Time Robbers By Profitable Business Coach Nancy Getting Your People As Excited About Your Business As You

Often people complain about the lack of time, even though we all get the same amount of time in a given day there are the same 24 hours in a day and 60 minutes in an hour for everyone. Do you ever wonder why some people are always rushed, stressed, anxious and constantly running while others have the time to think, plan, and balance work and play? The constant demands of everyday life can seem overwhelming and stalemate our ability to get things done. It is not really our lack of time but actually it is our lack of how to effectively use that time. So what can we do about it? Here are some helpful thoughts and steps to free up more of your time. Deal with your “reality” about time. Many of our time management issues are actually related to our own behavior. So the first step to freeing up more time is to understand yourself and your limiting behavior. Prioritize tasks. All too often everything is treated with the same level of importance. Prioritize work based on importance instead of size of project. Think about important and urgent vs. important but not urgent. Over time, shift your list so that you are being proactive about your tasks. Track your time. Analyze how you spend your time. Take a week and record everything you do and the time you spend on each task. Map this out so you can visually see how you spend your day. One at a time. Try to complete projects by working on each project individually. Let the computers multi-task. Have only one project at a time on your desk. Delegate tasks you should not do. Many people hang on to tasks that should be delegated to someone else. Determine what it is costing you by doing these tasks then find/train someone else to do them for you. Learn to say “No”. Many people overload themselves with work. You can become overwhelmed and others cannot count on you to meet deadlines. Schedule your work. Create time to work on projects by scheduling them as you would a meeting. Always ask why. Things change and sometimes we continue doing things one way when a better way is available. Always question yourself. Make time for yourself. We all need down time. It will allow you to recharge the batteries so you can be more productive when you go back to work. A simple walk around the parking lot can re-energize you. Create your own system. Whether it’s Outlook, a day planner, or a notepad, you need to create your way to manage your time. Plan your success. Set goals, create an action plan, and track your performance. Always follow-up and measure where you are so you stay on track with your goals. REAL ESTATE NEWS Knowing Your Options by Bill Richardson As we all know, these are very challenging times if you are a property owner in South Florida. The latest statistics tell us that upwards of 40% of ALL property owners in SoFla now owe more on their property than it's worth. Unemployment hovers in the 11.5% range. Many folks are struggling to pay for groceries and basic staples, in addition to making their mortgage payments. Foreclosure rates are at all time highs (at least in my lifetime) and Real Estate prices may not have completely bottomed yet. With each little down tick in prices, more and more homeowners slip into negative equity territory. If you are like a lot of people in South Florida at this moment, you may be feeling somewhat powerless about your situation. Don't despair! While this market may be difficult and challenging, opportunity abounds! The key is to KNOW YOUR OPTIONS! Lets take a brief look at some of them. 1. A GREAT TIME TO BUY If you have cash and/or credit scores over 620, I have never seen a better time to buy and hold real estate in my 25 year real estate career. Think buy LOW and hold. Interest rates are at historic lows and you can save hundreds or thousands of dollars per month and afford that dream house you may not have been able to afford just a few short years ago. BUT...IF YOU ARE UPSIDE DOWN IN YOUR PROPERTY, BEHIND ON YOUR MORTGAGE PAYMENTS AND WANT TO CHANGE YOUR SITUATION BY TAKING POSITIVE ACTION....HERE ARE SOME TIPS AND OPTIONS THAT CAN HELP GIVE YOU THE ABILITY TO LIVE TO FIGHT ANOTHER DAY. First, since we have been working with this market for several years now....we have a much better idea of what works, what doesn't , and what probably won't. All the government programs like HAMP (loan Modifications), HAFA (Short Sales), and now the new Short Refinance program have no teeth. They are smoke and mirrors. They are voluntary guidelines and the lenders are doing what they want to do and ignoring them in large part. Remember, if you are pursuing a short sale or loan modification...this will not automatically stop a foreclosure. Lenders run multiple tracks and simultaneously pursue foreclosures with their attorneys at the same time they are negotiating short sales or loan mods. The landscape is littered with bank owned properties that were foreclosed on while short sale or loan modification negotiations were active.

OK....LETS LOOK AT SOME OPTIONS. OPTION 1: Do Nothing Bad choice. Although it may take some time, your mortgage lender will eventually foreclose and you will be forced out of your home. Your credit will take a major hit. At this point, you will not be able to get another mortgage for a minimum of 5 years. Contrary to popular belief, a foreclosure does not wipe out the possibility that the foreclosing lender can pursue you for a deficiency judgment. They have 5 years from the date the property sells as an REO to file and up to 20 years to collect. For 7-10 years, you will also have to answer YES to the question on mortgage loan applications, “Have you ever been foreclosed on”

OPTION 2: Try to Obtain a Loan Modification Better, but the odds are stacked against you. This is a process that can take many months with very low odds of success. Wouldn't hang my hat on it. If anyone asks you for upfront fees, other than an attorney (retainer), I would run away as fast as possible. If you are going to try it, my advice would be to hire an experienced foreclosure attorney to mount a foreclosure defense in tandem with trying to get a loan modification done. Even if you are one of the few that get approved, the chances that it will be significant enough to make a difference in the long run are miniscule. Also, if this is your primary residence...make sure you or your attorney file for a mediation with the foreclosure judge if it gets that far. This is now the law in Florida, and in any primary residence foreclosure filings after July 1, 2010, a mediation is mandatory before a judge will grant a foreclosure judgement.

OPTION 3: Offer the lender a Deed in Lieu of Foreclosure. Pretty good if you want to get out of your property quickly. Would recommend hiring an attorney to negotiate the deal and would only do it if the lender agrees to include language waiving any right to a deficiency judgment and stating that the loan was “satisfied” or “paid in full for an amount less than what was owed”. Some drawbacks. If you have 2+ loans on the property, this option is off the table. Credit is still damaged by late payments. You will have to vacate the property quickly. Still must answer yes to the question on loan applications regarding ”have you ever had a property foreclosed on or given a deed in lieu of foreclosure” In most cases, can't qualify for a mortgage loan for at least 5 years.

OPTION 4: Short Sale In most cases your best option. Short Sales have actually gotten a bit quicker. In many cases we can get them done in 60-120 days. You can stay in the property and not make payments while it is processed. Credit is damaged the same as the other options, but it repairs quicker.
