or 60 years, the Home Builders Association of Owensboro has been educating and promoting local home builders and remodelers. The organization has more than 300 members in trades ranging from home builders, remodelers, contractors and more. There are two types of HBAO members. Builder Members’ “primar y business is building or remodeling dwellings as a general contractor,” according to the HBAO website. An Associate Member is “anyone engaged in a trade, industr y or profession directly related to housing and supply builders with goods and services,” the website states.

Seek referrals from friends, family, neighbors, co-workers, and others who have had similar work done. Search the Directory of Professional Remodelers to locate an NAHB professional remodeler in your community or contact your local home builders association or remodelers council. Finding and maintaining the right carpet

arpets provide both practical and aesthetic appeal inside a home. In winter, carpets help keep homes warm, and the right color carpet can add to design schemes. Carpeting remains a go-to flooring material in modern homes. In fact, many homes offer a blend of both carpeting in some rooms and different flooring choices in others. Upon choosing carpet, it is important that homeowners follow some guidelines to prolong a carpet’s longevity and maintain its style.

fter years of funny financing and few limitations on loans, banks and other lenders have tightened up their lending policies. As a result, homeowners considering a home improvement project might need to look elsewhere to secure financing. There are no certainties in the real estate markets. The National Association of Home Builders says many people are choosing to stay put in their homes and remodel or make renovations to transform the house into something more comfortable. While there are many worthwhile home renovation projects, the NAHB recommends projects that bring your home up to par with the neighbors’. It doesn’t pay to transform your home into the most expensive on the street -- unless you plan to live there for the rest of your life. Real estate experts recommend that a remodeling investment increases the value of your house by no more than 10 to 15 percent above the median sales price in your neighborhood. When it comes time to finance a remodel or renovation, you may not know where to start. Credit restrictions on home mortgages that have troubled many would-be buyers have also plagued individuals looking to finance home improvements. However, homeowners hoping to finance a project do have options, and not all of them require stellar credit ratings. * Borrow against a retirement plan. Many retirement plans, such as a 401(k), allow plan members to take out a portion of the savings to put toward a home loan. This does not mean you are taking money out of the account permanently. Rather, you are borrowing against yourself, with repayment necessar y in a cer tain timeframe. Because these loans often offer ver y low interest rates, and essentially the interest is being paid back to you, they might be a good option for men and women who cannot secure a traditional loan. However, if you have been laid off, there may be a shorter repayment period. Also, the interest on these
loans is not tax-deductible. * Borrow against other investments. CDs, bonds or mutual funds can provide the collateral you need and earn you a lower interest rate. Fixed-income investments are more stable options to borrow against, as their value won’t have a chance to decline. * Apply for a home equity loan. Many people have heard of a home equity loan, and it is usually the first

