Seasons Greetings Thank you for your support this year, we continue to grow and are pleased to have helped thousands of kiwis into and out of homes. The market has been softer this year than previous years, due to the tightening of LVR lending restrictions and a change in government. However, although properties are taking slightly longer to sell, we continue to experience strong listings and sales volumes, especially over the last couple of months. And, we believe that the outlook for next year is very positive.

Zealand beauty and landscapes and 3 seconds of us at the end - I love what we compiled and I hope you like it too. I am also very proud that the Mike Pero Foundation has raised and/or donated more than $100,000 to those people in our local communities that are most at need! From helping to buy an airline ticket, to providing support for community elders, the foundation has made a huge difference to many people’s lives. Your continued support helps us to do these wonderful things.

We are also pleased to have been able to support the Careers Coach and AVIVA to name a few, who are all doing amazing work.

The highlight for me this year was the launch of our new marketing campaign ‘Our People, Your Places’ in which I rode a Triumph sports tourer motorcycle through the countryside, from Auckland to the Deep South. Mike Pero Foundation Through the Mike Pero Foundation we are so pleased to have been able to donate more than $100,000 towards helping those people in our communities who are most at need. Donations were made all over New Zealand and included the following: •

A donation to ‘The Believe Foundation’ of $25,000 which supports the rehabilitation of young criminals

a 5yr old with cerebral palsy, a man with rickets who required numerous operations on his spine to walk, a women with stage 4 melanoma to help with an unfunded drug

Funding to help a young boy with congenital muscular dystrophy to compete in the NY Marathon

Funding to help a 14yr old boy with cerebral Palsy get to the Halberg Games;

Aviva Christmas Appeal

Mike is an ambassador for, and we are proud to support Aviva, previously known as Womans Refuge. Like us, you may want to make a difference and help make the homes of children safer this holiday season. When you are thinking of gifts to give, perhaps you could also help some of the people who need Aviva. This year you can spread the happiness

Easing LVR rules in 2018 will benefit buyers and sellers at all stages involving less than a 20% deposit, we can expect to see the opportunities to purchase open up for first-time buyers. Next step on the ladder for existing property owners

Summer is always a busy time for us here at Mike Pero Real Estate, but we’re even more excited going into 2018 with the knowledge that the easing RBNZ rules will make it easier for people to get into the market, and for existing property owners to trade up or down-size and get the best possible price for their existing property. First-time buyers capitalise on the opportunity to get on the ladder Statistics from the past year show that first-time buyers are still holding their own, in terms of market share, but the changes will certainly help those entering the market. The hardest part is often getting the deposit together, with many looking to relatives to gift deposits and guarantee loans, or buy with friends and tap into KiwiSaver to make that all-important jump into property ownership. Easing of the LVR, along with low interest rates and value growth likely to stay steady, means now is a good time to be planning to get into the market – especially if you have an income that will support repayments but not quite the full deposit. With new lending rules allowing the banks to accept a further 5% of loans

As more new entrants become able to enter the market, expect to see demand for your property grow and opportunities open up for your next move, as the whole market moves. New LVR rules will also mean that your own existing lending is subject to those new rules, and you now might have enough equity in your property to pursue a new home option.
