire, flood and other disasters. “At HARBRO, we’re constantly asking ‘How can we be better?’ This informs our entire company and gives us our competitive advantage. Challenge yourself. The people I’ve seen do the best in our industry are the ones who get involved with BOMA early on. This industry is small and specialized. It doesn’t take long to get to know the key players.” During his leisure time, Stanley pursues his passion for music. “If I’m not listening to it, I’m making it, rehearsing it, or reading about it. I play the piano and drums and recently started taking guitar lessons.” He also boxes at the nonprofit Guardian Gym in Oakland and helps with fundraising for the organization, which offers free martial arts training for kids from 10-18 years old. When his time isn’t being taken up by music, boxing or volunteering, he says he’s probably watching movies or TV, reading about current events and then discussing it all with friends over drinks and dinner.

12 BOMA San Francisco Members on the Move JLL has named Senior Vice President Nicole Hom to lead the firm’s property management services in Northern California. She joined JLL from a boutique property management firm in 2005 as an assistant general manager and has since worked her way up through the organization. In her leadership role, Hom will partner with local, regional and national property management teams to deliver JLL’s Curae Approach, a service philosophy and integrated suite of products offering a variety of experience management programming to clients with the goal of making life better for tenants and employees in buildings managed by JLL. Hom also serves on the BOMA SF Foundation Board of Directors. Oracle Park, formerly AT&T Park and home of the San Francisco Giants, received LEED Platinum Certification from the U.S. Green Building Council (USGBC). As Vice President of People, Diane Rigatuso (shown left) will be responsible for leading the company’s organizational strategy to ensure that the right people, structure and processes are in place to drive long-term business growth. Careers Committee –Chair: Lee Miller, Cushman & Wakefield Promoting awareness of CRE industry careers, interfacing with students, facilitating mentoring, and providing outreach to local colleges/universities at career fairs and in the classroom are the group’s mission. “The committee prepares students for a career in commercial real estate by providing orientation resources such as building tours, informational interviews, workshops, job shadowing, and a mentoring program in which students are paired with an emerging professional and a seasoned professional. The committee is looking for volunteers in property management, asset management, project management and brokerage who want to share their knowledge with the next generation of talent,” says Chair Lee Miller. Codes and Regulations Committee – Chair: Eric Stein, Harsch Investment Properties This key panel interfaces with city agencies, analyzes building and fire code provisions and enforcement, and develops member training to ensure code compliance. Chair Eric Stein says, “Current topics include working with the Tall Building Safety Strategy Task Force, Accessible Building Entrance Program, MRL Elevator installations, and understanding the updated BOMA building measurement standards.” The committee also develops input into the code-making process at the state and local levels. Education Committee – Chair: Cortney Shadel, Cushman & Wakefield Chair Cortney Shadel says that in 2019 the Education Committee will focus on providing relevant content to members through seminars, workshops, Knowledge & Networking, building tours, and membership events. Topics include certificates of insurance, asset management, construction, technology, RFP, TOBY, time management and more. Additional topic recommendations are always welcomed from the general membership.

Emergency Preparedness Committee – Chair: Bonnie Kalbrosky, JLL This committee helps members plan for critical incidents, interfaces with public agencies, supports first responder needs, and provides member and tenant education. Under the leadership of Bonnie Kalbrosky, the group will focus on providing members with pertinent and timely information related to security and emergency preparedness. “We hold meetings every other month, with engaging speakers about relevant topics, as well as the annual seminar in the fall. We are looking for innovative ways to engage newer members and will partner with the Emerging Professionals Committee.” Energy and Environment Committee – Chair: Ana Duffy, Shorenstein Realty Services Guiding members on best sustainable operating practices through educational programming is the committee’s objective. Chair Ana Duffy reports that 2019 goals are: to increase active engagement of committee members by offering educational and networking opportunities outside of meetings and to share committee best practices with other local BOMAs. Government Affairs Policy Advisory Committee Chair – Shayna Eskew, Alhouse Deaton This committee will continue to focus on establishing new relationships and growing existing relationships with our City’s elected officials and department heads. Many of our members are focused on the new taxes facing our industry, including the “Old Prop C” enacted in June 2018 and the “New Prop C”, enacted in November 2018, both of which became effective in January 2019. Implementation of both of these measures will affect many of our members. Therefore, much of our efforts will involve assisting member buildings in interpreting the new laws. Political Action Committee – Chair: Andrew Junius, Reuben, Junius, Rose, LLP The PAC maintains relationships with elected officials, raises funds for electoral campaigns, and deploys funding

