The 7 Steps to Success

1. Listing Your Home - From listing and sales contracts, disclosures, amendments, inspections, exhibits, mortgage information, and closing documents, real estate transactions clearly entail an abundance of paperwork. I will introduce you to each of these documents and guide you through this process step-by-step. I represent You, my client, throughout the entire transaction.

2. Pricing Your Home - Pricing your home correctly from the beginning might be the single most important step in achieving success. I will research all available resources carefully to help determine what your home is truly worth in the current market. The first two weeks of listing your home yields the highest point of opportunity to sell it for top dollar, so all factors need to be just right.

3. Preparing Your Home - First impressions are everything. You want your home to make a positive statement to everyone who walks through. Listed below are my no-fail suggestions:

• Curb Appeal - Paint the front door if needed. Add a new doormat, light fixtures or greenery.

• Mow the lawn and trim shrubbery. Fresh straw in the beds really gives your exterior a lift!

• Neutralize - A fresh coat of paint in a neutral color which will appeal to the vast majority.

• Declutter - Remove excess furniture, home decor and personal items.

• Deep Clean - A clean home sends an unspoken message that your home has been well cared for and is in good condition.

• Repair - Evaluate and address any concerns that a buyer may notice. I can help recommend any contractor you may need.

4. Marketing Your Home - Buyers shop online first. Professional photos and virtual tours are a must to competitively market your home. This service is provided by me and will be marketed to multiple social media platforms ensuring you receive maximum exposure. In addition, I will add your property to the MLS website, making it available to more than 1000 agents in the CSRA. Finally, I will provide buyer feedback after every showing.

5. Showing Your Home - Make your property available for all showings as often as possible. Turn on lights, open the blinds, put away valuables, tidy up interior and exterior, remove trash. Alert agent if you have animals and where they will be. Leave! Buyers will feel intimidated if a homeowner remains on the property.

6. Selling Your Home - When an offer has been presented, time is of the essence! Most offers reflect a time limit for the offer. In some case these can be extended, depends on the situation of the buyer. If a counteroffer is required, I will prepare appropriate documents and execute immediately. Sometimes, this can be a back-and-forth for a few times. I will advise and guide you through until an agreement is reached. Once an offer is accepted, it does not become binding until all parties have signed. Digital signatures are a breeze and can make the process very smooth.

7. Closing - Now that you have a binding contract, I will guide you through the remaining tasks and required paperwork, from inspections to closing attorney requirements. I will keep you advised with updates as we journey to the closing table.

Beverly had to go beyond the call of duty for me by meeting repairmen and inspectors because I had moved. She also had POA to sign for me at closing. Not once did I have to make a return trip to Evans to see to the sale of my house. I will appreciate her time and good decisions forever.
