here’s nothing like a home with a view and those that sit atop country hillsides have some of the best views around. The home of Denny and Jane Hughes, located at 7834 Highway 231 South in Utica, has the perfect country setting, complete with a long, winding driveway, a private pond and plenty of open spaces. The home is situated on 3.74 acres and is located six miles from Owensboro. This proximity to town without having to sacrifice country living is what appealed most to homeowners Denny and Jane Hughes. “There are no traffic jams in Utica,” laughed Denny. “That’s what we have liked most about living here. We have plenty of privacy but we are still only about six minutes away from our kids’ schools. It’s the perfect location.” This four-bedroom, three-and-a-halfbathroom home has more than 2,900 square feet of living space, all located on one floor. The great room is nice and open, with built-in cabinets, recessed lighting, and a fireplace enclosed by a white mantel. Attached to the great
room is a separate office space, closed in by a set of triple doors. The kitchen has all white appliances, cherry cabinetry and tile flooring. A separate eat-in area is attached to the kitchen and is almost like a second dining room, with its chandelier, triple window, and chair rail molding. The formal dining room is carpeted and is also adorned with a beautiful chandelier, the perfect place for hosting a dinner party or family celebration. The sitting room also offers a place to entertain and relax with family. While three bedrooms are located on one end of the house, the master bedroom is on the opposite side. “We liked this arrangement especially when our children were teenagers,” Denny said. “That way, if they came home late they had to walk by our room to get to theirs!” The master bedroom has a triple window, ceiling fan, and a spacious walk-in closet. The master bathroom has a corner garden tub, a separate shower, tiled flooring, and its own linen closet. All bedrooms are carpeted and have neutral wall colors. A Jack-and-Jill bathroom is located between two of
the children’s rooms, and the third full bath is near the front of the house. The half-bath has a pedestal sink and octagonal-shaped mirror, complete with a convenient pocket door. Perhaps the most unique room in the home had a former life as a garage. “We converted the garage into a sports room,” Denny explained. “That’s where we spend most of our time and it’s a great place to entertain.” The sports room has a plate glass window where the garage door once stood, hardwood flooring, a ceiling fan, and two large closets that serve as extra storage space. The outside of the home is just as impressive as the inside. The property includes a fully-stocked, private lake with a small dock, perfect for fishing with the grandchildren. A 30 by 30 workshop has lean-tos on either side, complete with covered porches. On one side, a fire pit and hanging porch swing offer a place for summer entertaining. The workshop has plenty of room for storing lawn equipment, tractors, or four-wheelers. Yet another extra building serves as a storage shed and was once used as
an office. This room is approximately 130-square-feet in size and has a small set of stairs leading up to its front door. The detached two-car garage is heated and has an entire wall lined with cabinets. Pegboard is hung all the way around the garage, there are three rows of lights, and the flooring is painted concrete. The garage has its own back patio, with a stone half-wall around it. “We spend almost every evening out here,” said Denny. “We have lawn furniture for this patio and a screen that keeps the bug away. It’s a nice place to sit and relax at night.” This unique home is truly a country getaway, with plenty of “extras” for everyone in the family. With room for entertaining, outdoor living spaces, plenty of storage room, and a private pond, there is little left to be desired. “This has been a wonderful place to live,” Denny Hughes remarked. “It’s so peaceful and private out here, and there are plenty of places to just sit and relax. What to look for when buying a garage door The top upscale project

The new 2016 Cost vs. Value Report from Remodeling Magazine also echoes the cost-effectiveness of a new garage door. For the first time in the report’s history, an upscale garage door replacement earned the top spot in the rankings of all upscale projects studied. The report said that the purchase of an upscale garage door recoups 90 percent of its cost at resale, far above the second place project, which was a siding replacement at 78 percent. The average cost recouped for all 30 projects in the study was 64 percent. “More people are migrating to the quality doors,” says Wayne Pawlowski at Garage Door Guy in Barnegat, New Jersey. “No longer is it ‘What’s the cheapest you got?’ They would rather spend a few extra dollars and get a better door.”

