Property Talk with Grayson & Sarah It’s hard to believe we are already a third of the way through 2015. It has been a busy start to the year with solid sales recorded across the country and it is believed that the market will remain buoyant over the next few months. A 15 second TV commercial produced by a professional ‘agency’ elsewhere and played on TV One or TV3 could cost you in excess of $6000+gst. For a limited time only. Conditions apply.

The scheme replaces the KiwiSaver first-home deposit subsidy and while it will still provide eligible home buyers with a deposit towards an existing home, it will also assist eligible first home buyers with the cost of buying land Mike Pero Real Estate Ltd Licensed REAA (2008)

Thinking Aloud That’s the first quarter of 2015 done and dusted and we’re now mid-autumn. Traditionally the winter months that we’re heading towards have been the quieter months for real estate activity in New Zealand however it’s hard to know what to expect. The Christchurch market, with the earthquake effect, continues to steam ahead with a demand on housing created by the write-offs and then further compounded by the many thousands of construction workers arriving in town. In Auckland, the desire to own a home has never been stronger and so the demand continues to skyrocket prices. Fuel prices are low and the OCR has not moved for a while so most Kiwis are feeling confident enough to move or buy for the first time. As a company that is still growing exponentially, we’re enjoying the steady flow of new customers. The positive feedback is overwhelming. There is no doubt that relationships are important in business and we strive to ensure our customers get the extra special service they deserve. We’re finding our unique point of difference – TV advertising of client’s homes, is working a treat – morning and evening we see homes listed and sold on this medium. Remember these adverts are no cost to our customers.

Annual Autumn Upkeep Spring isn’t the only time of year to have a thorough clean out of your home. Autumn presents the perfect opportunity to have everything ship-shape and prepared for the impending wintery weather. Maintain your Home Heating

With the cooler weather on its way, it’s safe to say that your wood burner and heat pump will get a little more attention. Therefore, it’s now the best time of year to call in the professionals to inspect and clean your heating solutions. Wood burners While you can clear out ash and charred wood from your wood burner, a chimney sweep will perform a number of tasks that include cleaning the flue, ensuring the vents are clean and in good condition and they will also check that the damper is tightly closed to reduce draughts. This is just a few of the jobs they will undertake, but all will ensure the safety and eff iciency of your chimney. Heat pumps Annual maintenance is also essential for your heat pump and it will ensure not only eff iciency but that your home is circulating clean, fresh air. A professional will

clean dirty air filters, vents and check both your indoor and outdoor unit to ensure your heat pump delivers continuous comfort.

Clean Your Gutters and Downspouts

Clearing out your guttering is a necessary chore associated with the cooler months of the year and it will prevent debris clogging your gutters that can result in water drainage issues around your property. Safety is paramount, so if it’s a job you choose to undertake yourself then it pays to be extra careful when using a ladder. Alternatively, it could be a job that you leave up to the experts.

Caulking the Cracks

Take a look around your windows and doors to make sure there aren’t any gaps that could let in cold draughts. If there are, then you will need to apply exterior caulk. This preventative measure will ultimately keep your house warm while also reducing your power bills.