17 to influence candidates and issues for the benefit of BOMA members. “The PAC is BOMA’s eyes and ears in the City’s political world,” says Chair Andrew Junius. “The last couple of years have produced a dramatic upswing in City hall activities, and the results have been more taxes on downtown businesses. The new Board of Supervisors is likely to continue in this direction, and so the challenges will just get greater. In 2019 the PAC will be monitoring the Mayor’s election and Supervisor Vallie Brown in D5, as well as a new raft of ballot measures that appear designed to solve all the City’s problems on the backs of downtown building owners, business owners and tenants.” Emerging Professionals Committee – Chair: Isabella Risucci, Hudson Pacific Properties This committee develops training and networking opportunities for individuals who are relatively new to the real estate industry. This year’s event calendar is filled with career success workshops, building tours, networking events and community outreach efforts — and all but two events are FREE to attend. “Emerging Professionals strives for its membership to grow personally and professionally by nurturing a community of like-minded, ambitious, and diverse people who connect, network, and empower one another to succeed,” says Risucci. Historic Buildings Committee – Chair: Jose Guevara, American Assets Trust This committee focuses on issues unique to older properties. Chair Guevera says goals include: encouraging and supporting the preservation, conservation and improvement of historic properties that give San Francisco its signature charm; fostering a network of historic building owners, managers, engineers, contractors and vendors; educating our members on best practices with regard to the maintenance or improvement of historic properties; and educating the committee on code compliance issues, upcoming ordinances, and issues that might impact the historical segment of our industry.

BOMA SF Foundation Board – Chair: Tawni Sullivan, CBRE The board works to expand and diversify the CRE workforce and partners with other CRE associations via Commercial Real Estate Alliance for Tomorrow’s Employees (CREATE) to grow our industry’s talent pool. “Our mission is to bring awareness of the CRE industry as a career opportunity and create job ready applicants,” says Chair Tawni Sullivan. “Initiatives include developing a video that showcases the job shadow program and the value to employers offering job shadow or internships; engaging a professional facilitator to work with our board and the four alliance partners of CREATE to develop a strategic plan for our future; and hiring a consultant to reformat educational materials.”

BOMA Bay Area Awards Committee – Chair: Lucinda Alipio, CBRE A joint committee of BOMA Oakland/East Bay and BOMA San Francisco, the group administers the Bay Area’s annual “The Outstanding Building of the Year” (TOBY) competition, overseeing the award entry and judging process. The annual BOMA Bay Area Awards Gala recognizes outstanding volunteers, as well as buildings. Says Chair Lucinda Alipio, “the committee is working to get more Bay Area buildings to win at the regional TOBY Awards and then, ultimately, at the international level.” Leadership Development & Nominating Committee – Chair: Blake Peterson, Transwestern “The committee will continue to support the Board of Directors on thought leadership and succession planning,” Chair Blake Peterson notes.. “Our committee will host two ‘Listening Tours’ in 2019. These events solicit feedback from various members in a focus group format to report to the Board of Directors about how BOMA can remain relevant, vibrant, and the ‘go-to’ resource for our industry. We attempt to identify rising stars within our association and help position them within committee work, or otherwise, for leadership roles throughout our organization.”