he most impor tant factor that garage door buyers consider is not the price. That was the surprising result of a 2016 national survey completed in February. According to that study, the buyers’ most important consideration is appearance/curb appeal, followed by price, durability, low maintenance, warranty, and five other factors. “This survey underscores the key role that garage doors play in the appearance of today’s homes,” says Todd Thomas, managing director of the International Door Association. “Since garage doors command such a large area of the front of the typical home, homeowners are increasingly recognizing the powerful impact of an attractive garage door.”
Latest census statistics
The large area occupied by garage doors is getting even larger. In June, the U.S. Census Bureau reported that 24 percent of new single-family houses completed in 2015 had a three-car (or more) garage, the highest percentage ever. The Midwest region leads the country with 42 percent of new homes having at
least a three-car garage. The larger the area, the larger the aesthetic impact. “Can you imagine how much it would cost to renovate 150 square feet of the front of your home?” Thomas asks. “With a new upscale garage door, you can get the project done professionally for less than $3,000.”
New designs, more choices
Fortunately for the consumer, garage door manufacturers are now producing hundreds of stunning designs in steel, wood, aluminum and fiber-composite material. When combined with new colors, windows, insulation and decorative hardware options, the potential designs are almost limitless. “We have so many more attractive
designs today than we had 20 years ago,” says Randy Oliver of Hollywood-Crawford Door, a long-time garage door dealer in San Antonio. “An upgraded door that takes advantage of all these optional features is surprisingly affordable.”
Best buyer’s resource
The key is to learn more about a garage door’s features and the design possibilities. To help homeowners with the task, garage door manufacturers have joined together to create a free consumer website (www.garagewownow. com) that contains dozens of photos of the latest garage doors from many manufacturers. The GarageWowNow site includes design tips, photos of many openers and accessories, and several before-and-after garage door images that demonstrate how a door upgrade improves the appearance of the home. A dealer finder on the site leads you to a nearby qualified door dealer who can handle the project quickly, properly, and safely. “I tell my customers that price should be a factor, but not the only factor,” says Oliver. “When customers realize the overall value of a better-made and betterlooking garage door, they buy the better door almost every time.”
3 things to look for when buying a new home

urchasing a new home is an exciting and sometimes stressful experience. Whether you’re moving to a new town or looking to upgrade from your current space, finding a new home requires patience, expert guidance and a keen eye for detail. As a home seeker, the first thing you’ll evaluate is location, space and amenities such as fireplaces, granite countertops, a finished basement, deck or a swimming pool. The next thing to consider is cost, shopping for the right mortgage, making your down payment and negotiating other fees. Finally, you look at the various features inside and outside the home that make it safe, convenient and energy-efficient for you and your family. To ease some of the stress of house hunting, here are a few top consider-
ations to keep in mind throughout the process: Always start with an impartial home inspection. Home inspections can help potential buyers uncover the structural issues of a home, while also examining if electrical wiring and devices are up to code, plumbing lines are performing correctly and HVAC systems are running efficiently. In order to locate and properly evaluate any concerns, it is crucial that you research the best impartial home inspector in the area, be present during the inspection itself and thoroughly read the inspection report on the property. Sometimes issues identified are quick fixes which you can address yourself, such as replacing older electrical switches and outlets. You can evaluate if you’re able to make these quick updates safely yourself by viewing sample installations at www.youtube.com/leviton. However, other conditions may require more labor-intensive repairs and outside contracting, which should be included in
your budget or negotiated with the seller before purchasing your new place. Determine any value-add features you want that are already in the home. According to the National Association of Realtors’ 2015 Profile of Home Buyers and Sellers, a home buyer’s expected tenure in a newly purchased home is approximately 14 years on average. While it’s not uncommon to change things the longer you live there, it’s equally important to note the features that certain properties already have during your initial home search to avoid costly replacements and construction projects down the line. As you’re searching, keep the long-term in mind and consider what you may want in the future. Be sure to ask a lot of questions during each walk-through. For example, are there enough bathrooms to meet your family’s needs? Will your family grow? Does the kitchen have a gas line for appliances? Is there a properly-installed and updated heating and cooling sys-
tem? Does the master bedroom have a walk-in closet? What amenities will make you and your family feel safe, happy and comfortable from the moment you walk in the door and for years to come? What measures have been taken to make the home safe? It’s important to consider a home’s safety features, especially if you’re moving into a new residence with children or pets. So, what classifies as a safety amenity? Depending on the home and location, safety features should include alarm systems, working door and window locks, working carbon monoxide detectors, smoke alarms and Arc Fault Circuit Interrupter (AFCI) Outlets. Especially when it comes to electrical outlets in areas like the living room and bedroom, products like Leviton’s SmartlockPro AFCI Outlet should be installed.
