Two things stand out; motivated sellers that are just tired of riding out the market and tell you upfront how much of a loss they are willing to take, and sellers who are a little more savvy that will say “I’ll accept your offer if the bank will agree to a short sale for part of the loss”. Often they have decided just how much money they are willing to bring to closing before there is even an offer on the table.

Now I’m not talking about people that are in foreclosure, that have lost their job, or have some other major event happening in their life. These are folks that are just sick and tired of this real estate market. Some of them are absentee owners, and some are settling estates; just regular folks. Others are real estate investors that are just tired of real estate investing itself. I have talked to a couple of landlords recently that want to cash out. They are not in any financial trouble, but they are just tired of riding out this market.

It used to be that real estate investors in particular, wanted to at least walk away without owing any money at closing. More and more of them are willing to take a loss just to be rid of the property and the uncertainty. I have been talking with an absentee owner who is also a real estate investor that has several properties in my city. She has a couple of them listed at this time. When I first spoke with this particular absentee owner a few months back, she wasn’t budging on her asking prices. As I always do, I have kept her on my mailing list since the first time we spoke.

I called her recently to check in with her, and I made her an offer on one of her properties that was vacant. She told me without hesitation that my offer was less than she owed on the property, but she was willing to take a loss of a certain amount if the bank would also do a short sale for part of the amount. This real estate investor has completely done a turnaround in just a few short months, and she is willing to do all of the work with the bank to get rid of the property.

Is she willing to do the same thing with her other properties? Not yet. We’ll just have to wait and see what the next few months bring.

SIMPLIFY YOUR REAL ESTATE BUYING/SELLING EXPERIENCE by Henry Kaplan

Today’s real estate consumer has a lot to consider during the sale or purchase of a home or condo. Be it waiting for the right buyer/seller, inspections, mortgage rates, banking delays (buyers or sellers lender) the moving day, or the homes “move-in” condition, the experience can take more than a bit of patience on the part of the consumer. With this in mind, it is incumbent upon real estate brokers, sales people and real estate companies to institute services that will make the buying/selling process as hassle-free as possible. A dream? I don’t think so! Realizing this trend is not going away, many good real estate companies have worked to improve the experience of buying or selling a home through offering some type of Preferred Alliance Program. One such program I’m quite familiar with offers consumers and their sales people access to dozens of strategic alliances with various links to home-related value added products and services. Making the process easier and much more convenient takes away much of the anxiety, that is often associated with the buying, selling or renting process. Among the products and services offered for potential Buyers through these alliances are much more than the typical Mortgage, Title or Home Inspection services. Moreover real estate companies and their sales people need to know and recommend the best Moving Services, General Contractors, Discounts at major home improvement stores,

Security Systems, Home Protection Plans, Handyman Services, Locksmiths, Painters, Electricians, Plumbers, Landscapers, Hurricane Shutters, Flooring, Kitchen remodels, Home Cleaning, All types of Insurances, Pool Cleaning, Fencing, Custom Wood Work, Central Vacuum, Pick-up/Delivery Dry Cleaning services…. just to name a few. I can recall a time when one of our Buyers had an issue when trying to set-up their home computer after moving in and with one easy call we had our local Computer Guy calling them back just minutes later, and hours later they were “surfing the web” again. Sellers have just as large of a selection to choose from…Handymen, Appraisers, Mold Remediation, Air Conditioning Evaluation and Repair, Home Staging/Design, Garage Door Repair, plus all the programs and service that Buyers typically rely upon. Programs involved focus heavily on the immediate, yet long-term value of the service/product for the consumer. For example, homeowners will have their home warranties, and home security systems for many years of use. Typically programs are offered at preferred pricing for all customer/clients of the real estate company and have been pre-screened and typically personally recommended by someone that has used them in the past. How do you know if a real estate company has these services? Check out their website! Look for their “Real

Estate Directory” or “Alliance” hyperlink. Stop by their office and ask for a list or brochure of these home related businesses. Of course, always do your homework and diligence so that you ultimately make the right decision. Also rest assured, real estate companies or agents are not permitted to receive any compensation for their recommendations although they may charge a nominal marketing fee to the service provider. Again, Today’s consumers demand that a real estate company provide more service than just the sale and the purchase aspect of the transaction. With that in mind, the few companies that offer these programs have been well received and very popular as a result. Customer satisfaction rates are soaring, post-transaction surveys have been very positive which has bolstered the overall success of the program among consumers and overall helps with the real estate company.

DEALING WITH DIFFICULT CUSTOMERS By The Proffittable Business Coach, Nancy Proffitt When was the last time you had to deal with a difficult customer? It was probably an external customer but perhaps it was an internal customer, such as a member of your team, a colleague or even......your boss!

2 - Listen! Listen! Listen! Look and sound like you’re listening. The customer wants to know that you care and that you're interested in their problem.

I'm sure that you always want to provide exceptional service to both your internal and external customers. However, in the real world, things go wrong and mistakes are made. These "customers" will often judge your level of service based on how you respond to a mistake. Do it well and they'll probably forgive you and possibly even say positive things about your business or your abilities to other people.

3 - Stop saying sorry. Sorry is an overused word, everyone says it when something goes wrong and it's lost its value. How often have you heard, "Sorry about that, give me the details and I'll sort this out for you". Far better to say "I apologize for ......" And if you really need to use the sorry word, make sure to include it as part of a full sentence. "I'm sorry you haven't received that information as promised Mrs. Douglas".

The important thing to realize when dealing with an upset customer, be they internal or external, is that you must deal with their feelings, and then deal with their problem. Upset customers are liable to have strong feelings when you, your product or service lets them down and they'll probably want to "dump" these feeling on you.

4 - Empathize. Using empathy is an effective way to deal with the customer’s feelings. Empathy isn't about agreement, only acceptance of what the customer is saying and feeling. Basically the message is "I understand how you feel". Obviously this has to be a genuine response, the customer will realize if you're insincere and they'll feel patronized.

You don't deal with their feelings by concentrating on solving the problem, it takes more. Here are 5 action ideas that deal with the customers' human needs:

Examples of empathy responses would be "I can understand that you're angry", or "I see what you mean". Again, these responses need to be genuine.

1 - Don't let them get to you. Stay out of it emotionally and concentrate on listening non-defensively and actively. Customers may make disparaging and emotional remarks, don't rise to the bait.

5 - Build rapport. Sometimes it's useful to add another phrase to the empathy response, including yourself in the picture "I can understand how you feel, I don't like it either when I'm kept waiting". This has the effect of get-

ting on the customer's side and builds rapport. Make no mistake about it; customers are primarily driven by their emotions. It's therefore important to use human responses in any interaction particularly when a customer is upset or angry. If customers like you and feel that you care, then they're more likely to accept what you say and forgive your mistakes. Have a great day, Coach Nancy

Journey over to the Wakodahatchee Wetlands
