How new buildings are going green BY STATEPOINT
O
ne of the elements that can greatly enhance the value and enjoyment of a home is beautiful landscaping. But with certain parts of the country facing water restrictions, and many others simply wanting to go green, both residential and commercial property owners are finding it increasingly difficult to keep lawns and hedges thick, green and free of dead zones. “Many builders and decorators have begun incorporating artificial vegetation in their landscaping treatments, both to sidestep new watering regulations and reduce environmental impact,” says Dallas-based real estate developer, Braden Power of Power Properties. “Although most people haven’t yet begun to notice, ‘faux foliage’ is now sprouting up in various renovation projects around the country, including exclusive hotels and country clubs.” Power says the new trend to use simulated greenery in building projects is about more than just water conservation: “Simulated plants are very environ-
mentally friendly,” says Power. “Because insects aren’t attracted to them, there is no need to spray pesticides, so there is zero contamination of the soil and groundwater. And because fertilizer is not used, there isn’t a problem with nitrate runoff into nearby streams and lakes. When simulated grass is used, there is no monthly lawn service to pay for, nor is there any
pollution from gasoline powered mowers, hedge clippers, or leaf blowers.” Despite the environmental benefits, Power says most people who hear the term “artificial plants” are at first quite skeptical, especially when “artificial grass” is mentioned. “People usually conjure an image of the artificial turf they use on football fields, but
they don’t realize that there are hundreds of artificial grass options, varying in color, texture, density, and durability -- similar to ratings of carpeting,” says Power. “There’s even a line with multi-colors and a ‘dead grass’ look at the base for realism; and it’s very soft on the feet.” Power says he acquired a hands-on education in the use of artificial vegetation during the renovation of a courtyard apartment building in east Dallas. “We named the building ‘The Greenhouse’, which is ironic, because although it now has the appearance of a lush botanical garden, there are only two live plants on the entire property,” says Power. “The grass, trees, ferns, privacy hedges, vines and leafy ground vegetation are all stunning simulations.” Power, who has been renovating multiunit residential properties for 25 years, says through his exterior design service Bel Air Outdoor Living, he is available to consult with architects, developers and builders who are seeking ideas and resources for “going green” in their next construction or renovation project.

ecisions made by the next President and Congress could change the way Americans buy and sell homes for generations to come. Rising prices are making it more difficult for working families and young adults to become homeowners. Government control over the vast majority of mortgages through Freddie Mac and Fannie Mae could expose taxpayers to risk and stifle the innovation of new lending products responsible borrowers need and want.
More business as usual?
Depending on who is elected this yearâ&#x20AC;&#x2122;s presidential election could either deliver a mandate for Washington to act on far-reaching reforms or bring more business as usual. Here are the priorities Americans want the next President and Congress to address, according to a new research conducted for loanDepot, the nationâ&#x20AC;&#x2122;s second-largest nonbank consumer lender: â&#x20AC;˘ Make homeownership more affordable for middle- and lower-income fami-

lies (37 percent). â&#x20AC;˘ Keep interest rates low, especially during the first 100 days of the new presidency (34 percent). â&#x20AC;˘ Make more credit available to small businesses (11 percent). Few see the election improving their pocketbooks Most Americans expect their personal financial situation to either stay the same or get worse when new leaders take over the White House and Congress. Only 6
percent think they will be better off as a result of the election.
Each vote counts
One out of every five Americans said the candidatesâ&#x20AC;&#x2122; housing and finance policies will influence their vote. Another 40 percent have not yet made up their minds. That is because only 9 percent think the candidates have done a good job articulating their positions on the economic issues that affect peoplesâ&#x20AC;&#x2122;
Some 77 percent think it is just as hard or even harder to get a loan today than during the Great Recession eight years ago. Young adults may be more discouraged than most; they worry about not making enough money and nearly half (46 percent) fear the election outcome will make it even harder to get a loan. In fact, while guidelines have tightened since 2008, applications for purchase mortgages were more likely to be denied in 2008 than in 2014, the most recent year for which Federal Reserve data is available. Denial rates for home purchase loan applications hit 18 percent in 2008, while denials in 2014 topped out at 13 percent. Denial rates for home refinance applications in 2008 were 38 percent and dropped to 31 percent in 2014.

Always start with an impartial home inspection
Home inspections can help potential buyers uncover the structural issues of a home, while also examining if electrical wiring and devices are up to code, plumbing lines are performing correctly and HVAC systems are running ef ficiently. In order
to locate and properly evaluate any concerns, it is cr ucial that you research the best impar tial home inspector in the area, be present during the inspection itself and thoroughly read the inspection repor t on the proper ty. Sometimes issues identified are quick fixes which you can address yourself, such as replacing older electrical switches and outlets. However, other conditions may require more labor-intensive repairs and outside contracting, which should be included in your budget or negotiated with the seller before purchasing your new place.
Determine any value-add features you want that are already in the home
According to the National Association of Realtors’ 2015 Profile of Home Buyers and Sellers, a home buyer’s expected tenure in a newly purchased home is approximately 14 years on average. While it’s not uncommon to change things the longer you live there, it’s equally important to note the features that cer tain proper ties already have during your initial home search to avoid costly replacements and constr uction projects down the line. As you’re searching, keep the long-
term in mind and consider what you may want in the future. Be sure to ask a lot of questions during each walk-through. For example, are there enough bathrooms to meet your family’s needs? What measures have been taken to make the home safe?
It’s important to consider a home’s safety features, especially if you’re moving into a new residence with children or pets. So, what classifies as a safety amenity? Depending on the home and location, safety features should include alarm systems, working door and window locks, working carbon monoxide detectors, smoke alarms and Arc Fault Circuit Interrupter (AFCI) Outlets.
