Megan Lawhon has 21 years of experience in the multi-family industry serving in various roles in property operations. She began her career with Hills Properties as a Leasing Consultant and quickly assumed roles as an Assistant Manager, Property Manager and finally, District Manager. Prior to PLK, Megan was a Regional Supervisor with Lifestyle Communities, Associated Estates Real Estate Corporation and Fairfield Residential. Prior to becoming Chief Operations Officer with PLK Communities, Megan served as Vice President of Operations when joining the company in February of 2016. Megan has experience in varied markets including Houston, Louisville, Lexington, Columbus, Dayton and Cincinnati. She has experience with stabilized, value-add renovated communities and lease-up developments throughout her career, with a unit count currently exceeding 6,000 units. Megan was named a 2016 Rising Star of YWCA of Cincinnati Academy of Career Women of Achievement. She’s been a Forty under 40 nominee with the Cincinnati Business Courier and participated in the BizWomen mentoring event in 2020 - 2023. Most recently, Megan was recognized as a finalist in the Cincinnati Business Courier 2020 and 2022 C-Suite Awards for Top Chief Operations Officer. She is an accomplished and influential leader who is passionate about the ongoing development and promotion of others. She is a graduate of Bethel College with a major in Business Management and a minor in Psychology.

Chad Bernhardt is the director of maintenance for PLK Communities. He oversees maintenance teams and maintenance needs on site from an operational standpoint. He is responsible for maintenance supply partnerships, paint, maintenance training, pool maintenance, HVAC needs, plumbing, and more. Chad began his Property Management career as a Groundskeeper in 2001 before earning a promotion to Maintenance Technician in 2003. He retained this role until 2005, when he continued his climb into the role of Maintenance Supervisor. His next opportunity was as PLK’s Director of Maintenance in 2009 and remained as such until 2014, when he advanced into his current role of Regional Director of Service. Chad possesses the knowledge and skills necessary both to train and troubleshoot any problem one could come across. He takes joy in mentoring and developing people. This passion has resulted in the opportunity for him to direct various classes and trainings through the Apartment Association, in addition to internal trainings for PLK Communities. Chad holds certifications in residential and commercial electric, plumbing, CAMT, HVAC, EPA, and serves as a proctor for EPA certifications. In addition to these accomplishments, Chad has earned 1st place regionally in the Maintenance Mania Competition for a notable 7 years running. He has also excelled to participate in the National Maintenance Mania Competition for 3 years.

Paula Dent is the director of operations for PLK Communities. She is responsible for the day-to-day operations of our stabilized portfolio. Paula began her career in Virginia Beach, 27 years ago, with Great Atlantic Property Management. She has been extremely fortunate to work with wonderful companies and learn from some of the best in the business. Paula has experience at every level from a Leasing Consultant to her most recent role with Ackermann Group, as a Regional Manager, prior to joining PLK. She has been involved in several markets including Columbus, Cincinnati, Dayton, and Indiana. Paula has been involved in new developments, acquisitions, stabilized sites, repositioning properties and much more! Her passion is developing people! She is known for building strong teams, helping others achieve their goals and finding the win/win for the customer and the company. Paula currently oversees our Regional Manager Operations team as Director of Operations, along with day-to-day operations of our growing portfolio.
