REINZ regional data for the Canterbury/Westland region for October 2014 has found that the median price trend continues to improve, although the volume trend and days to sell trend are now both falling. The overall trend for the region is steady. Sales volume rose 15% across the region compared to September, with sales rising 43% in South Canterbury, 28% in Mid-Canterbury and 25% in Timaru. Compared to October 2013, sales rose just 2% with volumes rising 27% in Rangiora, 16% in Timaru and 12% in Mid-Canterbury. The number of days to sell improved by one day compared to September, from 30 days in September to 29 days in October. According to REINZ October statistics, the median price in Cashmere was $572,000 with 17 unconditional sales over an average of 29 days. The median sale price in Hoon Hay was $392,600 with 13 unconditional sales over an average of 22 days. These figures are very consistent compared to September with the sales volume remaining the same and a one day improvement for the number of days to sell. Thinking Aloud Here we are in the final few weeks of 2014 - it’s hard to believe that we’ve nearly ticked off another year. The election result in September, with no change in Government, immediately reassured the nation that it would be business as usual for the economy and real estate. There is the possibility of minor fluctuations in home loan rates over the next six months but with the fierce competition amongst lenders we’ll also see some generous offers and incentives to encourage more borrowing by home buyers. The Government has a mandate to build thousands more homes and it will be a few years before the supply reaches demand in Auckland and Christchurch.
