Autumn and early winter: The best times to be a homebuyer?

he long-held belief that summer is the only time to buy a home is fading fast. ome improvements are typically made to improve the functionality and look of a home, but renovations also can increase the value of a home. Certain changes to a home can make it more attractive to prospective buyers, while other renovations may make a home less appealing. For example, a complete overhaul of an outdated kitchen is often a smart financial move, while installing a pool or hot tub may not be worth the cost to homeowners. Separating the good from the bad renovations makes smart financial sense, and homeowners looking to improve their homes’ resale values may want to avoid the following projects. • Bedroom and garage conversions: Changing a room’s traditional function often turns off buyers. For example, turning a garage into a home gym might seem like a great idea for you, but it may not be so appealing to prospective buyers. Buyers can certainly reconvert the space, but they would consider the costs of such a conversion when making their offers on the home. • Stylized colors on trims and rooms: Painting over unappealing colors is a project many homeowners can handle. However, some may be discouraged by a home that has too many bright colors or textures on the walls and trims. Buyers often want homes that are move-in ready, meaning

they can get settled in before undertaking large projects. A living room painted in purple or zebra print may not fit the design scheme of many buyers. hen Kent and Jill Robinson were relocated to Owensboro, they decided to build a home that mirrored one they really loved in Nashville. The result is home that is strikingly unique inside and out. “Nothing is traditional,” Jill Robinson said of the home, which she characterizes as “rustic contemporary with industrial accents.” Located in the still relatively new neighborhood of Bridgewood, which features woods and a creek, the Robinson house looks and feels almost like a posh mountain or lakeside retreat. Throughout the home, exposed wooden beams and hand hewn hickory plank floors, paired with a palette of gray tones, create a sedate effect. Upgrades abound. “We upgraded everything we could” says

Jill Robinson, mentioning Moen Arris faucets, stain proof top-of- the line paint, and distinctive light fixtures. Kitchens are the piece de resistance in any new construction, and this one is no exception. It features quartz countertops paired with sleek cabinets and an island fashioned from reclaimed wood. Lighted display cabinets top the storage cabinets. The ultimate cook’s tool and kitchen status symbol - a Viking range- is backed by a stylish but unobtrusive tile backsplash. The walk in pantry is thing of beauty, with plentiful white, angled shelving. “The pantry is also a concrete storm shelter,” Jill Robinson said. Just off the kitchen in one direction is a mudroom even Martha Stewart couldn’t improve upon. In this space, even the requisite cubbies and cubicles look sophisticated. Flanking the kitchen in the other direction is a bar/

butler’s pantry. This is the perfect space setting up the bar and appetizers for parties. There’s also extra storage space for serving pieces. The Robinsons built their house with entertaining in mind, and enjoyed hosting friends in the home’s comfortable spaces. “The dining room is not a traditional room,” Robinson explains, “It’s a open space that is more of a combined library and dining room.” There’s also room for entertaining and dining in the huge screened in porch, which double doors open onto so it “becomes part of the house,” she says. With a gas fireplace, mounted television, and views of the woods, the porch is enjoyable practically year round. Thoughtful landscaping surrounds the house and was designed to maximize privacy. The house has four bedrooms

and three bathrooms. Two upstairs bedrooms share a bath and create a suite atmosphere for children or guests. An additional guest bed and bath are located on the first floor, as is the master retreat. The master bath matches the rest of the house in accoutrements and style, but there’s something else in the owners’ suite that probably can’t be found in any other house on the market; a closet straight from the pages of design magazine perfection. Built-in dressers, a wall of shoe shelves, hanging spaces of varying lengths, a folding table, make this space more of a dressing room than closet.
