Saint Louis to be 2nd hottest real estate market in 2016! According to an article from realtor.com, St. Louis is predicted to be the second hottest real estate market in the US in 2016! In addition, realtor.com is predicting a ten percent increase in median home sale prices. “It's an extremely attractive market from the affordability standpoint," Jonathan Smoke, chief economist for realtor.com says. Will this news be a factor in your decision to buy or sell a home this year?
Extreme Stats! The most expensive home to ever be listed and sold through the MLS for the city of Des Peres was $2,125,000 in 2013. The longest days on market for a house in Des Peres was 758, over two years! The most inexpensive house to be sold in Des Peres? $63,000 in 2011 for a house not even 1100 square feet.

2016 Des Peres Market Stats While it’s still early in the year it’s never a bad idea to keep an eye on one’s local market no matter how early into the year it may be. As of today (3/1), eleven houses in Des Peres have sold in 2016. The average sold price is $358,000 which is skewed due to the fact that three of the results were smaller (under 1600 square feet) and inexpensive. The average days on market is 105 due to one result being a short sale and another being new construction. If those were to be removed, the average days on market plummets to 41. The average price per square foot is $170.72 - a strong indicator of things to come!

Did You Know? The first inhabitants of Des Peres were the Cahokia, Kaskaskia, Michigamea, Moingwena, and the Tamaroa tribes. Des Peres is thought to be the oldest white settlement in Missouri, founded about December 3, 1700 by some Kaskaskia Native Americans and French who had left the camp of the confederated Illinois tribes on the Illinois River. The settlement was called Des Peres, French for "The Fathers," and meant to honor the Spanish missionaries who settled there.
