Looking to buy a home? 2020 may be your year

I

BY STATEPOINT

f buying a home is on your near-future to-do list, experts say that 2020 may be a good year to make it happen. Mortgage interest rates are near historic lows, offering buyers the opportunity to finance a new home purchase at a much lower cost. According to a new forecast from Freddie Mac, mortgage rates will stay in the 3-4 percent range for all of 2020 and 2021, giving prospective homeowners substantial time to plan their purchase. This, combined with modest inflation and

a solid labor market, makes for a good climate to buy a home with a fixed rate mortgage. For those who are already homeowners, refinancing now may be a good idea. “For those serious about homeownership, today’s sub 4 percent mortgage rates should not be taken for granted,” says Freddie Mac chief economist Sam Khater. “For comparative purposes, in 2000, rates averaged eight percent; and in the ’80s, they spiked to 18.5 percent.” Khater stresses that while mortgage

rates are an essential factor to consider in the homebuying process, there are other important items to think about as well as you lay the groundwork for your purchase. These include getting a firm handle on your finances, knowing your credit score (and taking steps to boost it if necessar y) and familiarizing yourself with down payment options. Whether making the jump from renting to owning, or looking for a home that better meets your current needs, now may be a great time to consider making your real estate dreams a reality.

SMART IN-HOME UPGRADES

that will pay off later BY BRANDPOINT

Whether you want to make the most of your home now, or you’re thinking of selling soon, smar t upgrades can boost your enjoyment of your home and increase its resale value. Some upgrades improve the aesthetics of your house, while others help save on energy costs or improve the functionality of the home. Still others can add a touch of luxury. Why not consider smart upgrades for right now, instead of waiting until you’re ready to sell? You can certainly appreciate the upgrades now, while confident that they will pay off later. Here are some ideas.

TIMELESS HARDWOOD FLOORS

Designers and real estate agents agree that installing or refinishing a hardwood floor can boost not only the look of a room, but will make the room easier to design around — and to sell. Most homebuyers look at replacing aging carpeting in a new home, to refresh and put their own stamp on rooms. Hardwood floors have long been coveted by real estate agents and luxury homeowners alike, as they provide a blank canvas to work with, allowing new homebuyers to choose area rugs and accents to create their own design aesthetic.

ENERGY-EFFICIENT WINDOWS

This is one of the smartest upgrades you can make, as it improves the aesthetic from

the outside (that all-important “curb appeal”), enhances your enjoyment of rooms from the inside and reduces energy costs. Advances in technology behind high-performance window glass have made a huge difference in terms of the amount of insulation and energy-efficiency they provide. Low-emissivity coatings on glass help control heat transfer through windows that have insulated glazing. In addition, the latest window frames — from metal or fiberglass to vinyl — offer superior insulation and longlasting per formance over standard wooden frames. Installing the best new windows for any room, or the entire house, offers an outstanding return on investment.

NEW DOORS

Like windows, doors also present a face to potential buyers from the curb, and can help decrease energy costs. The front door is an obvious place to start. You’ll want to consider your local climate and its needs, such as good weather-stripping to keep out the cold or sturdy screen doors to keep out bugs. Garage doors are also a great choice for updating, especially if they are large and highly visible. An upscale garage door is built from highly durable materials and looks as good as it functions. For any door facing the curb, including the garage door, choose a color and style that matches the overall look of your home, and that will last many years, through a variety of weather conditions.

CLEANSING SEATS

Haven’t you always wanted a toilet with a heated seat, plus warm-water cleansing and warm-air dr ying, operated by remote control? How about an automatic LED light to help you see in the dark? You can elevate your daily routine with a Kohler Cleansing Seat, designed to fit most toilets. The seats are ergonomically designed, and will complement a range of decors. The Cleansing Seat also of fers carbon filters to help keep the space fresh, and the wand that sprays water is self-cleaning. The flush and lid are both motion-activated. This toilet upgrade with customizable amenities will make you feel like you’re at a spa or luxur y hotel. Then you may wonder how you ever lived without it.

BEAUTIFUL OUTDOOR LIVING SPACE

Ever yone today is looking for ways to spend time outdoors comfortably — whether this means a deck, patio or gazebo. If you have a functional area outdoors, consider improvements — is the space big enough? Could you add privacy fencing or shade? Do you want a better cooking area or fire pit for enter taining? If you don’t currently have a usable outdoor space, look at your property as a whole and consider what makes sense for the space and your lifestyle. You could consult a professional to help you design a more beautiful and comfor table outdoor space.

Add luxury to your bathroom with these design tips BY BRANDPOINT

Today’s homeowners are increasingly expecting their bathrooms to mirror some of the spa-like features previously seen only in hotels, resorts and luxury vacation rentals. Home TV shows and websites showcase these once aspirational luxuries, and tech advances have made them more attainable. The baby boomer population is among the most active of renovating groups. Those wanting to remain in their current homes longer have an eye toward safety and accessibility, but also luxury and style when upgrading their bathrooms.

