Here are some tips to avoid costly mistakes. 1. Get pre-approved BEFORE you start your home search. Pre-approval will give you a realistic price point when viewing potential homes and puts you in a better position to make a serious offer. 2. Research the neighborhood. Learn about schools and amenities within your potential town. 3. Look beyond the décor. Focus on the structure itself, square footage and layout. Look beyond the taste of the current homeowner, and remember you are buying the actual house, not their belongings! 4. Never skip the inspection. Your home is likely the biggest investment you will ever make, a professional home inspection is necessary to ensure it is a sound structure or at the very least, make you aware of any defects. Never waive your right to an inspection as it could be a very, very costly mistake. 5. Give yourself an out. Make sure there are contingencies (such as financing or inspection) in the contract so you can back out of the deal and recoup your deposit. Typically, 7-10 days from the time all parties sign (or initial) the sales contract. 6. Don’t buy the most expensive home on the block. The lower home values around your property will

negatively affect your property's value.

7. Keep resale value in mind. It may be difficult to envision selling a home that you have yet to live in, but remember to consider long-term property values, location and overall mass appeal, when viewing a potential home.

Answer: Here's a rating system that you may find helpful in determining the features that are really important to you in your next home. By the time you complete the system, you'll know which items you absolutely must have (top priority) and which you'd like to have but could live without.

The first time through the list, mark a "1" next to all of the items you'd like to have in a home. Consider this your ultimate wish list. Take some time here and choose only those items that you feel you can't live with-

out. Each item that warranted a total score of "3" becomes a mandatory feature (based on your budget, of course.) The balance of the amenities are nice, but not necessary. Your final step is to prioritize all the number 3s. Go back through the list and arrange each "3" in order of priority. This will help you focus on the houses that contain the majority of your top-rated features and you won't be as likely to be swayed by Italian tile or other nice, but not necessary, amenities. Keep in mind that there are very few perfect homes that contain all the amenities you're after (especially if you're on a budget.) Ultimately, home selection is about tradeoffs. 4 Reasons People Don't Set Goals and Why You Should Become a Part of the Successful 3% Who Do Do you have clearly defined written goals? Research shows that those people who actually sit down and write out their goals not only end up achieving them, but have greater incomes and elevated perceived success and satisfaction. Many people think setting goals is just for managers or business owners. Not so! Mark McCormack, in his book What They Don't Teach You at Harvard Business School, tells of a Harvard study conducted between 1979 and 1989. In 1979, the graduates of the MBA program were asked, "Have you set clear, written goals for your future and made plans to accomplish them?" It turned out that only 3 percent of the graduates had written goals and plans. Thirteen percent had goals, but not in writing - 84 percent had no specific goals at all. Ten years later researchers found that the 3 percent of graduates who had clear, written goals when they left Harvard were earning, on average, 10 times as much as the other 97 percent of graduates all together.

FACT: All successful people have goals, and outstanding high achievers have clearly defined written goals. So why do so few people actually write out their goals? Many people say they can't be bothered to take the time to sit and write them out, preferring to keep them in their heads. The real

Cooking with Chef Juliette Mangoes! Nothing beats slurping a nice juicy mango on a hot summer day. Tasty, tasty, tasty. And, you'd also have to admit, mangoes are quite a sexy fruit. In fact in India the mango tree is a symbol of love! As I am sure you all have noticed the “no trespassing” signs being tacked onto those beautiful trees, while their owners anxiously await the day of ripening. If you are fortunate enough to have one in your backyard kudos, if not, its time to make friends with someone who has one! I was trying to think of the way I like them best (other then right out of the fridge)and I decided mango blueberry pie for me wins hands down. I remember my first full on mango experience. It occurred when I was new to living in Florida. I was working for a catering company, and back then the season ended right after Mother's day. So here we were, the six of us in the kitchen with not a whole lot to do, when one of the cooks walked in the door with a 50 gallon garbage pail filled to the brim with mangoes!!! BEAUTIFUL! So off to work we went. After sorting, peeling and slicing a zillion of these suckers, we all sort of collectively said

“ now what ?”. Keep in mind not only were we very green cooks, this was ions before the internet, so research was as laborious as preparing the dish. Well, after making oodles of pies, ice cream, breads and cobblers someone found a recipe for chutney. Great!, we thought as we still had tons of mangoes left and were out of ideas. So we set out to find all the remaining ingredients to make our chutney. Someone else thought what a great idea it would be to can these and give them as presents for Christmas. What a cleaver bunch we were, how perfect an idea. As we started to peel, cut, chop and add the remaining ingredients to our pot of mangoes, to our surprise it grew and grew and grew and grew. YIKES!!! We created a mango monster. In the end I think we ended up with about ten cases of mango chutney (24 jars to a case mind you). After giving away about one third of the stuff to friends and family, we had no one else to give it to. So there they sat, under the prep table for about a year and a half untouched, no one willing to throw them away as it would be such a waste. Eventually, the owner of the business moved and I assume she got rid of it. Morale of this story, more than a few mangoes is a waste!!!! Needless to say a mango chutney recipe

will not be following, but instead two simple mango pie recipes. The first one was adapted from a recipe I found on line and is a bit more adventurous, it lends itself to the flavors of India, so if you like different things I think you'll enjoy it. The second one is pretty straight forward, I use the same recipe for peach pie as well. Please note the absence of sugar as I do not add sugar to my pies because I think it is not necessary when using fruit at their peak, but if you must add sugar then about one half of a cup should be more than plenty. Please enjoy! Mango Pie 2 (8 oz.) cream cheese 1 can sweetened condensed milk 1½ cups mango pureed ¼ t saffron ½ t cardamom 1 (9”) graham cracker crust whipped cream (optional) In bowl of food processor add soften cream cheese and process till fluffy, about 2 min. Add condensed milk, saffron and cardamom. Scrape bowl and process for a few seconds more. Add condensed milk process till smooth. Pour into pie crust and freeze for at least six hours. Take out of freezer for at least 10 min. prior to serving. Slice into 10 pieces and add dollop of whipped cream.

Blueberry Mango Pie 1 double pie crust 2 cups mango, ½ inch thick wedges (about 5 med. mango that are ripe but firm) 2 cups blueberries ½ t cinnamon ¼ t ginger 1 t vanilla ¼ cup tapioca ½ cup brown sugar (optional) Preheat oven to 425. Add all ingredients together in a bowl and toss together. Set aside while preparing pie crust. Fill crust then fit top over filling pressing edges together. Vent top crust, and brush with milk. Sprinkle top w/ 1 t sugar and 2 t chopped crystallized ginger. Bake for 20 min at 425, then lower temp. to 350 and bake an additional 20 - 30 min.
