Why is Repointing Necessary?

All around the UK, the need for small format paving repointing, seems to be increasing in all areas of urban paving, especially heavily trafficked areas of our roads and other frequently used areas, such as historic market squares, and the entrances to retail, commercial and all types of public facilities. This need for repointing usually becomes evident by the existing pointing cracking, then breakingup in the joints and coming out in pieces, or by the original pointing deteriorating by erosion from the surface down and being washed-out of the joints by rainfall and cleaning regimes, typically involving jetwashing and/or mechanical street cleaning machines.

In both pointing cracking and eroding from the joint situations, this is almost always due to the original, or previous repointing works, being carried out with inappropriate materials for the area’s loading and exposure e.g., accelerated freeze-thaw due to de-icing salts, pressure jet washing or mechanical road sweeping machines. Alternatively, and/or the pointing material was installed in the wrong conditions e.g., in wet, or damp conditions with residual water in the joints, or the area being subject to rainfall, water run-off, or to direct sunlight and high winds before the material had hardened.

Urban paving repointing requires special solutions to be successful and durable, so that it does not need to be redone again the following year. There are many different materials technologies, brands and products that are promoted as paving pointing solutions, as well as contractors that tend to make purchasing decisions based on the cheapest price per tub or bag, or simply on product availability in their local merchant. These additional factors are always an issue and will compound the potential for future problems if the right materials are not specified correctly and their installation controlled on site.

For repointing urban paving in public access areas the selection of the right paving jointing material is essential, and the selection, specification, and installation decisions, should be made following suitably qualified assessment of the anticipated future loading and exposure, the type of paving and the joint dimensions, plus the time and installation conditions at the time.

PERMEABLE PAVING AND TREES IN SYNERGY

Helping to address climate change, street tree planting and retention of existing trees in developments – with provision for long-term maintenance – are now embedded in planning policy. Concrete block permeable paving offers an important opportunity to help satisfy these requirements simply, integrated with SuDS and contemporary urban design, as Interpave explains.

The 2021 ‘National Planning Policy Framework’ (NPPF) for England lays out what local planning authorities (LPAs) will require, when setting local policies and also considering planning applications for all developments. The NPPF states that: ‘Planning policies and decisions should ensure that new streets are tree-lined and that opportunities are taken to incorporate trees elsewhere in developments’.

Maintenance Requirement

However, measures need to be put in place to nurture and allow trees to mature, generally for decades enabling them to actually deliver their real potential – including net carbon storage, urban cooling through shading and evapotranspiration, biodiversity and public wellbeing. So, the NPPF also requires that: ‘appropriate measures are in place to secure the long-term maintenance of newly-planted trees, and that existing trees are retained wherever possible’.

Local planning authorities will now incorporate long-term tree maintenance measures in their planning consents and a straightforward spatial solution, such as permeable paving, offers a holistic multifunctional solution.

Urban trees and paving have traditionally been seen as in conflict. But this is not the case with concrete block permeable paving, a key sustainable drainage (SuDS) technique to reduce flood risk and make cities more liveable.

Concrete block permeable paving (CBPP), offers unique opportunities to collect, attenuate and treat rainwater runoff, removing pollutants for a gradual supply of clean water irrigating green infrastructure. Essentially, this technology shares the same impressive performance as conventional modular concrete paving products, being slip resistant, durable, strong and sustainable. a permeable aggregate, and the materials used below the blocks, which are specifically selected to accommodate water without clogging. Concrete block permeable paving is unlike – and not to be confused with –permeable materials, which behave very differently.

Irrigation and Gas Exchange

Unlike conventional impermeable hard landscape materials, CBPP allows the same pattern of run-off transfer to the ground as natural vegetation, enabling water to reach tree and shrub roots, despite providing an attractive hard surface above. In addition to irrigation directly from rain, with CBPP there is scope for water storage and rainwater capture away from trees and their umbrella canopies, for gradual conveyance laterally to trees – essential during the summer.

In addition, CBPP enables air to reach roots and poisonous CO2 to escape. The favourable environment created for tree roots avoids pavement surface disruption and facilitates natural growth into lower levels for stability and longevity. CBPP can be used within newbuild, or regeneration schemes with new tree planting and also for ‘rescuing’ mature trees. Concrete block permeable paving can be used

in conjunction with raingardens, tree-pits or proprietary systems avoiding air pipes, reservoirs or other structures for irrigation and gas exchange.

