Necessary tips for using a chainsaw to clear debris

t’s storm season, and as soon as a tornado or hurricane strikes, clean-up begins. Often, storm clean-up requires par ticipation from volunteers who supplement the work of exper ts in removing miles of debris. Many are weekend warriors who have never tackled such an immense task - and may never have used a chainsaw in such rigorous circumstances. Those brave volunteers need some guidance on how to prepare for, use and maintain a chainsaw dur-

ing intense storm clean-up efforts. These nine necessar y tips - if followed - ensures that the work of brave storm clean-up volunteers is safe and effective. They are: • Safety first. Take some time to train before getting started. Be sure to read through the owner’s manual for the chainsaw you’ll be using. • Be prepared. This is a catchall of tips regarding regular chainsaw maintenance and the possession of personal protective equipment (PPE). • Map it out. Assess the full scope of damage, and creating a plan for

how to tackle it. The plan should include coordinating with other volunteers, divvying up the work and prioritizing • Know your limitations. Don’t volunteer for a job you’re unprepared for. There will be plenty of work to go around, so only tackle tasks that you are comfortable handling. • Buddy up. No one should trim trees by themselves, given the risk of error or injur y. Pair up with another volunteer, but stay a safe distance apart when operating saws. • A good start. A chainsaw is best started on the ground, with the chain

brake engaged. Don’t “cut” corners during intense, fast-paced clean-up efforts. • The right cut. To achieve the right cut, use careful pruning practices to relieve tension from a branch or tree limb. • Take it easy. You aren’t Superman, and most mistakes occur when you’re tired. Take frequent rests and stay hydrated. •Pamper your equipment. Ongoing maintenance during storm cleanup is critical, since you’ll be pushing your chainsaw hard. Pause often to clean filters and tighten chains.

ntertaining guests is a great way to open and shar e your home and make memories with family and friends. If your enter taining includes a meal, chances ar e ever yone will be sitting at the table to dine and converse. A beautifully set table can make guests feel welcome and establish the ambiance for the meal. A centerpiece is at the hear t of a welldressed table. While centerpieces are most often associated with formal af fairs, any meal or gathering is enhanced with the right centerpiece. Here are some easy and elegant centerpiece ideas to dress up your dinner table.

Fresh flowers

Floral arrangements make for great centerpieces. Such ar rangements can be as simple or as extravagant as you desire. For casual meals, consider picking some flowers from your own garden or a nearby field. Spring daffodils or cher r y blossom branches can add color to a table. Some smaller, potted impatiens or begonias make great centerpieces for summer soirĂŠes, while autumn and winter

blooms work for holiday gatherings and parties. If you want an even more special touch, consider working with a florist. Explain the theme of your party and ask the florist to recommend appropriate flowers for the gathering based on your theme.

Fruit and foods

Floral centerpieces may be some of the most popular, but food also works as a base for interesting centerpieces. Grab an unused soup tureen or some decorative vases and fill them with an assortment of items. Lemons, oranges and other citrus fruits add a splash of bold color to a table. Other wise, look for exotic foods that have interesting appearances, like prickly pears or artichokes. Fill a tall vessel with walnuts or chestnuts for an earthy look. A large basket brimming with assorted breads and crackers looks attractive and is also ready for guests to dig in.

Whimsical par ties or childr en’s events can be made more fun with clever centerpieces made from candy. Stick lollipops into buckets filled with sand or push them into a foam form to make a candy topi-

How to tend to an indoor herb garden

A home chef can even improve the flavor of store-bought or prepared foods with an herb garnish that can transform otherwise bland dishes into something you’ll want to eat again and again. Harvesting fresh herbs is easy for homeowners who have gardens right in their backyards. However, everyone does not have a backyard, and even those that do might find their gardens threatened by changing seasons or unwanted critters. When gardens are moved indoors, the bounty of fresh ingredients continues no matter the date on the calendar. Herb gardens are perhaps some of the easiest gardens to cultivate indoors because they don’t require large pots or much space. The plants themselves are relatively compact, and it only takes a pinch of herbs to give a meal some extra flavor. When growing herbs indoors, your indoor growing area must have adequate light to simulate the longer days of summer; otherwise, the plants may go dormant. If you do not live in a particularly sunny locale, consider supplementing the plants with grow lights, which will provide the full spectrum of light the plants need to thrive. Indoor air can become too dry for herbs, so you will need to compensate by providing humidity. While there may be added humidity in a kitchen greenhouse

