It’s hard to believe we are already a third of the way through 2015. It has been a busy start to the year with solid sales recorded across the country and it is believed that the market will remain buoyant over the next few months. The Kiwisaver HomeStart grant came into effect on April 1 and aims to help more first home buyers and young families onto the property ladder. The scheme replaces the KiwiSaver first-home deposit subsidy and while it will still provide eligible home buyers with a deposit towards an existing home, it will also assist eligible first home buyers with the cost of buying land Mike Pero Real Estate Ltd Licensed REAA (2008)

on which a first home will be built or those purchasing a brand new home. According to REINZ statistics, there were a substantial number of homes sold across the country in March which is regarded as one of the strongest sales months of the year. This was confirmed with the March sales figures at their highest level since 2007. The March 2015 median sale price in the Auckland region was $720,400 - this is a $83,000 (+13%) increase compared to March 2014. Sales volume in the region reached 3,672 which is an increase of 636 sales compared to March 2014.

REINZ March 2015 regional data for the Auckland region has found that the median price trend continues to improve, although the volume trend has now moved to easing. The days to sell trend has now returned to steady. The overall trend for the region is steady. Sales volume increased throughout the region compared to February with sales in North Shore rising 76%, with Auckland City rising 62% and Manukau 48%. The regions median increased by $45,000 (+6.7%) compared to February with Auckland and Manukau seeing the largest price increases. The Auckland region median days to sell improved by two days compared to February, from 32 days in February to 30 days in March.

According to REINZ statistics, the March 2015 median sale price in Pakuranga was $805,000 with 39 dwellings sold over an average of 31 days. The sales volume figures increased by 22 compared to February. The median sale price in Highland Park was sitting at $682,000.

REINZ Chief Executive, Colleen Milne noted that, “Auckland continues to see demand stronger than the available supply, with new developments across the region barely impacting on demand. Listings remain very tight across the region, with strong demand for $2m+ properties in the north of the region and investor activity to the south.”