Minimal Maintenance

Permeable paving can be laid level and still avoids puddles without the need for drainage gulleys. It provides a safe, firm, pot-hole free surface for everyone – including wheelchair users and people pushing prams. Over two decades of experience in the UK demonstrates the long-term performance of concrete block permeable paving with minimal, if any, maintenance.

A new case study on regeneration projects in Tottenham, London, exemplifies the growing potential of concrete block permeable paving in the hands of innovative designers to deliver SuDS and optimise synergy with street trees to address climate change. It includes a concrete block permeable paved adopted highway that also accepts runoff from impermeable surfaces.

Low Intervention Retrofit

Another important innovation – particularly for regeneration – is the retrofitting of CBPP as an overlay to existing, conventional road bases or other hard surfaces. These thin overlays create attractive, safe and sustainable shared-surfaces.

They can be particularly effective when used to supply a gradual flow of clean water horizontally into raingardens or bioretention areas with trees and other green infrastructure, via simple slot inlet/ outlets, to store water for irrigation and biodiversity, as well as flood prevention. This paving incorporates structural tree pits, based on the ‘Stockholm Solution’, to enable trees to benefit from rainwater collected from an extended catchment, making them healthier and more resilient to drought. At Broad Lane Square in south Tottenham the same designers take forward these principles with ‘inverted raingardens’ protect existing trees and new green infrastructure, supplied with a gradual supply of clean water from extensive permeable paving catchments. of the public realm in response to the raft of recent active travel, low traffic and open space initiatives.

This approach is exemplified in Bridget Joyce Square, London, an important regeneration project which won the top prize at the 2017 Landscape Institute Awards. Here, a typical, adopted asphalt street and adjacent parking areas were transformed for community use with CBPP overlay shared surfaces and tree-planted raingarden basins – an exemplar for future urban landscapes. The basins provide water storage (in place of the paving sub-base) for SuDS to reduce overloading existing drains, as well as for irrigation.

Well-established Green Infrastructure

Interpave revisited the project in August 2021, around 5 years after completion, and noted that trees and other green infrastructure were healthy, substantial and particularly well-established. The permeable paving is also performing well and, it is understood from local sources, experienced no problems during recent extreme summer storms, despite extensive flooding nearby.

From the palace of the King and Queen of Jordan to the foothills of a Caribbean mountain-side mansion, Raby Castle’s new head gardener has had a career which spans near three decades and has taken him all over the world.

But since joining Raby Estates recently, Tim Marshall says he feels like he’s returned home, as he leads the transformation of the walled garden and the grounds to the north of the castle in the project known as The Rising – working with other high profile garden designers as well as his home team.

“I was brought up in West Yorkshire so being back in familiar terrain is absolutely brilliant,” says Tim. “Not only a familiar landscape but weather that I absolutely love – rain suits me down to the ground after being in tropical and middle eastern heat for several years. I must admit that I’ve missed it.”

Tim is no stranger to working on the estates of historic houses, having spent many years working for Scampston Hall in North Yorkshire, the Daylesford Estate in Oxfordshire and Holkham Estate in North Norfolk where he was landscape and forestry manager.

Tim’s new role at Raby, working closely with Lord and Lady Barnard will see him managing the two-year project to transform the area to the north of the castle, outside the paywall, to encompass landscaping around the new and renovated buildings as well as the complete redesign of the historic Walled Gardens – working with world-class garden designers Luciano Giubbilei and Richmond-based consultant Alistair Baldwin.

Tim will have a prominent position in the ongoing establishment and enrichment of a beautiful and complex garden scheme, which will welcome thousands of visitors each year. “Getting stuck into the exciting new developments and seeing the site transform into an inspirational tourist attraction for County Durham and the North East is what I’m looking forward to most about this new role.

“I am a self-confessed plantaholic so working with such inspirational garden designers as Luciano and Alistair as well as bringing some of my own passion and knowledge of planting to the Estate is going to be a fantastic project for me,” said Tim.

“Tim has had a glittering career as a head gardener which has taken him to far flung places, working in all sorts of terrains. His knowledge of plants is just incredible, and we know Tim will do a fantastic job as we begin our important renovation scheme at Raby Castle,” said Lady Barnard who as creative director at the castle, is leading the landscaping of The Rising project and the walled garden redesign.

Tim’s first job is to recruit a new team to work with him at Raby Castle including an assistant gardener and an under gardener and is already overseeing the rest of his team of gardeners, in all aspects of the horticulturally diverse and developing garden and wider landscape areas.

