What an incredible last couple of months. We have older stock under contract and new stock being snapped up as it hits the market - it’s just amazing. However, the other side of the coin is that new listings are slow and we desperately need more properties to sell. We wish we had a dollar for every time we’ve been told “perhaps we’ll hold off selling until the spring.” The reality is, we sell as much, if not more property in the winter as we do in summer. What’s Happening in the Market? Sales volume in the Auckland region fell by 6.3% compared to June 2013, however, the median price did increase by $45,000 (+8.1%) over this time.

REINZ regional data for June 2014 has found that the median price trend continues to improve, although the volume trend is now falling. The days to sell trend is continuing to ease, with the overall trend for the region remaining steady.

Compared to May 2014, sales volumes fell 9.4%. Auckland City saw an increase of 5.6% but the rest of the region experienced falls, particularly in the north and west of the region.

However, the median price in Rodney and Outer Auckland recorded increases compared to June last year with 13.0% and 8.4% respectively.

Auckland’s median days to sell was steady at 34 days between May and June. REINZ Chief Executive, Helen O’Sullivan noted that, “activity across Auckland continues to ease with attendances at open homes patchy and days to sell increasing. Vendors are starting to become more realistic on price expectations, although the number of listings continues to be an issue across the region.”

Thinking Aloud There’s no doubt that interest rates have risen and yes (sadly) they may rise again - but don’t be deterred. Interest rates have risen and fallen for centuries and up until recently, interest rates on home loans were at a 50-year low. Most floating rates were at 4-5% and it seemed too good to be true. But despite what the media might say, I truly believe home ownership in New Zealand is still very affordable. The rates are currently increasing in 0.25% increments and I don’t consider this the end of the world. Maybe buy one less coffee every couple of days, or if you’re a smoker, here’s a good reason to stop now - you’ll increase your life span too. Look at it this way, a 0.25% increase on $100,000 means paying an extra $250 a year (68c a day) and a 0.5% increase on $100,000 is an extra $500 ($1.36 a day) per year. It’s all good.

Taking advantage of the winter property market With the colder months of winter having arrived, the property market also has a tendency to cool off, with some sellers tempted to hold off until spring and summer to sell their property. However, there are some distinct advantages to selling your home during the winter months. There are generally fewer listings on the market during winter however this can open your home to greater exposure. A lack of listings can also result in increased buyer competition. The colder conditions should filter out any tyre kickers or nosey neighbours – instead attracting those who are serious buyers that have the intention of making a purchase. Here are some great ways to maximise the viewing potential of your home during the winter months.
