In a concise explanation, here is a brief description of Short Sale properties vs. Bank Owned properties vs. Traditional, or Regular Sale.

Bank Owned

Short Sales An owner of the propertry owes more to the bank than their property is worth. As such, the mortgage holder agrees to sell the property for less than what is owed. This is usually a long process and all parties are involved until the property transfers ownership. The accepted price is negotiated as well as any additional prosimary notes when two or more notes are involved. A buyer usually has to wait for months, but unlike bank owned properties the amount of the offer is the significant factor in a short sale. Cash or financing makes no difference to the bank/lender/investor. An experience agent/broker can do this job with remarkable results.

A property goes through foreclosure process, did not sell at auction on court house steps. The bank who owns the note(s) takes it back and lists with a Real Estate Brokerage/ Realtor to sell it at a usually very aggressively set price. As any other property they also will accept lower than the list price. The property is sold in "AS IS" condition. No warranties are given as in a traditional sale, and any repairs are usually the buyers' problem. Addendums which supersedes the contract are required and must be signed by buyer (usually 10 to 20 pages long). A buyer can purchase a bank owned in much less time than a short sale. Also, cash buyers usually get the property before a financing deal. Statistics have shown that a bank-owned sells for less than a Short Sale.

Almost everything is negotiable including: price, inspection period, closing costs concessions, seller may make some repairs based on the results of the property inspection. Paper work is minimal. Confirmation of an accepted contract can be in one day.

If your kids love horses the BAR-B-Ranch offers Day & Summer Camps. Enjoy guided rides on twenty-five acres of property, some wooded trails and some open pasture. No reservations are needed on weekends, and we work with approximately thirty-five horses. Our Day Camp is an all day horse program for children, seven to sixteen years old, where children and teenagers learn about horses. Campers ride for over two hours. Our morning ride is a group lesson where riders learn and practice basic to advanced riding skills. The afternoon ride is done on the trail, we may play games and we practice what was learned in the morning. Between these rides, all activities are horse related. Classes include Grooming, Saddling, Bridling, Horse Anatomy, Horse Colors, Individual instruction time, Bareback Riding, and other general knowledge. Parents should send children with a lunch or money for pizza. Camp is on Saturdays and school holidays in Broward County, including summer vacation. MANAGING TIME Each day we all get 24 hours in a day and 60 minutes in an hour. Yet, some people can never seem to catch up or get everything done they should. The biggest reason is they over commit and then end up under delivering. Our integrity is really nothing more than doing what we say we are going to do.So take a look at your calendar and as you make appointments, to do lists and things for your self to accomplish only list those things you really can do and need to do. otherwise, we leave our integrity in shambles. That’s when we start using excuses as “I meant to but I kept getting interrupted” or “I just never got to it today”. these all affect our sense of accomplishment and our personal integrity. Make sure what you plan to do its really the right thing for you to help you be the best you can be. here is an interesting story that drives that point home: Arthur Berry was described by Time as “the slickest second-story man in the East,” truly one of the most famous jewel thieves of all times. In his years of crime, he committed as many as 150 burglaries and stole jewels valued between $5 and $10 million. He seldom robbed from anyone not listed in the Social Register and often did his work

in a tuxedo. On an occasion or two, when caught in the act of a crime by a victim, he charmed his way out of being reported to the police. Like most people who engage in a life of crime, he was eventually caught, convicted and served 25 years in prison for his crimes. Following his release, he worked as a counterman in a roadside restaurant on the East Coast for $50 a week. A newspaper reporter found him and interviewed him about his life. After telling about the thrilling episodes of his life he came to the conclusion of the interview saying, “I am not good at morals. But early in my life I was intelligent and clever, and I got along well with people. I think I could have made something of my life, but I didn’t. So when you write the story of my life, when you tell people about all the burglaries, don’t leave out the biggest one of all… Don’t just tell them I robbed Jesse Livermore, the Wall Street baron or the cousin of the king of England. You tell them Arthur Berry robbed Arthur Berry.” Here are six terrific truths about time: First: Nobody can manage time. But you can manage those things that take up your time. Second: Time is expensive. As a matter of fact, 80 percent of our day is spent on those things or those people that only bring us two percent of our results.

Third: Time is perishable. It cannot be saved for later use. Fourth: Time is measurable. Everybody has the same amount of time…pauper or king. It is not how much time you have; it is how much you use. Fifth: Time is irreplaceable. We never make back time once it is gone. Sixth: Time is a priority. Whether it’s an ocean front condo or a Luxury, highamenity new home community, a vacation home often seems to be a dream that only the wealthy can afford. But these days, you don’t have to be a millionaire to own one! According to published statistics, there were more than 8.1 million U.S. households that owned some kind of recreational property or second home for vacation purposes. In my opinion, that number should rise to at least double over the next 10 years.

With today’s continued low interest rates, the tax advantages a second home can bring, and a wide South Florida selection of areas experiencing solid leveling of List/Sale prices, this is an excellent time to consider purchasing a second home as an investment and a great getaway place. If you’ve been thinking about this…You’re not alone. We’ve seen a solid Canadian investment in our South Florida market for more than a year and there’s strong indication that Russia and China will provide the next strong international push for our South Florida properties! When searching for your second home, remember to investigate the area thoroughly. Ask a Realtor® and the local chamber of commerce to provide information packets, maps and brochures. Take time to visit the area, a few months prior to and during its peak season(s). Possibly do a short-term seasonal rental (3-4 months minimum) even

if you come and go during that time. Are the crowds bearable? Is the weather predictable? Are you close to the beach (if that’s your pleasure?) How about the supermarket, restaurants and entertainment!?

with a local Realtor regarding current and past home prices. You’ll be pleasantly surprised to find that some of our prices have come down almost 50% from the highs we experienced just a few years back. Some condos have dropped even more! Knowing the area’s sales history will help determine the market value of the homes/condos and long term appreciation potential, but don’t expect the make a quick profit, those days are pretty much long gone.

Once you’ve settled on a community or building, work with a Realtor and lending institution to determine how much home you can afford. The monthly maintenance/common charges and insurances range greatly, so be sure to get a good handle on these expenses! Cash is still king, and a quick closing helps in the negotiating process.

Drive around the town and its neighborhoods.

Have a Realtor take you through the gated communities. Experience the day-to-day activity around potential properties and inside the community at the clubhouse, pool

area etc. Keep in mind you may decide to retire to the area one day. Will the property serve two purposes, that of vacation and retirement home? More and more Americans are purchasing vacation properties in areas where they plan to eventually retire.

Remember,

vacation homes remain a good investment and provide substantial deductions on yearly tax forms if they meet certain criteria. As the laws are ever-changing, complex and detailed, consult your real estate agent, who will usually work with a tax attorney or certified public accountant, to calculate the tax benefits of owning a second home.

Relaxing in your own home in that dream vacation spot is not out of your reach! More and more people are realizing that owning a vacation home is do-able, not to mention a good investment (especially now) and a peaceful retreat for years to come.