TOWEL WARMERS

On a cold morning, nothing is more pleasant than reaching for a warm towel as you step out of the tub or shower. To help make your bathroom feel more like a luxury spa, a heated towel warmer keeps towels at just the right temperature for optimal comfort. If you don’t have enough space for a towel warming drawer or cabinet in your bathroom, space-saving towel warmer racks are also available. Some are free-standing, while others are wall-mounted.

HEATED FLOORS

Another option for warming up on a cold morning is to install a heated bathroom floor. Radiant floor heating can supplement your home’s overall heating system, making you feel warmer when standing on a tiled floor in Januar y. Because these systems warm objects and people in a room, radiant floor heating systems are more energy efficient than conventional forced-air. In fact, more people are comfortable with radiant floor heating at a lower thermostat setting than with forced-air heating at a higher thermostat setting.

STANDALONE BATHTUBS

Homeowners with the space and resources are increasingly choosing to separate the bathtub from the shower, opting for a larger, more stylish soaking tub. While whirlpool-type spa tubs are not as popular as they have been in recent years, larger tubs for luxury bathrooms — disconnected from the shower — are considered much more desirable.

CURBLESS SHOWERS

HIGH-TECH MIRRORS

From mirrors with automatic, built-in LED lighting options or fog resistance to magic-like mirrors incorporating builtin clocks, TV panels or digital assistantconnected features, the bathroom mirror has gone way beyond a simple place to shave or check your look. Bathroom mirrors with automatic sensors light up as your face approaches the mirror. Some high-tech mirrors include touchscreen controls, some are controlled by remotes and others are responsive to voice commands. If it’s connected to an

advanced security system, you can use a smart bathroom mirror to check who’s at the front door while brushing your teeth. With a smart mirror that connects to the internet, you can watch tutorials on your favorite makeup app while getting ready

for that big date. You can also check the news and weather or tell your digital assistant to turn on your coffee maker while you’re fixing your hair. The latest mirror features make all your simple grooming tasks easier.

As showers are increasingly separated from tubs in modern bathrooms, curbless showers with linear drains are gaining in popularity. A curbless entrance makes showers easily accessible for all ages and abilities. They can also accommodate a freestanding bench, wheelchair or other mobility aid because they require no center drain where water may pool or make users feel unbalanced. Usually located against the edge or back of the shower, linear drains are more hygienic, as they are most often designed with larger format tiles, reducing grout joints and seals where mold, mildew and grime can accumulate.

Unbridled potential B

STORY BY JODI KEEN PHOTOS BY GREG EANS MESSENGER-INQUIRER

uilt in 1954, 2006 Scherm Road at first appears to be your standard mid-century ranch-style home. But step inside, and you’ll be blown away by its amenities and limitless design potential. To bring their home into the 21st century, the owners renovated its 1,228 square feet from top to bottom, sparing no expense and overlooking no detail. “(The owners) redid the whole thing,” says listing agent Mike Garant with Rose Realty, and that hard work is obvious. Attractive woodbrushed vinyl flooring runs through the kitchen, utility room, laundry room and bonus

room. The kitchen features a new sink, Frigidaire appliances and cabinetry. The hardwood floors in the three bedrooms and living room have been refinished and polished to a top shine. The full bathroom boasts updated hardware and a new tub/shower. The plumbing has also been updated, and fresh paint has been applied by Bobby Easler (who can also be credited for the flooring). New wiring has been installed, as has an updated electric panel. Modern lighting and ceiling fans have been placed throughout the home, which now also features an open floor plan after the owners knocked out the wall dividing the living room and kitchen. All interior and exterior doors are new, as are the windows. The laundry room was added onto the house by the owners,

who thoughtfully positioned the water hookups in a wall nook for easy access. The water heater and gutters are also new, and the home enjoys newer water service from recent Scherm Road upgrades. But you’d be mistaken to think that this is a purely modern home now; much of its original charm still remains. For example, those gleaming hardwood floors in the bedrooms and living room are original. The arched doorways bridging the gap between the living room and bedroom

hallway have been maintained. And, while not original, the etched glass front door lends a touch of elegance to the entryway. A two-car garage with new overhead doors is included, as is a refinished asphalt driveway with space for extra parking or three-point turning. The fenced-in lot and front yard are ripe with possibility for decking, storage and recreation. 2006 Scherm Road is within the Daviess County Public Schools system and sits exactly one mile from the intersection of Carter Road and US 60. That makes this home perfectly positioned to west-end shopping, dining and entertainment establishments. “Because of the distance,” Mike says, “it’s so convenient.” Mike Garant, Rose Realty
