easing commercial space is a fact of life for many business owners. The expense of commercial leasing is considerable, but cost is not the only factor to consider when leasing a commercial space. The following are a few tips for business owners when negotiating their commercial space lease. • Enlist some professional help. While seasoned business owners may be able to negotiate their commercial lease on their own, new business owners often benefit from the services of real estate brokers and real estate lawyers. Real estate lawyers can negotiate your lease, explaining key terms and conditions that may prove confusing to first-time business owners. Real estate brokers can help you find the right location, and many real estate brokers have a long working history with landlords. Such relationships can make the negotiating process easier, and they also can benefit business owners looking for the best possible location for their businesses. Real estate brokers often get first choice at the most desirable locations, so teaming up with an established real estate broker can increase your chances of landing a desirable property. • Emphasize affordable renewal options. The length of commercial leases favored by small businesses is often similar to the length of a lease on a private residence. Though the language might be more complex than that of a private residence lease, the length of a commercial lease agreement is typically one to two years. But busi-

ness owners must be diligent regarding renewal options and the cost of such renewals. Come the end of your lease terms, you don’t want to be met with a considerable and unexpected hike in rent just as your business is starting to take off. Work to get the most favorable renewal options possible so more of your operating budget can go into your products and not toward your lease. • Pay attention to extra fees. Many commercial leases include fees in addition to the monthly rent. Maintenance fees are common, and there may even be a separate set of maintenance fees when sharing commercial

space. When negotiating your lease, ask to see a list of the costs and fees current tenants typically incur each month. When discussing maintenance fees, confirm who must pay for less routine maintenance, such as HVAC or plumbing repairs, and be sure to get such information included in the lease. When discussing such fees, inquire about utility costs as well. Utilities are often the responsibility of the tenant, but it still behooves business owners to confirm who will be paying the monthly utilities. • Negotiate an exclusivity clause. Business owners often don’t want their competitors to move in across the street, and they certainly don’t want them to move into the same building. Protect your business from such a development by negotiating an exclusivity clause into your lease. Such clauses prevent landlords from leasing other spaces on the property to your competition. • Carefully read the default language. Before signing a commercial lease, business owners must familiarize themselves with the default language therein. Determine what happens if you default on the lease, including if you will be locked out upon your first missed payment and if the landlord will immediately initiate eviction proceedings in such instances. Many commercial leases also include language stating tenants are responsible for any legal fees landlords accrue in the case of a default. Though it might be difficult to negotiate the default language in a lease, business owners should still know that language prior to signing a lease.

inally! The economy is improving, interest rates are low and many consumers now find themselves in a great position financially to become a firsttime homeowner. There’s a small problem though for some locations around the country - the booming real estate market is resulting in rising home prices and increased competition for the most desirable properties. The S&P/Case-Shiller national homeprice index recently estimated that 2016 prices are within four percent of the peak in 2006. In some areas, low inventories around the country are making the situation even more challenging. These conditions are introducing firsttime buyers to common challenges and frustrations while searching for their dream home. “Don’t get discouraged,” says Travis Peace, executive director of mortgage at USAA Bank. “Buying a home requires some fortitude and the process intimidates many -not just those doing it for the first time.” As a result, Peace says it’s easy to concentrate too much on home buying “can’ts” rather than “can-dos,” and

he offers this advice on how to overcome some common barriers. “I Can’t” No. 1: I can’t figure out the home-buying process. Peace notes that it’s essential to do research and to be equipped with basic information, but also be willing to ask for help when needed. For example, an experienced real estate agent can keep a buyer apprised of everything from area sales trends to the latest changes in state and federal laws that could impact a mortgage application. “This is where experienced, licensed professionals can help,” Peace says. “Real estate agents can be an advocate for the buyer throughout the entire process.” In addition, free tools like USAA’s Real Estate Rewards Network can connect buyers with an agent and even provide rewards based on the sale price of the home. “I Can’t” No. 2: I can’t find the perfect home for my family. Finding the perfect home may not be realistic, but shoppers can find the right home. Personal situations will dictate buyers’ ability to wait for a home in a particu-

lar neighborhood or design style to come on the market, but not everything has to be left to chance. Peace says the key is to set realistic expectations and not fixate on negatives that can be changed. “Whether it’s the number of bedrooms or distance to work or school, it’s alright to have some nonnegotiables. However, buyers should be willing to be flexible on things that can be relatively easy to change, like paint colors or landscaping.” “I Can’t” No. 3: I can’t afford a 20 percent down payment. Putting 20 percent down on a home has become more of a guideline than a rule. Today, not being able to put 20 percent down does not mean buying a home is out of reach. Peace notes that depending on a buyer’s financial situation, there may be a responsible way to get into your new home without putting 20 percent down. Government-sponsored loan programs from the Federal Housing Authority, Fannie Mae and Freddie Mac provide loan options that require down payments as low as three percent. Veterans Affairs

(VA) loans don’t require any down payment. While those programs are often great options for consumers who qualify, Peace notes that buyers should keep an eye on their potential total monthly payment. “Some of these loans include fees and private mortgage insurance (PMI) that could significantly impact your overall cost,” Peace says. Even private lenders are offering more competitive loan options. For example, USAA Bank’s Conventional 97 loan allows borrowers to acquire a mortgage with only three percent down and the bank pays the PMI costs. Scott McEnir y, a USAA member, recently moved into his new home with the help of the Conventional 97 loan. “It felt like a lifeline had been thrown to me as suddenly a house purchase was within reach again,” McEniry says. Whether a house-hunting novice or seasoned expert, Peace underscores that being informed, getting the right help and having a healthy dose of determination are the best ways to turn a dream home into a reality.

