The property market has a spring in its step with the traditional seasonal uplift starting to kick into gear, and with Christmas just around the corner, there will be eager buyers hoping to celebrate the summer holidays in their new home. The Reserve Bank announced on October 30 that the OCR would remain at 3.5% which indicates that market pressures are gradually easing and with the election having been and gone, paired with the spring market, there has been a noticeable increase in new listings.

REINZ statistics for October 2014 noted that there was an 11.8% increase in sales volume nationwide compared to the previous month of September.

The national median price was $430,000 and this is an increase of $22,000 compared to October 2013. What’s Happening in the Market? Compared to September, sales volumes rose in the Auckland region by 7% with North Shore City, Rodney and Outer Auckland seeing increases above 15%.

REINZ regional data for the Auckland region for October 2014 has found that the median price trend continues to improve, although the volume trend and days to sell trend are now both falling. The overall trend for the region is steady. The region’s median price rose $58,500 (+10.1%) compared to October 2013, with prices increasing the most in Manukau, Auckland and Waitakere cities. Auckland’s median days to sell remained steady at 31 days between September and October. According to REINZ October statistics, the median sale price in Blockhouse Bay was $750,000 with 15 unconditional sales over an average of 27 days. Compared to October 2013, the median price in the area has increased by $118,556 (+18.7%). The median sale price in Lynfield was sitting at $833,000 - this has skyrocketed compared to October 2013 with the median sale price increasing by $202,000 (+32.0%). REINZ Chief Executive, Helen O’Sullivan noted that, “Volumes are up from September, mainly in the Northern and outer parts of Auckland, while almost all of Metropolitan Auckland was significantly down on October 2013 volumes. The number of listings has increased, improving stock levels.”

Thinking Aloud Here we are in the final few weeks of 2014 - it’s hard to believe that we’ve nearly ticked off another year. The election result in September, with no change in Government, immediately reassured the nation that it would be business as usual for the economy and real estate. There is the possibility of minor fluctuations in home loan rates over the next six months but with the fierce competition amongst lenders we’ll also see some generous offers and incentives to encourage more borrowing by home buyers. The Government has a mandate to build thousands more homes and it will be a few years before the supply reaches demand in Auckland and Christchurch. As a result, property values are expected to continue rising. Thinking of selling your home?
