It’s hard to believe we are already a third of the way through 2015. It has been a busy start to the year with solid sales recorded across the country and it is believed that the market will remain buoyant over the next few months. The Kiwisaver HomeStart grant came into effect on April 1 and aims to help more first home buyers and young families onto the property ladder. The scheme replaces the KiwiSaver first-home deposit subsidy and while it will still provide eligible home buyers with a deposit towards an existing home, it will also assist eligible first home buyers with the cost of buying land Mike Pero Real Estate Ltd Licensed REAA (2008)

on which a first home will be built or those purchasing a brand new home. According to REINZ statistics, there were a substantial number of homes sold in March which is regarded as one of the strongest sales months of the year. This was confirmed with the March sales figures at their highest level since 2007. The national median price for March 2015 was sitting at $475,000 which is an increase of $35,000 (+8.0%) compared to March 2014.

REINZ March 2015 regional data for the Canterbury/ Westland region has found that the median price trend remains steady while the sales volume trend is now easing. The days to sell trend continues to fall and the overall trend for the region is now easing. Compared to March 2014, the median price rose by $14,000 (+3.5%) across the region with prices increasing by 12% in South Canterbury, 10% in Rangiora and 7% in North Canterbury. The median sale price increased by $11,500 (+2.9%) compared to February with prices rising 10% in Rangiora and 8% on the West Coast. Compared to March 2014, sales volume rose 6% with volumes rising 51% in Mid-Canterbury, 24% in Timaru and 9% in Christchurch, although sales were down in other areas. The number of days to sell improved by six days in March, from 36 days in February to 30 days in March.

According to REINZ statistics, the March 2015 median sale price in Bishopdale was $395,000 with 13 dwellings sold over an average of 21 days. Compared to February, the sales volume was unchanged however the average days to sell improved by 22 days. REINZ Regional Director, Jim Davis, commented that, “that listing numbers are good, and up from last month. First home buyer numbers are consistent compared to the last few months, but up approximately 30% when compared to this time last year. The Investors market is consistent over the last few months and compared to this time last year. Overall the market is steady.”
