SWIRE PROPERTIES THE DEVELOPER - HISTORY In 1816, a young Yorkshireman named John Swire opened a modest import-export house in Liverpool. By 1866, his sons had seen the future and pioneered efficient new trade corridors with the emerging giant of the Far East, China. SWIRE PROPERTIES CO M PA N Y P R I N C I PA LS Stephen Owens, President Stephen Owens is a 30-plus year veteran of Swire Properties, Inc., one of the leading real estate developers in South Florida and a subsidiary of the Hong Kong-based Swire Properties Ltd, and has been in charge of U.S. operations since 1985. Prior to assuming his current role as President, Mr. Owens oversaw Swire’s commercial and residential investment portfolio totaling more than two million square feet. He has headed the master planning of Brickell Key in downtown Miami, a major mixed use urban development, for which he spearheaded the construction of the award-winning Courvoisier Centre office complex, the three-tower Tequesta Point luxury condominium development totaling 800 units, Courvoisier Courts, Courts Brickell Key, Carbonell and ASIA luxury condominium towers with a combined total of 2,120 units, and the JADE at Brickell Bay joint venture of 336 condominium residences. He directed the development of the 328-room, world-class luxury hotel – Mandarin Oriental Miami, with its renowned five-star spa and Azul Restaurant. Arquitectonica is an architecture, interior design and planning firm that began in Miami in 1977 as an experimental studio. Richardson Sadeki, an international recognized boutique design studio, was founded in 1999 by Clarissa Richardson & Heidar Sadeki. The studio has completed noteworthy projects. Richardson Sadeki has been widely published and is the recipient of numerous awards. The studio is located in New York City and has satellite offices in Hong Kong and Singapore. The firm has worked closely with Swire Properties for many years in Hong Kong and was selected to design BCC because of its impeccable design style.

In order to realize the CLIMATE RIBBON’S™ function as a sophisticated environmental management system, intensive consultation has been conducted between Swire Properties Inc and a multi-disciplinary international team including Hugh Dutton Associés of Paris, Cardiff University of Wales, Carnegie Mellon, alongside the project’s architect, Arquitectonica. A leading German design firm, Gartner, has been enlisted to build the structure.

The primary objective of the CLIMATE RIBBON is to provide the optimal environmental quality for the shopping center. To do this, the CLIMATE RIBBON is designed for three key benefits: ventilation so that air conditioning is not needed in the shopping center’s public places, shelter from inclement weather and solar shading for the hottest times of the day.

A Responsible Approach Swire Properties’ view of what it means to be truly sustainable and its commitment to sustainability doesn’t get more significant than the unique, CLIMATE RIBBON™. The Big Picture Spanning 150,000 square feet in phase one of the project, the exclusive trellis system is a symbol of sustainability at Brickell City Centre. With a holistic approach to water management and resource conservation, the structure will be equipped with multiple cisterns that will work to collect rain water. The CLIMATE RIBBON is estimated to capture five million gallons of water annually. Storing the captured water above ground eliminates the need for pumping and additional electrical usage when water is distributed. The design also has potential for solar energy harvesting.