choice when borrowing funds for renovations. Essentially a home equity loan is taking out a second mortgage on your home to pay for the work you want to have done, which is based on the equity, or the difference between the home’s fair market value and the outstanding balance of all liens on the property. The interest on these loans is tax-deductible, which can make this financing option quite popular.
* Secure a home equity line of credit. A home equity line of credit, or HELOC, is another type of home equity loan. Instead of receiving a lump sum to use toward renovations like you would with a traditional home equity loan, a HELOC is sor t of a credit card type scenario based on the equity in your home. uyer-friendly 30-year fixed mortgage rates and an improving job market are good news for spring homebuyers this season. Yet, even with these favorable conditions, many home purchase contracts will get held up at closing by financial issues. This doesn’t have to be the case. There are several things you can do before and after submitting a contract to help make sure you walk away from the closing table with the keys to your new home in hand.
The following are some tips to make house hunting easier:
• Learn your current credit history and score. You don’t want any surprises down the road. If you have no credit history, or have had credit problems in the past, you can take steps to build, improve, and maintain strong credit. Contact a HUD-approved housing counselor for free advice. • Talk to your lender about applying for a mortgage and getting a pre-approval letter. This letter gives an estimate of
how much you might be able to borrow, and demonstrates to home sellers that you’re a serious buyer. • Understand your options. Don’t assume you won’t have enough for a down payment or won’t qualify for a mortgage without 20 percent down. In fact, about 40 percent of today`s homebuyers are making down payments of less than 10 percent, according to
research from Zelman & Associates. And new products, like the Freddie Mac Home Possible Advantage mortgage, offer down payment options as low as three percent for qualified borrowers. • Gather your documentation. Expect your lender to request documentation verifying your income (W-2 forms, tax returns, and employment records), credit history, and assets (such as bank state-
ments to verify your savings). After signing a purchase contract but before closing, Boyle recommends doing the following: • Don’t take on more debt or make large cash purchases. Resist the temptation to take out new loans or open new credit cards. This could affect your credit profile and may require the lender to resubmit your mortgage application to verify you still qualify. Also, substantial cash purchases may make your mortgage company question whether you can really afford monthly payments. • Meet your lender’s deadlines. Heed deadlines for providing documentation or information. A missed deadline could delay the closing, which may require you either to pay more to extend the mortgage terms you locked in when you submitted the application or, in the worst case, reapply for the mortgage. or its third year, the Home and Garden Show is taking over the Owensboro Convention Center. ome renovation projects var y in scope. Something as simple as repainting a bedroom counts as a renovation project, as does a full kitchen remodel. But no matter how big or small a project, homeowners’ top priority should always be safety. Before beginning a project, make a list of possible hazards and how to avoid them. Here are some potential dangers that can spring up. • Asbestos: Many homes built when asbestos was legal still contain asbestos materials. Asbestos has been used in many applications, such as in ceiling materials, insulation, siding, and more. That’s because asbestos is flame retardant and ser ves as an ef fective and inexpensive insulator. However, asbestos fibers released into the air during renovations can cause respiratory problems and even lead to lung cancer. Asbestos needs to be removed under specific guidelines and disposed of properly. Disposal typically requires hiring a professional service. • Dust and dir t: Sanding, sawing, welding, and other home renovation tasks can cast debris into the air. Ventilation may be needed to maintain clean, breathable air. Ventilation can also shuttle any harmful fumes generated from constr uction materials outside of the home. Do-it-yourselfers should wear masks and eye protection to guard themselves against debris. • Electrical lines: All homes may not have been built in adherence to modern-day codes. Electric lines can be discovered where they are least expected. When doing demolition
or drilling/nailing into walls, it’s not uncommon to come across electrical wires. Extra caution needs to be taken, and an electrician should be consulted if the wires need to be relocated. • Chemicals: Chemicals, such as sealants, cleaners, lubricants, and fuel, may be used during renovation projects. Such substances can be dangerous to pets and children if they are touched or accidentally ingested. Exercise extreme caution when using chemical products, making sure all product containers are sealed and kept out of reach when not in use. • Tools: Cuts, abrasions, burns and more can result when power tools and even manual tools are used incorrectly. Learn how to use tools before beginning a project, and always put tools away when work is done for the day. • Falls: Falls are a leading cause of household injur y, and the chance of a fall may increase when climbing ladders during home improvement projects. Don’t climb beyond where indicated on ladders and always have a spotter on hand when climbing is necessar y. Wear harnesses, sturdy footwear and gloves as well.

Alex Jagoe, a builder at Jagoe Homes in Owensboro, said Jagoe’s new homes are assessing every component of the home in order to make it as energy-efficient as possible. In order to measure the amount of energy saved, Jagoe Homes uses the RESNET (Residential Energy Services Network) HERS rating, a nationally recognized system for inspecting and calculating a home’s energy per formance. A low HERS index adds value to a home, which is why home builders
across the United States ensure that all their homes are energy rated. “Essentially, the lower your score, the better you are,” Jagoe said “If your home had a HERS rating of zero, you would have zero energy bills.” Jagoe Homes have an average HERS score of 64. A standard new home that’s built to meet the current Energy Conservation Code will score a HERS Index of 100, meaning the new Jagoe Homes are at least 30 percent more efficient.
