Happy New Year from Nick Eschenbach! I trust everyone had an enjoyable holiday period with family and friends. After a short break, I am now back into the swing of things and looking forward to a good year selling Real Estate! It has been some time since I last touched base, so I thought I’d send out my newsletter to update you on the latest in the Canterbury market. One of the most common questions I get asked is “how is the market?”. I am pleased to say that while property prices have somewhat lowered, we’re finding buyers are still actively in the market which has ensured properties have been sold. I never like to sugar-coat what is happening in the market. The average median price in Canterbury has decreased 1% compared to December 2016. Hurunui and Waimate showed the biggest decrease, while total sales volume across the Canterbury region has decreased 19% compared to December 2016. The median number of days to sell actually has improved to 30 days which is pleasing for vendors. I have had the privilege of listing lifestyle properties up to 4.54ha, and also residential properties. All have

been extremely enjoyable to list and sell, and it’s always satisfying to hand over the keys to ensure both vendors and purchasers can move forward with their plans with certainty. As I prepare for this year, it is clear that the easing LVR restrictions will ensure its easier for people to get into the market. It also opens up plenty of opportunities for first home buyers – however I’ll touch base on this properly in the enclosed article. I do want to mention that I appreciate everyone’s support so far and I’m grateful for the trust that you place in myself when referring me to others. Easing LVR rules in 2018 will benefit buyers and sellers at all stages friends and tap into KiwiSaver to make that all-important jump into property ownership.

Summer is always a busy time for us here at Mike Pero Real Estate, but we are even more excited going into 2018 with the knowledge that the easing RBNZ rules will make it easier for people to get into the market, and for existing property owners to trade up or downsize and get the best possible price for their existing property. First-time buyers capitalise on the opportunity to get on the ladder Statistics from the past year show that first-time buyers are still holding their own, in terms of market share, but the changes will certainly help those entering the market. The hardest part is often getting the deposit together, with many looking to relatives to gift deposits and guarantee loans, or buy with

Banks will always check out your ability to service the loan and be grateful for a weighty deposit to show you’ve got skin in the game, but the new rules will allow them to accept more applications with under 20% deposit. Easing of the LVR, along with low interest rates and value growth likely to stay steady, means now is a good time to be planning to get into the market – especially if you have an income that will support repayments but not quite the full deposit. With new lending rules allowing the banks to accept a further five% of loans involving less than a 20% deposit, we can expect to see the opportunities to purchase open up for first-time buyers. Next step on the ladder for existing property owners As more new entrants become able to enter the market, expect to see

demand for your property grow and opportunities open up for your next move, as the whole market moves. New LVR rules will also mean that your own existing lending is subject to those new rules, and you now might have enough equity in your property to pursue a new home option. Baby boomers – time to upgrade, downsize or invest With the surge of buyers bound to hit the market in the New Year, due to home loans being more accessible, you can probably expect demand for your property to grow. Or you may be able to use the LVR changes to your advantage, by investing in a property that will pay you dividends in your retirement. Although the market has softened, and some properties are taking a little longer to sell, we are still seeing values maintained, and there has been a surge of new listings over the November/December period.


After Dark As dusk descends, clever lighting can accentuate your home’s best assets and alter the mood indoors and out. Not just a practical consideration, with a raft of dynamic design possibilities, lighting can enhance your experience in and around the home. Whether you are seeking to accentuate architectural features, transform your outdoor entertaining areas or inject some excitement into your interiors, lighting is a vital aspect worth investing in.

OUTDOOR LIVING Once the sun sets, clever lighting design increases safety and security, by illuminating paths, steps and doorways, while creating a captivating ambience. SHOW STOPPING PENDANTS Lighting can create instant impact in the foyer, or bring focus to specific zones within larger spaces, like over the dining table in an open plan living room. Highoctane drama can be created with a single statement pendant in a stairwell, or with smaller pendants clustered together at different

heights. And, as powder rooms increase in popularity, you can pull out all the stops, using a killer combination of pendant lights, mirrors and artisan wallpaper.

ARCHITECTURAL HIGHLIGHTS As technology advances at breakneck speed, developments in home automation and electrics have paved the way for ingenious and impactful lighting design – to maximise your home’s best assets after dark. Strategic lighting not only improves safety and security, but also adds magical ambience to your outdoor areas. Uplighting accentuates textures of building materials and enhances key architectural features, and this can be pre-programmed to come on the minute the sun begins to fade.