window, it still may not be enough to keep the plants healthy. Think about misting the plants daily to create some extra humidity, or place herb pots on top of a water-filled tray with pebbles so the evaporating water will add moisture without making the roots soggy. Insects are another threat to indoor gardens because there is no cold weather to inhibit the hatching of insect eggs. Soil from outdoors may be more susceptible to insects that are already living in the dirt. Instead of soil from outside, use packaged soil or a nonsoil alternative that will hold moisture without the added risk of bugs. If small insects appear, use a mist of soapy water to kill the bugs without harming the plants or making the herbs unfit for eating. Group herbs together according to their watering needs to make maintenance that much easier. New sprouts generally need more water than established plants. Prune the herbs as needed for recipes. If the herbs experience a growth spurt, trim some of the plants and freeze the herbs for later use. Many indoor herb gardeners begin by growing parsley, chives, oregano, and basil, but you can experiment with just about any herb.

You might be able to find a compromise in a home that is a short drive away from a town center, but still remote enough that you are not in the middle of the hustle and bustle.

Quality of life is heavily influenced by commute time. Many men and women feel their quality of life improves dramatically the shorter their daily commute is. When considering a particular neighborhood, do a test run before making an offer on a home. Wake up early and drive to the area where you are thinking of buying, and then commute from there during rush hour. Also, do the reverse commute come quitting time. You might be able to get an estimated commute time online, but a test run can give you a more accurate idea of what your daily trips to and from the office will be like. Choosing a neighborhood where you will enjoy living requires some forethought and research.

Make a home offer they can’t refuse By Metro Creative Connection

B

uying a home can be ver y competitive. A well-maintained proper ty with all of the bells and whistles that today’s buyers demand figures to attract many offers, and buyers who have found their dream homes must be prepared to make an offer that sellers can’t refuse. Standing out in a sea of other potential home buyers is not always so easy, but there are steps buyers can take to ensure their offer is the one sellers ultimately accept. • Get preapproved for a mortgage. Sellers’ patience may wear thin with buyers who are not preapproved for a mortgage when making their offers. Preapproval can speed up the selling process, as buyers won’t need to secure financing after ward. When sellers receive multiple offers on their homes, they are more likely to sell their homes to buyers whose financing is already lined up as opposed

to buyers who have to scramble to secure loans. • Establish a strong rapport with the sellers. It’s not uncommon for

homeowners to develop emotional attachments to their homes, and buyers should keep that in mind when viewing a home and negotiating their purchase. Sellers won’t want to hear about how ugly a home is or how much money buyers will have to spend to bring the home up to their standards. While buyers must weigh such variables when making their offers, keep it as cordial as possible and avoid any inflammator y remarks during the negotiation process. Sellers may be more likely to accept a lower of fer from a buyer they like than a higher of fer from someone they don’t like. • Don’t delay an inspection. When a property is drawing significant interest, buyers can set their offers apart from the rest by arranging for a nearimmediate inspection. Some buyers may want sellers to give them a couple of weeks to arrange for an inspection, and that may irritate sellers who want to sell their homes as quickly as

possible. Have an inspector ready to perform an inspection within days of making your offer. • Include an escalation clause. When making an of fer on a home, pr ospective buyers can include an escalation clause. Such a clause acknowledges that a potential buyer is willing to increase his or her initial offer by a predetermined amount to exceed any bids that are higher than that initial offer. When sellers trigger such clauses, they are often required to show the other offers they received that triggered the escalation clause. Escalation clauses show the sellers you really want the house while keeping potential buyers’ hopes of buying the home alive when the bids are competitive. Prospective home buyers may find themselves in some stiff competition upon finding their dream homes. But a few simple strategies can make their of fers stand out and increase their chances of buying their ideal homes.
