The property market has a spring in its step with the traditional seasonal uplift starting to kick into gear, and with Christmas just around the corner, there will be eager buyers hoping to celebrate the summer holidays in their new home. The Reserve Bank announced on October 30 that the OCR would remain at 3.5% which indicates that market pressures are gradually easing and with the election having been and gone, paired with the spring market, there has been a noticeable increase in new listings. Speaking of momentum, Mike

North Canterbury
REINZ regional data for the Canterbury/Westland region for November 2014 has found that the median price trend continues to improve, although the volume trend and days to sell trend are now both falling. The overall trend for the region is steady.
REINZ Regional Director, Tony McPherson commented that, “the number of first home buyers in the market appears to have tapered off, although demand from investors remains consistent, with steady demand for ‘as is where is’ properties. Open home attendances have been steady rather than busy and vendors are generally well informed and realistic about pricing.”
Thinking Aloud Here we are in the final few weeks of 2014 - it’s hard to believe that we’ve nearly ticked off another year. The election result in September, with no change in Government, immediately reassured the nation that it would be business as usual for the economy and real estate. There is the possibility of minor fluctuations in home loan rates over the next six months but with the fierce competition amongst lenders we’ll also see some generous offers and incentives to encourage more borrowing by home buyers. The Government has a mandate to build thousands more homes and it will be a few years before the supply reaches demand in Auckland and Christchurch. As a result, property values are expected to continue rising. Thinking of selling your home? As you’d expect me to say, now is the time to sell but before you do, make a point of considering the marketing options we offer you. This could be in the form of additional TV commercials, Property Press features and upgrades as well as online features. All are really worth considering and our satisfied clients have seen great returns when utilising our marketing tools with returns of up to 5 or even 10 times on every dollar invested.

Preparing for the Classic Kiwi Summer Whiling away the long, balmy evenings with a cold beverage and a barbeque epitomises the classic Kiwi summer. So whether you’re looking to add value to your home before it goes on the market or you simply want to make the most of the warmer weather then here are some good ideas to transform your outdoor area into a summer sanctuary.
Clear the Decks The outdoor area of a home is the centre of relaxation for many over the summer months. If you have a deck, a tiled or concrete outdoor area, then it’s a good idea to clear it away and give it a clean before the summer festivities get underway. A simple hose down will give the area an instant boost but if you have a deck, and you want to keep it looking its best, then it pays to give it a little TLC. This can be as straightforward as applying a fresh coat of stain or replacing stressed boards.
Edible Garden If you want to have an impressive array of herbs or vegetables at your fingertips then now is the time to get planting. Not only do they add a great splash of colour
to any outdoor area but with a little love and the right amount of sunlight, they can thrive and are a great feature of any courtyard or outdoor area. If you have limited space to work with then consider investing in a planter box - not only do they look great but they make it easy to grow a collection of herbs and veggies.
The Right Light If you want to showcase your home and landscaping then consider outdoor lighting. This can be done in a variety of ways including in-ground lighting, garden lighting, wall lighting or even fairy lights. Not only do they create a warm and idyllic ambience but they will also see you through beyond sunset.
