Often-overlooked home-staging tricks I

f you’ve decided to stage your home for a speedier, more profitable sale this season, keep in mind these three often-overlooked tricks to make your home look, feel and smell great:

Employ aromatherapy

“Aromas significantly impact emotions, so making your house smell good is a great way to appeal to potential buyers on a very elemental level,” says Charlynn Avery, aromatherapist and educator for Aura Cacia, an essential oil brand “But be careful to not overwhelm with scents that are too ‘perfumey’ or synthetic, as those could cause adverse reactions in people who suffer from allergies. Instead, opt for natural freshening scents like lemon or purifying scents like eucalyptus.” Avery suggests warming water on the stove with a few drops of your favorite essential oil such as cinnamon, clove, vanilla or orange. It’s a quick, low-cost way to create a welcoming aroma in your home. Deodorize carpets with a mixture of 18 drops of essential oil and 1 cup of baking soda. Or, you can easily create your own air freshener by mixing your favorite essential oils and distilled water in a spray bottle. For longer-lasting, comforting aroma, try this recipe for aroma crystals:

Vanilla amber aroma crystals

1 cup coarse-grained, chunky sea salt 1 teaspoon jojoba or grapeseed oil (just enough to make the salts glisten) 25 drops Aura Cacia Vanilla Precious Essentials Oil 10 drops lavender essential oil 10 drops sweet orange essential oil

Directions:

Mix salt and oils, pour into a decorative dish or bowl and set out on a table. Placing the crystals in a warm sunny window or near a heat register will help diffuse the delicious aroma throughout the room. Stir in additional essential oils to boost the scent as needed.

Declutter even where you don’t think it counts

Your real estate agent will likely tell you to declutter - removing extra items from kitchen countertops and from tables throughout the home, packing away family photos and excess knick-knacks. All those things are important, but what happens when a potential buyer opens the hallway closet, or goes into the walk-in closet in your master bedroom? It’s important to declutter everywhere, not just the spots you immediately see when you walk into a house. Serious buyers will open drawers, cabinets and closets and if those spots are stuffed full, they’ll look smaller, less impressive and unappealing. Likewise, clean out your garage; it’s hard for a buyer

to appreciate the expansiveness of your two-car garage if that’s where you’ve stored all the boxes of stuff you removed from the house. If you have a lot of stuff to pack away, consider renting a storage unit for a few months.

Clean as if your life depended on it

Kitchens and bathrooms sell homes, but even a hint of dirt in either room can wipe out a buyer’s good impression of your home. A deep clean is essential in these rooms, and will create a positive effect on multiple levels; your home will look and smell clean, fresh and newer. In the bathroom, be sure bathtubs and showers are meticulously clean. Descale showerheads and glass shower doors, clean and polish metal drain grates as well as fixtures. Clean grout, mirrors and every crevice. Add a few drops of lemon or sweet orange essential oils to sink and shower drains to keep them smelling fresh. In the kitchen, in addition to clean countertops, floors and appliance exteriors, make sure the inside of ovens, refrigerators and dishwashers are also clean. Since kitchen appliances usually come with the house, buyers may look inside them. Change the filter in your kitchen hood and make sure the light over the stove is working. Finally, while clean windows are important throughout the house, they’re essential in a kitchen where buyers want to envision themselves in a bright, welcoming environment.

6 steps for fewer mosquitoes BY BPT

osquitoes cause more human harm than any other living organism, according to the American Mosquito Control Association. Not only do these buzzing insects induce itchy red bites, but some species are also responsible for the spread of the Zika virus, which has caused concern in South America, the Caribbean and now throughout the United States. According to the World Health Organization, as many as 4 million people worldwide could be infected before the end of 2016. “For people concerned about mosquitoes-regardless of the health riskthere are several steps you should take to keep these pests out of your yard and away from your family,” says Dr. Stanton E. Cope, director of entomology and regulatory services for Terminix. Cope offers his expert strategies on eliminating mosquitoes both in and outside your home:

Remove sources of standing water

Mosquitoes only lay their eggs in standing water, so be mindful of any place where water could pool near your home. Children’s toys, buckets, shovels, plastic covers and old containers can contain standing water and are some of mosquitoes’ favorite places. Other likely spots include water caught in garbage cans, near gutter downspouts and other poorly drained areas. Preventing mosquitoes starts with habitat reduction.

Change water sources weekly

If you have outdoor pet bowls, fountains, birdbaths, rain barrels or flower pots, be sure to empty or replace the water in them at least once per week to break the mosquito breeding cycle. Keeping these water sources clean will prevent any mosquito larvae from having time to develop.

Protect yourself

Wear long-sleeved shirts and pants

when possible. When outside use EPAapproved mosquito repellants that contain DEET, picaridin or oil of lemoneucalyptus. If you are traveling outside the U.S. it is especially important to wear ef fective insect repellants and protective clothing. Mosquito-borne diseases that may be rare in the U.S. are common in many foreign countries.

Properly maintain your pool

Mosquitoes will use any source of water to lay their eggs, even an inground swimming pool if it’s not properly cared for. This offers a large area of water to fill with eggs. Keep up with your pool’s water treatment plan, filters and water circulation to keep the mosquitoes away. Additionally, plastic kiddie pools also need to be checked for signs of insect activity.

Check screens and entry points

At about one-quarter to one-half of an inch in their adult stage, mosqui-

toes are small enough to fit through almost any entrance of your home. This means they can sneak in unannounced through the tiniest cracks in your home or garage. Check the seals on your doors, windows and porches, and make sure everything is properly screened off for a mosquito-free environment.

