Smart Choice Inspections, LLC, is based in Sioux City, Iowa, and serves surrounding areas. They provide home inspections for customers in Iowa, South Dakota, and Nebraska.

Ken Welch is the owner, and he launched Smart Choice Inspections, LLC earlier this year after completing the 120-hour Home Inspector Course from American Home Inspector Training (AHIT), passing the South Dakota-modified National Home Inspector Exam, and obtaining the relevant registrations in Iowa, Nebraska, and South Dakota.

Ken not only has the required registrations in Iowa, South Dakota, and Nebraska, he has triple the training required by any of the states. ‘My approach is to go above and beyond the training and certification needed,’ Ken explains.

At Smart Choice Inspections, Ken conducts a general, non-invasive visual inspection of the property, and compiles the results in a detailed written report which is provided to the customer.

“My mission is to make sure that the homebuyer knows exactly what they are getting,” says Ken. “My meticulous nature and experience as a contractor help me to thoroughly go through the entire home pointing out not just the obvious flaws such as a driveway with cracks or an aged roof, but also items that are not so apparent such as incorrect wiring, aged plumbing, or an under-performing HVAC system.”

“I strive to make the home inspection process more comfortable,” Ken adds. “Customers can always call and talk, and I am happy to explain

issues or questions. I want to help them understand to make the process clear and simple.

A perfectionist by nature, Ken makes the details of the home inspection apparent because he spends significantly more time at the home in comparison to a 30-minute tour with a REALTOR.® He checks hundreds of important details such as opening and closing windows and testing outlets, door latches, and locks to name a few.

“Some REALTORS® ask what kind of checklist I use. The answer is I don’t use one. One checklist is not exhaustive enough because no two homes are alike. Each one has its own problems that are unique,” Ken adds.

What’s in the report? “The inspection report itself is a general assessment of systems in the house because I am not an expert on every aspect such as electrical or HVAC,” Ken explains. “I can point out whether or not an issue needs further evaluation from a professional such as roof damage. I can recommend that the potential homebuyer consult a roofing expert.
