The rivalry was spirited. “A record number of building teams from both sides of the Bay entered the competition,” said Cortney Shadel, Cushman & Wakefield, who chairs the Awards Committee, a joint committee of BOMA SF and BOMA OEB that oversees entries and judging. BOMA SF President Marc Gille and BOMA OEB President Warren Mead co-emceed the event, announcing the sought-after awards to an enthusiastic crowd.

By Marc Gille BOMA San Francisco President Recently I had the opportunity to attend the BOMA Winter Business Meeting in Washington, D.C. with a group of BOMA staff, board members and dedicated members. A highlight of the experience was a day when each local BOMA meets with its Congressional delegation. The BOMA International staff put together talking points for three issues: reform Federal ADA to reduce drive-by lawsuits (modeled on laws California currently has), maintain EnergyStar funding, and continue to invest in infrastructure. Our Director of Government and BOMA SF members and staff lobby on Capitol Hill. Industry Affairs, John Bozeman, had spent time briefing us on what to expect and how to deliver the three issues in a succinct fashion. As luck would have it, the Representatives and Senators were off the Hill at retreats following the State of the Union the previous night. But fear not — due to John’s hard work, we were able to secure meetings with aides of Senators Dianne Feinstein and Kamala Harris and Representatives Nancy Pelosi, Jackie Speier and Jared Huffman. The next morning, we ventured out into the un-San Francisco-like 30-degree weather for the walk to Capitol Hill to meet with Congressional staff. We trudged through the security checkpoint and into Senator Feinstein’s conference room, where we were met by one of her aides, Trevor Higgins. One of his first questions was “what is BOMA?” That was a great question and one that we were prepared to answer. When we replied, I realized that this is a question that continues to come up as we meet with elected officials. And, more importantly, why should they listen to us? Nationally, BOMA’s 91 local associations represent 10.5 billion square feet of office space across the U.S. Through annual operating (Continued on page 5)

Domestic Water Risers: The Backbone of Your Building’s Plumbing System Domestic water risers are a vital part of a plumbing system as they transport water to each floor of a building. Their lifecycle ranges from 40 to 70 years depending on the type of material used. In many San Francisco high rises, galvanized black iron pipe was used, which has a life expectancy of 40 years. If you own or manage an older building in the Bay Area and have never had your domestic risers inspected, you are likely due for an inspection. Riser failure can result in costly and sudden repairs that devastate your business operations. The least intrusive of these inspections is by noninvasive ultra-sonic pipe testing of the wall thickness of the pipe. The wall thickness of the pipe is tested at several locations from the basement up to the top floor to determine the areas with the greatest risk of failure. If it is determined the domestic water riser is in need

of replacement, the next objective it to determine the most cost effective route for the installation of a parallel domestic riser next to or near the location of the existing riser. Once installed, the switch over from the old riser to the new parallel riser can be performed over a weekend with minimal disruption to tenants. From there, regular inspections of the domestic water booster pump system and pressure reducing stations will ensure that consistent, trouble free domestic water is delivered to the building. expenditures, they directly infuse $89 billion into the economy which contributes to $235 billion to the U.S. GDP. More than 1.7 million jobs are supported by BOMA members, and a staggering one-third of all U.S. office workers work in a BOMA building. Not surprisingly, California has the highest percent of the office space, with our eight local BOMA associations making up approximately 13% of the national office inventory. California BOMA members are directly contributing more than $25 billion into the state’s economy and creating jobs for 190,000 people. The economic impact of BOMA members can be lost on our elected officials, as they don’t fully comprehend the complexities of owning and operating office space. That it is why it is vital that we continue to support BOMA— and especially the BOMA-SF-PAC. Along with other local PACs, our own PAC helps educate elected officials to ensure that policy isn’t generated that would hamper our industry and the economic contributions it makes.

Ben Maxon, Senior Property Manager Harvest Properties, Inc.

