ew homes spring up like wildflowers each year in Owensboro, and many homeowners gravitate to the worr y-free solace offered by a newer build’s sparkling features. But what if you could enjoy those new amenities inside a structure of pre-war charm? 2320 Bluff Ave. is the place for you. A classic Cape Cod-style home from 1935, 2320 Bluff Ave. juxtaposes arched door ways, original millwork and a gabled roof

with modern interior features. Its pragmatism is balanced by elegant touches: The living room may feature updated paint and new waterproof wood laminate flooring, but the wood-burning fireplace retains its dentil detail. And while the bathroom gleams under new light fixtures, it keeps that era’s signature built-in cabinets. When Dan Fuller purchased 2320 Bluff Ave. in 2019, the property needed some TLC. “Structurally, it was in good condition. There was nothing wrong with the bones of it,” he says. “But it needed a new roof. It needed a new main from the house to the sewer.” Dan set to work, cleaning up

the yard, cleaning out the interior, replacing some of the original clay pipes and exterior doors, and removing a portion of the kitchen cabinets so a built-in refrigerator could be accommodated. There are two bedrooms and one bath in this 1,729-square-foot home. All three rooms are updated with new painting, fixtures and flooring. And while the bathroom retains its original layout, Dan says it’s actually more spacious than most galley baths. “I’m really happy with the way the bathroom came out,” he says. “For a small house to have such a large bathroom, that was one of the things about that house that I really liked.”

A full, unfinished basement awaits a number of possibilities: rec room, office or learning center, home gym, more bedrooms, an additional family room. And due to the affable design of Cape Cod-style homes and this one’s location on a comfortable double lot, 2320 Bluff Ave. has plenty of space to build on. Despite being situated mere minutes from busy areas of town, from where it sits, 2320 Bluff Ave. feels a world away from bustling streets. “With the open field next to it,” Dan says, “… it really makes it feel like you’re not right in the city.” Glenn Ashby, REMAX

Add space to bathrooms with pocket doors

BY FAMILY FEATURES

Today's designers, architects and builders are creating modern bathrooms that are practical, luxurious, comfor table and accommodating. They know homeowners and homebuyers desire — even demand — these features regardless of the bathroom's size or layout. Therein lies the challenge: How to create a feeling of spaciousness and openness without sacrificing valuable floor space, obstructing traffic flow or forfeiting storage space. Despite these impediments, building professionals can meet these bath-design challenges and even exceed them with an option like Johnson Pocket Door Frame Kits. Pocket doors can be installed in virtually any room but are particularly well suited for use in bathrooms, where space is often at a premium. The typical hinged door requires up to 14 square feet of floor space to swing open. A pocket door, conversely, slides into the wall, leaving the space in front of and on either side of the doorway open and available. Pocket doors are commonly

installed at the entrances to bathrooms and can also be used to conceal linen closets and washers and dryers when the bathroom serves double duty as a laundry room. There's also a growing bathroom

remodeling trend of enclosing the toilet alcove to create a toilet "room" within the bathroom. However, space restrictions seldom allow for the installation of a swinging door, so remodelers often install pocket doors.

Pocket door frames also allow for items to be mounted on the pocket wall. For instance, when used with Johnson's 151558PL Pocket Wall Reinforcement Clip Set and 5/8-inch thick plywood, the 1500SC Pocket Door Frame with all-steel split studs can support wall-mounted fixtures such as towel bars, shelves, framed mirrors or ar twork. The pocket door frame kit comes equipped with soft-close hardware that allows doors up to 200 pounds to be opened and closed by the touch of a fingertip for less risk of pinched fingers and slammed doors. The frame also comes with self-tapping screws that work for both drywall and finish trim, and the smooth-rolling pocket door hardware and track exceed ANSI standards, meaning they can successfully complete 100,000 opening and closing cycles. Another potentially unexpected benefit of using pocket doors in bathrooms is the free space gained can be used to install larger vanity cabinets, freestanding shelving units, bigger bathtubs and other fixtures that may have been squeezed out in order to accommodate swinging doors.

Fall in love with these Valentine’s Day decor ideas BY STATEPOINT

As Valentine’s Day quickly approaches, celebrations may include romantic dinners, Galentine’s Day plans or even family fun. But you don’t have to break the bank: Here are some budget-friendly decor ideas that everyone will love.

ROMANTIC NIGHT IN FOR TWO

Make a night in special by adding a few romantic details around the home. Spruce up the dining table with a vase of fresh roses, candles and a decorative tablecloth—all of which is available at your local Dollar General the week of Valentine’s Day. Also consider filling the room with colorful heart-shaped balloons and bowls of sweet candies. Dress up a wall or mantle with a banner and some of your favorite photos. Pitch a blanket fort in

the living room for a fun indoor movie night. Decorate it with a holiday-themed blanket and pillows to help create a unique and memorable Valentine’s Day.

distributing Galentine’s Day kits to friends, so everyone can that share in the decorating and celebrating.

BE MINE, GALENTINE

For a fun family night in, set aside time to create crafts with the kids. Crafting can be a great way for kids to express themselves, plus their creations can serve as cost-effective decorations. One example is to hang a paper heart chain, like a garland, above a fireplace or along kitchen cabinets. For this easy and adorable craft, gather red and pink craft paper, ribbon or string, scissors and tape. Cut out hearts and a small hole in a corner to string ribbon or string through. Another fun option is to gather the family to paint glass jars with hearts or sayings. Place tasty treats like cookies or candies inside or use the jars as a vase for flowers. Don’t forget front door decorations!

For those spending the holiday with friends, incorporate all the fun Valentine’s Day decor into a Galentine’s Day celebration. Assemble a picture-perfect balloon arch by taping or stringing together pink, white, red and heart-shaped balloons. Create another space for photos by hanging streamers and a heart-shaped garland from windows or walls. Fill glass vases with red and pink candies for a charming coffee table centerpiece. Lastly, a message board could provide a fun opportunity for gathering gals to express appreciation or positive quotes. This can easily be celebrated digitally by
