New buyers as well as the more experience ones who sold their homes or other properties after a short sale, or deed in lieu, and also those who were foreclosed on want credit to purchase a property. In my line of work I am face with credit related questions every day. As such I have decided to share the following information from Consumer Federation of America and FICO for educational purpose so that the public will know how to prepare themselves before applying for a loan. As a rule, credit scores analyze the credit-related information on your credit report. How they do this varies. Since FICO scores are frequently used, here is how these scores assess what is on your credit report. Your payment history – about 35% of a FICO score Have you paid your credit accounts on time? Late payments, bankruptcies, and other negative items can hurt your credit score. But a solid record of on-time payments helps your score. How much you owe – about 30% of a FICO score FICO scores look at the amounts you owe on all your accounts, the number of accounts with balances, and how much of your available credit you are using. The more you owe compared to your credit limit, the lower your score will be.

Length of your credit history – about 15% of a FICO score A longer credit history will increase your score. Motivation Is the Key to Getting and Maintaining Results. Management Encouragement by Engagement. Why do some places of business have such high performance employees? Even in comparable businesses like two McDonald’s on different parts of town. One major factor is the manager’s ability to engage employees in the decision making. In a survey of employees conducted by a Fortune 100 company firm in which the employees were ask to rate their managers as leaders, those managers who rated highest were those whose employees said their manager asked for their ideas on a regular basis. Those employees also said their high ranking managers treated them with respect by allowing them to make decisions and learn from mistakes.

Managers should take time weekly to share with everyone those tales of employee heroics or accomplishments. For example, an employee delivering FedEx packages was detoured by construction which was going to cause all the deliveries for that area to miss the 10:30 am commitment time – yes, they would be late and the customer could get their money back. The employee gathered all the freight he could carry and flagged down a security guard passing by in a golf cart and then preceded to delivery the packages on foot and by golf cart to ensure 100% on time delivery commitment and 100% customer satisfaction. By sharing this story of “going above and beyond” with all the employees the next day, the manager reinforced the company culture and values giving the employee “local fame” in front of his peers.

No surprise to anyone is that those managers who engaged their employees in decision making and asked for ideas also had the highest production and efficiency levels with fewest performance issues.

To engage employees, managers must ask and then listen. Employees do the job everyday and normally know best what obstacles get in their way of doing a good job. Ask them and then listen carefully as though it is the most important discussion. Because the fact is, what is important to employees better be important to the manager. Then act upon their ideas and give credit where credit is due.

problem solvers even when employees don’t have a problem. Just because an employee is discussing something does not mean they expect the manager to solve a problem. Purchasing a home can be a complicated and confusing process, especially for first-time buyers. Throughout the process, first-time home buyers will encounter a variety of unfamiliar real estate terms. There are several key terms associated with purchasing real estate that are helpful to learn. For example, many buyers confuse the terms broker and salesperson. A broker is a properly licensed individual, or corporation, who has been engaged to assist in the purchase and sale of real estate, a salesperson is an individual employed or associated by written agreement by the broker as an independent contractor. The salesperson facilitates the purchase or sale of real estate directly with the buyer or seller on a daily basis. Once you decide to purchase, a salesperson will prepare a sales contract to present to the Listing Agent who in-turn communicates the offer to the seller along with proof of your earnest money (escrow) deposit. The sales contract is the document through which the seller agrees to give possession and title of property to the buyer upon full payment of the agreed-upon purchase price and performance of agreedupon conditions. The earnest money (escrow) is a buyer’s partial payment, as a show of good faith, to make the contract binding. Generally speaking, the higher the Escrow deposit, the more serious the buyer is, as they now will have some “skin in the game”. The earnest money is held in an escrow account. Escrow is the process by which money is held by a disinterested party until the terms of the escrow instructions are fulfilled. These monies are usually held by a Real Estate Brokers Escrow account or by a designated Title company or Attorney. Rules differ for each on how to get your money back (as a buyer) if the transaction does not come to fruition, so ask your Salesperson for an explanation. After the buyer and seller have signed the contract, the buyer must obtain a mortgage note by presenting the contract to a mortgage lender. The note is the buyer’s promise to pay the purchase price of the real estate in addition to a stated interest rate over a specified period of time. A mortgage lender places a lien on the property, or mortgage, and this secures the mortgage note. The buyer pays interest money to the lender in exchange for the use of money borrowed. Interest is usually referred to as APR or Annual Percentage Rate. Interest is paid on the principle, the capital sum the buyer owes. Interest payments may be disguised in the form of points. Points are an up-front cost paid at the time of closing. Always ask for a “Good Faith Estimate” from your lender so you can compare Bank to Bank. In general, there are two types of loans that a buyer can obtain. A fixed rate loan has the same rate of interest for the life of the loan, usually 15 to 30 years. An

adjustable rate loan or adjustable rate mortgage (ARM) provides a discounted initial rate, which changes after a set period of time. The rate can’t exceed the interest rate cap or ceiling allowed on such loans for any one adjustment period. Some ARMs have a lifetime cap on interest. The buyer makes the loan and interest payments to the lender through amortization, the systematic payment and retirement of debt over a set period of time. Once the contract has been signed and a mortgage note obtained, the buyer and seller must legally close the real estate transaction. The closing is a meeting (at a specific day, time and location) where the buyer, seller, Salespeople (sometimes attorneys) and title company representatives review, sign and exchange the final documents. At the closing, the buyer typically receives the appraisal report, an estimate of the property’s value with the appraiser’s signature, survey and supporting documents. The buyer also receives the deed and soon thereafter, the title. The title shows evidence of the buyer’s ownership of the property while the deed legally transfers the title from the seller to the buyer. The final document the buyer receives at closing is a title insurance policy, insurance against the loss of the title if it’s found to be imperfect. Buyers should plan on at least six to twelve weeks for a typical real estate transaction. The process is difficult and at times, intimidating, especially when Short Sales and/or Banks are involved. A general understanding of real estate terminology and chronology of the transaction, however, will help any real estate novice to confidently buy their first home. Henry L.