Senior Property Manager Ben Maxon finds his role at Harvest Properties, Inc. to be very dynamic. “There is very little monotony in property management,” he notes. “Each day greets me with a new challenge. It requires ongoing problem-solving, which highlights my critical thinking and analytical mindset. I also enjoy building relationships in the industry.” Maxon helps to oversee a portfolio of properties and has had opportunities to assist with acquisition due diligence. “I am currently working on a repositioning of 400 Montgomery Street, a historic building with a great past that is receiving a touch of modern. We are currently leasing six brand new floors, and we look forward to welcoming new tenants to the building,” he says. He admires Harvest Properties’ sense of entrepreneurial spirit: “The partner group is very involved with every asset and involves the team in decisions. They have a vision to create value opportunities that might be overlooked by others.” Like many others, Maxon stumbled into property management, landing at Shorenstein Maxon enjoys traveling and a decade ago. “I was initially interested in leasing when I got the opportunity to enter the spending time outdoors. industry with Shorenstein and learn from some of the best,” says Maxon. The BOMA community has provided him “tremendous support and career development” opportunities. At BOMA San Francisco, he has been active on both the GAPAC (government affairs and policy advisory) and Historic Buildings committees. How does he spend his downtime? “I like traveling with friends, skiing, hiking and everything outdoors. I also work on restoring cars/motorcycles, woodworking and other crafts.” Maxon enjoys life in San Francisco with his wife, daughter and dog.

Carol Leytem, Business Development Rossi Builders Inc.

Carol Leytem’s varied responsibilities at Rossi Builders include business development, closeout management and acting as an over-the-counter permit guru for the 84-year-old San Francisco firm, which is headed by its thirdgeneration leader, President Craig Rossi. “Branding Rossi Builders is by far one of my favorite tasks,” says Leytem. “I have the opportunity to do what I love, with people I love, and our team is amazing.” For the last 30 years, Rossi has mainly been a landlord contractor that works with many BOMA principal members. “We understand the needs that landlords have when it comes to getting space delivered for their tenants, as well as capital projects. Our entire focus is to take care of these needs,” Leytem explains. “Our largest 2017 project, which we are currently completing, is an 150,000 sq. ft./ $20M office build-out for a San Francisco-based client.” BOMA has been a valuable resource for Leytem. She is active on the Events (formerly Associates) Committee, which plans and manages BOMA’s popular networking events. (She notes that the committee is welcoming Principal members this year.) 13 BOMA Classes Boost Performance & Profitability BOMA San Francisco and BOMA Oakland/ East Bay have created a partnership to provide Real Property Administrator (RPA®) Designation classes through BOMi Institute and Foundations of Real Estate Management classes through BOMA International. Foundations was the first class offered this year. “We set a record with an enrollment of 41 students, the largest in BOMA International’s history” says Akiba Davis-Everett, BOMA SF Education Coordinator. “The class has grown in popularity because it provides an overview of commercial property management which makes it ideal for new employees.” RPA classes are a great resource for professional development and training for commercial property managers. The three-day accelerated classes are taught by seasoned industry veterans, providing real-world knowledge and skills. Students return to work with a better understanding of how to perform their jobs, which adds value to their companies. The coursework covers all aspects of building

systems: lease negotiations, risk management, security, landscaping, tenant relations, pest control, vendor management, finance, corporate policies, procedures and best practices. Property managers are responsible for a portfolio of real estate assets that may be worth millions. They are part of a multi-disciplinary team that provides a safe and comfortable space for tenants to do business. Property managers are leaders of the management team that works to keep the building operating , hiring and supervising vendors to perform certain tasks. The eight RPA classes that it takes to earn the RPA Designation prepare graduates to have rewarding careers in commercial real estate. The program’s end goal is to enhance the value of assets through proper and strategic decision-making. 15 BOMA Members on the Move Skyline Construction reported that Dan Allen joined the firm as Safety Manager. In this role, he will be responsible for the administration and oversight of Skyline Construction’s Health and Safety Program to ensure compliance with city, state and federal regulations, and to support Skyline Construction’s commitment to safety throughout the organization. He brings over 10 years of construction safety experience and 39 years of commercial construction expertise. Prior to joining Skyline, Allen worked as a senior level safety manager at a commercial drywall contractor in the Bay Area.
