There is no better time to buy a home in Florida.

Prices in Palm Beach County have never been lower!

The prices in surrounding areas are just incredible buys. Interest rates are extremely low, in fact we have recently seen record lows. Based on the new assessed evaluations, taxes are lower.

Even with that said, with the guidance of a professional Realtor and some patience, you can make the buy of a life time, whether you are buying a primary residence, an investment property, or a vacation home. If you are thinking of buying in the near future, now is the time. The government programs that assist the banks in these losses such as HAMP and HAFFA will not be around forever and banks seem to be getting more cooperative and efficient in getting rid of these bad loans.

However, you do need a good Realtor to guide you through this process. The problem is the playing field has changed dramatically. In most cases you are not dealing with a traditional seller, many homes are owned by a bank or financial institution and many of the properties have been neglected and are in poor shape. The other sector of the market is short sales, which is when a seller owes more than the property is worth and tries to get the bank to agree to take a payoff that is less than what the bank is owed. This could involve a very long waiting period to get a response from the lender. These two combined are a majority of what is for sale in most of Palm Beach County.

Everyone wants to get the best deal when buying a home. However, for potential buyers who are waiting to see if home prices come down a little more, the wait could cost them. Let's look at an example to see why. Say a homebuyer wants to buy a home that costs $300,000. But the buyer wants a better deal on the home, so she delays a transaction until the home is reduced by $10,000. If, in the meantime however, rates were to rise .75% to 6.00% and the buyer financed 90% of the purchase price, the amount of total payments over a 30-year term would be over $35,000 more than paying the $300,000 purchase price and locking in the 5.25% interest rate. In other words, the buyer would save $10,000 only to end up paying $35,000 more.

It was probably an external customer but perhaps it was an internal customer, such as a member of your team, a colleague or even your boss!

Examples of empathy responses would be "I can understand that you're angry", or "I see what you mean". Again, these responses need to be genuine.

I'm sure that you always want to provide exceptional service to both your internal and external customers. However, in the real world, things go wrong and mistakes are made. These "customers" will often judge your level of service based on how you respond to a mistake. Do it well and they'll probably forgive you and possibly even say positive things about your business or your abilities to other people.

5. Build rapport. Sometimes it's useful to add another phrase to the empathy response, including yourself in the picture. "I can understand how you feel, I don't like it either when I'm kept waiting". This has the effect of getting on the customer's side and builds rapport.

The important thing to realize when dealing with an upset customer, be they internal or external, you must deal with their feelings, and then deal with their problem. Upset customers are liable to have strong feelings when you, your product or service lets them down and they'll probably want to "dump" these feeling on you.

Make no mistake about it; customers are primarily driven by their emotions. It's therefore important to use human responses in any interaction particularly when a customer is upset or angry. If customers like you and feel that you care, then they're more likely to accept what you say and forgive your mistakes. You don't deal with their feelings by concentrating on solving the problem, it takes more. Here are 5 action ideas that deal with the customers' human needs: 1. Don't let them get to you. Stay out of it emotionally and concentrate on listening non-defensively and actively. Customers may make disparaging and emotional remarks - don't rise to the bait. 2. Listen - listen - listen. Look and sound like you’re listening. The customer wants to know that you care and that you're interested in their problem. Listen for Intent, not Content. 3. Stop saying sorry. Sorry is an overused word, everyone says it when something goes wrong and it's lost its value. How often have you heard, "Sorry about that, give me the details and I'll sort this out for you". Far better to say "I apologize for ......" And if you really need to use the sorry word, make sure to include it as part of a full sentence. "I'm sorry you haven't received that information as promised Mrs. Douglas". 4. Empathize. Using empathy is an effective way to deal with the customer’s feelings. Empathy isn't about agreement, only acceptance of what the customer is saying and feeling. Basically the message is - "I understand how you feel". Obviously this has to be a genuine
