What’s Happening in the Market? Compared to October, sales volume rose 2.2% across the region with sales rising 46% in North Canterbury, 25% in Rangiora and 11% on the West Coast. The median price increased by $4,750 (+1.2%) compared to October with prices rising 32% in South Canterbury, 6% in Mid Canterbury and 5% in Rangiora. Compared to November 2013, the median price increased $27,250 (+7.0%) across the region with prices rising 44% in South Canterbury, 20% in Rangiora and 14% in Timaru. According to REINZ November statistics, the median price in Bishopdale was $451,000 with 17 unconditional sales over an average of 23 days. Compared to October, these figures have increased, with the number of sales rising by 3 and the days to sell improving by 3 days.

REINZ regional data for the Canterbury/Westland region for November 2014 has found that the median price trend continues to improve, although the volume trend and days to sell trend are now both falling. The overall trend for the region is steady.

REINZ Regional Director, Tony McPherson commented that, “the number of first home buyers in the market appears to have tapered off, although demand from investors remains consistent, with steady demand for ‘as is where is’ properties. Open home attendances have been steady rather than busy and vendors are generally well informed and realistic about pricing.”

Thinking Aloud Here we are in the final few weeks of 2014 - it’s hard to believe that we’ve nearly ticked off another year. The election result in September, with no change in Government, immediately reassured the nation that it would be business as usual for the economy and real estate. The Government has a mandate to build thousands more homes and it will be a few years before the supply reaches demand in Auckland and Christchurch.
