residential NOLITA RESIDENCE, NYC - APARTMENT DESIGN/BUILD Reveal The building’s history. Historic windows, rough brick, heavy timber columns and beams. Counterpoints to thin door jambs, flush moldings, clear-finished and lacquered custom millwork, highlighted with minimal brass detailing. Conceal Building systems that can not be altered or removed. Large, custom movable wood walls, framing artwork and a large screen tv, conceal building elevator doors and a freight entry while maintaining access and use. Silence The busy traffic intersection and club noise directly below. Custom double window system and wall, floor, ceiling soundproofing, designed and acoustically engineered to meet both E-Designation noise, and Landmarks historic windows requirements.

hospitality WASHINGTON MARKET, NYC - RESTAURANT DESIGN/BUILD Day/Night Mixed fine dining, casual food restaurant with a light, airy, open first floor space - achieved with a white lacquered paneling backdrop, skylight and open floor plan- for daytime business lunching, above a darkened, mysterious cocktail bar below for evening drinks. New/Old Smooth and rough materials that come together like a workman who sheds his jeans for a suit jacket to act up, and a businessman who sheds his tie for a t-shirt to come down, in one space where everyone can act out their personal drama, if only for a moment. For All “The market may seem normal on the surface, but at any one moment someone is tasting something new, meeting someone who captures their attention, or is together with friends for an unexpected evening out. At the market, anything can—and will—happen.”

Historic Storefront Rehabilitation A new LPC approved painted wood and glass storefront that uncovered historic cast iron columns and cornice, replacing the previous restaurant’s bricked over facade.

Custom Millwork Evening Cocktails Mixed gloss/matte black paneling alongside a dark walnut bar featuring sliding wired glass panels that enabled the client to lock up liquor shelves when unattended.

hospitality DISTRIKT HOTEL, NYC - HIGH-RISE BUILDING/INTERIOR DESIGN Rural Past Site specific data(micro-level), discovered in historic articles and maps, defined the area as part of the greater Old Bloemendal District - Dutch for vale of flowers - which ran up the West Side of Manhattan along Bloomingdale Road (modern Broadway). Urban Present The city grid(macro-level), and the districts - with their unique neighborhoods and cultures overlaid upon it(meso-level)- make up the approximately 23 square miles of the island of Manhattan. Flower/Grid Motif The ground-up 32 story hotel layers/interlaces these levels/themes. Flowers appear to grow up the slender facade over a grid of brickwork below; a lobby garden wall climbs opposite an abstracted Manhattan map; and each floor offers a subway-like glimpse of distinct district collages, fragments of which reappear in each guest room.

Custom Millwork, Furniture & Artwork Abstracted city maps, neighborhood names, and nearly 10,000 district photographs(taken for the project) assembled - in collaboration with artist Chris Rubino - into wallcoverings, paneling, light boxes, and room art, set against floral patterning as a backdrop to custom designed room furnishings.

LEED Silver Previously developed brownfield site; 30% reduction water use with high efficiency fixtures, 17% energy savings above the baseline with high efficiency WSHP system and ERV; 70% recycled construction waste; low emitting materials; LED lighting with 100% individual lighting controls and sensors; 90% access to views within apartments; 99% thermal comfort for individual occupants, high albedo roof; bike storage. Energy Star for Multifamily Energy Star score of 81 - performs better than at least 81% of similar buildings nationwide.

Porte-Cochere Aluminum/stone clad, structural and light-gauge steel porte-cochere with skylight at main lobby entry.

residential NORTH FORK RESIDENCE, NY - HOUSE ADDITION/RENOVATION Open Views To the surrounding landscape and beyond to the Long Island Sound. Butterfly roofs on family room, guest room and primary bath additions bring the landscape in, while suggesting the Sound view over top, reached by a new stair up to a new ipe rooftop deck addition. Reconfigure The existing plan to create a new family room open to the existing kitchen with a new two car garage below; a new first floor guest wing to enable a full second floor primary suite/office; a new outdoor patio with multiple points of entry; and a new roof deck atop a new stair utilizing an existing stairwell. For the Seasons Compartmentalize the guest wing for privacy, separation and for seasonal use, while providing a sense of enclosure for the new private patio area.

Varied Roof Designs A series of butterfly roofs demarcate the house additions and open the interior to the surrounding landscape, while suggesting the view over the trees to the Long Island Sound, experienced from the new ipe roof deck.

artwork SKETCHBOOK SELECTIONS Hand-Drawn Where the hand leads the mind, rather than acting as an extension of it. Drawing by instinct. Drawing for problem-solving, as meditation, by stream-of-consciousness. Drawing daily as a waking state. Studies include hands, heaps, imaginary structures, machines, maps, cities, books, blankets, nests and trees. All drawn on a subway commute or, on biking days, over a cup of morning coffee.