Based on this research, the company will soon launch a new meadow turf, Rain Garden, that thrives in moist and wet conditions and will survive for short periods completely submerged. Alongside this, a Bioswale meadow seed mix suitable for larger-scale planting will be launched.

SUMMER SHOW AT STRATFORD UPON AVON

I know a bank whereon the wild thyme blows, Where oxlips and the nodding violet grows’

These words are from Shakespeare’s Midsummer Night’s Dream and a very apt quote as an introduction to the wonderful display of urban wildflowers that has played out in an area at Stratford-upon Avon.

In 2021, Stratford-upon-Avon District Council had been receiving some negative comments from the residents that the flower displays in their town compared unfavourably with others in the county. That year, the council asked their grounds maintenance contractor idverde, to renovate an area of 2,000 sq. metres in the town’s recreation ground and sow a bed of wildflowers. For a range of reasons, sowing date, cold weather, poor germination and other factors, the result was a disappointment so the company’s contract manager Alex Colbourne turned to another supplier and contacted Andria Backhaus, the area technical manager for Rigby Taylor. In early 2022, a site inspection was made and the use of a suitable mixture from the company’s Euroflor Urban flower seed was proposed. She suggested also involving Howard Wood, an independent environmental consultant and an onsite team meeting took place to agree the way forward. Not only was the plan to make the area visually attractive but to improve its biodiversity and provide a haven and food source for pollinating insects, birds and small mammals. There were other challenges also to consider as the town is a major tourist attraction and swamped with visitors so the work had to be carried out with little disruption to those viewing the town’s attractions.

To ensure a successful outcome, a training programme was instigated with Howard setting up a Workshop for idverde grounds staff involved in the project.

Site preparation was vital and began in early March with the cutting down and removal of existing vegetation. An application of a glyphosate-based herbicide Gallop 360 was applied in April and the ground was then rotovated four times and raked to create a fine seedbed tilth. The selected Euroflor, Rainbow Annual mixture was sown and watered daily for three weeks and germination was rapid.

The result has been highly acclaimed by residents and visitors alike with the council receiving a huge number of positive phone calls and emails; the Facebook page was really buzzing and the display was featured in the local newspaper, the Stratford Herald. Because of the positive reception received, three further areas on the recreation ground are planned for seeding with Euroflor mixtures in 2023.

As Alex Colbourne commented, “the results have been amazing and it is all down to team work. We involved everyone in the project from the very start and it is their collective effort and the resulting flower display that has enabled us to achieve such a fantastic visual experience and talking point in the town .”

Euroflor urban flower seed mixtures are widely sown throughout the UK. Sown in the spring, flowering can continue until the first frosts of autumn. Apart from watering, particularly leading up to germination and early establishment, Euroflor requires little maintenance. Mixtures are also available for autumn sowing for flowering the following year.

BUILDING THE FUTURE GARDEN TO BE DONATED TO ENVIRONMENTAL CHARITY

After the hugely successful RHS Chelsea Flower Show event, the entirety of the award-winning MEDITE SMARTPLY Building the Future garden will be reused, with a large part being donated to Andover Trees United, a volunteerled environmental charity which works closely with schools and local authorities.

The charity’s evolving woodland site ‘Harmony Woods’ represents a 10-year planting project, which gives children and young people in local communities the chance to help turn 12 acres of farmland to the north of Andover into a natural urban woodland, increasing biodiversity and providing a wealth of opportunities for learning in and about the environment.

The impressive garden structure, made with MDF panel MEDITE TRICOYA EXTREME will be relocated to a local school in Andover, who Andover Trees United work closely with. The buttresses and turf will also be relocated to the community school, in addition to the selfbinding gravel featured in the garden. “We are extremely delighted to be donating this astonishing garden to benefit local school children and students,” commented Chris King, Managing Director – Commercial at MEDITE SMARTPLY. “To be able to contribute back to the community and educate people from a young age about the importance of trees and how they contribute positively to the climate change emergency is an incredible opportunity. In addition, half of the trees used in the garden will be donated to Andover Trees United to be replanted in Harmony Woods as part of their 10-year planting project. The remaining trees will be reused by the multi-award-winning garden designer herself Sarah Eberle, in her other garden design projects.

Regarding the furniture used on the garden, artists Alex and Emma Devereux will be returning them to their site in Slough to be used. Even the fencing around the garden is to be reused. Landform Consultants, who are constructing the garden, will keep the 38 sheets of SITEPROTECT PLUS panels used in the boundary of the garden to reuse them in site hoarding of future projects.