The National Pest Management Association says bed bug encounters have become more common in public places in recent years. Travelers need to protect themselves by learning how bed bugs

In fact, in a recent survey, commissioned by Duck brand, conducted online by Harris Poll, over half of Americans (56 percent) say packing to move is extremely/very stressful. Some easy ideas can help you pack and unpack like a pro. • Purge before Packing: Before loading boxes, get rid of items you haven’t used in a year or more. Make piles to sell, donate or toss. Sell valuable pieces online or to a consignment store, and donate other items in good condition to charity -- some organizations even pick things up at your home. • Tap into Apps: Nearly half of Americans (48 percent) describe their moving style as “organized chaos” -stating they have it all under control, even though it may not look like it. To help you truly organize the chaos, download a free app like Move Advisor or MyMove to create moving day checklists and timelines. • Be Picture Perfect: Create a catalogue of photos before you move. Snap pictures of how your furniture was arranged, favorite knick-knacks were displayed and complex electronics were installed to make set-up easier in your new place. • Box it Up: Over one quarter of Americans (26 percent) say finding enough boxes is frustrating when pack-

ing to move. While many are searching the local grocer or a friend’s basement for containers to reuse, it’s better to use new boxes, as secondhand boxes have often lost their strength. or many first-time buyers, saving for a down payment is the most difficult step in the home-buying process. However, it’s a common misconception that you need 20 percent down to buy a home. Actually, lenders across the country offer mortgage products with very affordable down payments - some as low as 3 percent. Owning a home has always been a key component of the American Dream; in fact, many sur veys show that 65 percent of Millennials agree that homeownership and the American Dream go hand-in-hand. Home ownership also comes with several benefits like building equity, receiving annual tax deductions and becoming more engaged with the local community. It ser ves as a stepping stone for longterm wealth creation, too. Historically, first-time buyers have represented 40 percent of all home purchasers, but today they make up about 30 percent, according to the National Association of Realtors. Down payment misconceptions could be to blame.

“It’s safe to say that most first-time buyers aren’t aware that there are reasonable loan options available that require less money down,” says Geoff Lewis, president of RE/MAX, LLC. “Choosing an option with a smaller down payment can make it possible for potential buyers to enjoy the benefits of homeownership sooner.” Most popular low down payment options • FHA Loans - Traditionally the mor tgage of choice for first-time buyers, the Federal Housing Administration (FHA), of fers governmentinsured loans with as little as 3.5 percent down. The most popular FHA loan option, the 203(b), is widely available from lenders across the country. You may qualify with a credit score of just 500, although there may be limitations on some condo purchases. • Home Possible from Freddie Mac - This program allows you to put between 3 and 5 percent down, as long as you intend to use the purchased house as your primar y residence, and don’t currently own or share ownership of another house.

Yo u ’ l l a l s o n e e d t o c o m p l e t e a required homeownership education program online. • Conventional 97 from Fannie Mae - Just 3 percent down is enough to help you qualify for a Conventional 97, as long as you’re applying for a fixed-rate mortgage on a single-family home that’s less than $417,000. You’ll also need to participate in a homeownership education program, and at least one of the purchasers applying for the loan must be a first-time buyer. • HomeReady from Fannie Mae Another option that requires as little as 3 percent down, HomeReady can offer below-market interest rates. This program also allows non-occupant borrowers to apply; for example, parents can secure this type of loan for a young adult, who’s just starting to establish credit. In addition to these mor tgage options, there are also a variety of down payment assistance programs that may be available through your state or lender. Today, many loan programs allow for down-payment funds to come from third party sources, like

cash gifts from relatives. Buying a home with a smaller down payment has distinct advantages too. You’re less likely to become “house poor,” which can happen when you spend the majority of your total savings on home ownership, leaving little cash in reser ve for unforeseen emergencies or desirable home improvements. Something to keep in mind when considering your loan options: putting less than 20 percent down can also result in the additional monthly cost of Private Mortgage Insurance (PMI). However, if your home value is appreciating, PMI can be eliminated in a few years through refinancing. “Homeownership isn’t reser ved just for people who can afford a large down payment. Mortgages that offer an option for less cash down are making it possible for many to enjoy the American Dream,” Lewis says. “Mortgages are like any other product, you have to shop around to find the one that works best for you. Lenders and real estate agents can give you a good idea of what your choices are.”