Call for backup

If the mosquito population in your yard is beyond your control, don’t be afraid to call for help. Pest management professionals, such as Terminix, are trained to know exactly where mosquitoes are hiding and the best methods to control their population. They’ll target areas around your home to attack these pests at the source. Don’t let pesky mosquitoes keep you from enjoying the summer months. Follow these steps to decrease mosquitoes and increase your peace of mind.

W

hen homeowners think about renovating their properties, many first need to secure some funding to finance such projects. Some may tap into the equity of their homes by refinancing an existing mor tgage, while others may apply for home equity loans. Taking the latter approach may require cer tain steps, including an assessment of how much the home and property is worth. Home appraisals compare your home to neighboring proper ties to determine your home’s current market value. Homeowners can facilitate the process by having cer tain infor mation readily available for the appraiser. When preparing for appraisers, homeowners should consider and collect the following information: • If your home was built on the largest lot in the community. • If you have made significant upgrades since it was last appraised, such as installing a new roof or siding. Don’t overlook smaller renovations, like extra insulation added or sealing drafty windows, which can increase a home’s value. • Proof that you have used sustainable resources or if you par ticipated in any energy-savings programs. Naturally, any expansion projects,

such as adding another bedroom or extending the footprint of the home, should be mentioned. A real estate appraiser is a cer tified, licensed professional who will do his or her best to determine the value of your home. The appraisal provides banks with information that can tell loan officers if the house is wor th the loan amount. Expect to pay a fee for the appraisal, which is generally included in your closing costs. The appraiser gathers information for the appraisal report from a number of sources, but the process often

begins with a physical inspection of the property, both inside and out. He or she also will compare your home against a few others in the neighborhood, which are known as comparables, or comps. Appraisals will be based on recent prices of comparable proper ties as well as other factors. Apar t from the improvements done to the home, there are other ways to get a higher appraisal amount. A study sponsored by the National Association of Realtors says wood floors, landscaping and an enclosed garage can lead to a more favorable appraisal. An appraiser will spend roughly 30 minutes in a home. Tr y to give that person space to do his or her job. Following the appraiser around during an inspection can raise a red flag that something is wrong with the house that you don’t want to be seen. Turn lights on throughout the house, make sure the heating or cooling system is functioning at full capacity and keep pets locked away. Move items that can impede access to basements or attics. An accurate assessment of the value of your home will give banks the information they need to determine loan amounts for future renovation projects. Providing background information on the home and having a well-maintained proper ty can improve the chances of a favorable appraisal.

Attic conversion tops useful home improvements

However, others stand the test of time because they’re enduringly useful. Attics or lofts, for example, are a staple of American home design, remaining in demand even as the way we use them has evolved. In bygone eras, attics served largely as storage space - but those were the days before the growth of the self-storage industry. Modern homeowners can stash their stuff outside their home, opening up a range of other possible uses for their attics, from master suites, extra bedrooms or home office to workout rooms and craft centers. Homeowners are as eager as ever to convert attics, and the trend isn’t limited to people buying older homes. Many builders are incorporating attics into new construction to please buyers who want the flexibility of finishing the space as they like later on. If you’re considering an attic conversion, here are a few pointers to keep in mind:

Light from above

Some attics are constructed with windows, others have none. Whether your attic has a small window or solid walls, skylights and roof windows are the go-to choice for bringing natural light and fresh air into an attic space. hen thinking about errands, check-lists and even downtime, ever y busy person wishes there were more hours in the day. When tight on time, chores have a way of piling up and spilling into free time. With the right routine, however, day-to-day tasks can be tackled throughout the week, paving the way to a chore-free weekend, which means more time for the fun stuff. “I am a firm believer that the weekend is meant for relaxation,” said Becky Rapinchuk, cleaning exper t from Clean Mama and author of “The Organically Clean Home.” “My secret to a chore-free weekend? Address items on your to-do list day by day, rather than tackling the entire house at once.” Along with the right tools, Rapinchuk recommends car ving out 30 minutes each weekday for an easy five-day cleaning routine made up of the following simple tips and tricks: • Monday: Tackle the most hated space to clean - the bathroom - on Monday so you’re not dreading the chore all week long. To start, grab a dish wand and load it up with your favorite tile cleaner to scrub the shower grout. Once you’re done, clear the countertop, wipe down the sink, and give the toilet a deep cleaning. Spritz a light scent on towels or the shower cur tain to leave the space smelling fresh on your way out. • Tuesday: Dishes not coming out clean from the dishwasher? Run the water in your kitchen sink until it’s hot and then star t the dishwasher. This will pump hot water throughout the washer’s cycle, as opposed to starting off cold and then turning warm. The hot water not only does a better job of cleaning your dishes, but it is also critical in killing any germs living on glassware and flatware. • Wednesday: Scr ub stuck-on

messes on cookware, glassware and counters to leave your kitchen nice and clean. Leaving messes for later only cause more of a headache down the road. • Thursday: Ease into the weekend by dusting sur faces in your home, including televisions, shelving, dressers and nightstands. A little known trick for sur faces such as r ugs or lampshades that dust likes to cling to? Use a lint roller with strong adhesive. • Friday: Round out the week with

a focus on floors by sweeping, vacuuming and mopping the most used rooms. If you find a new stain on the carpet, blot it up with club soda and a heavy-duty scrub sponge. If it remains, add a drop of dish soap and blot it back into the stain, but don’t rub. Rinse with cool water and continue to blot as the sponge absorbs the solution while not pilling or ruining the fabric. After a few minutes, the carpet should be dry and the stain should be gone.
