Give Your Membership a Kickstart! We’re refreshing our Association for you! Have you noticed our redesigned newsletter layout? What do you think? We’re constantly working to better our association and improve communications with our members. When Elysha started, she gave the newsletter a much needed update and it’s continued to evolve to where it is now. Earlier this year, we started a campaign to “go green” per say and mail less newsletters. Regrettably, if our mailing list falls under 200, we end up paying more because of postage than to send everyone a newsletter! So if you opted out of receiving a paper newsletter and are now noticing you’re receiving one again, that is why. Have you been a member for a long time? Maybe you are trying to understand WHY you are a member because you don’t utilize your membership. Or maybe you attend every event we have, but don’t really understand best practices for your MAB membership. Or perhaps you are a new employee at a long established company who is trying to wrap their head around this industry. It’s time for you to kickstart your membership! We encourage you to join one of our many committees and get involved! We’re also looking at introducing something called Kickstart events. These events would welcome new members into the association. It would be an informal presentation and networking opportunity to initiate individuals who want the most of out of their MAB membership. We hope these events will become a tool for our new members as well as our existing members. So much has changed at MAB over the past few years that we think it’s important to keep our members informed about all of the changes! We’ll keep you informed as we work on implementing these new events!

Fun-filled Summer at MAB Summer at the Minot Association of Builders has a lot to offer. Everyone at MAB is excited about this summer’s activities! We had a blast at the Tool Belt Barbecue! Over 50 members joined us to help us decide whose ribs are the best! The big winner was our current President, Chris Dahl! The winner of our meat raffle sponsored by Future Builders was Derek Bischoff of Connole & Somerville. I’d like to thank Dakota Stone and Granite, Anasazi Builders, Future Builders and First International Bank & Trust for helping to sponsor our first Tool Belt Barbecue! I’m excited for June and our MAB Board Bash! On June 19th, I’ve invited all of our board members to my home for a barbecue and get together. It’s not very often that we get to spend time together as a group and I’m looking forward to doing so! The Birdie with the Builders Golf Tournament is filling up quickly! We have spots for 28 teams this year and are nearly half full already. There are so many changes to this year’s tournament that we believe will make it even better than ever! Rounding out our summer of fun is the Guns ‘n’ Roses Trap Shoot on August 29th. Dakota Stone and Granite and K&R Contracting are our generous event sponsors for this old event with a new twist! WHAT’S HAPPENING IN WARD COUNTY
CONSTRUCTION IMPROVEMENTS ADVANCING Minot is living through another year of construction. Over twenty projects will take place in 2017. The Broadway bridge project is continuing through this summer and into next. This year the efforts will be focused on the east side of the bridge. “This is the last phase of a three-year project that is truly transforming the downtown, both below and above ground,” said Lance Meyer, city engineer for the City of Minot. “And, as was true the last two years, it is important that residents know that Downtown Minot businesses will be open during construction, so please come on down.” Downtown construction work that will be completed this year is two blocks and one intersection to be completed by Keller Paving from their 2016 contract, and 12 blocks and two intersections of construction to be completed by Wagner Construction, Inc. based on a 2017 contract. This phase of construction will impact downtown less than the two years prior but still create challenges for shoppers, residents and businesses in the area. Other construction projects of note are the expansion of the Highway 83 Bypass that will convert the two-lane highway into a five lane highway that allows for passing and turning lanes. The majority of the work will take place west of the current roadway. Straightening Burdick Expressway has begun. The construction will impact access in that area for several months including the North Dakota State Fair and Norsk Hostfest events.
Earth Recycling near 4th Ave NW went up in flames on May 18th. Several different fire departments assisted in putting out the flames that had to burn out on their own under supervision of the fire departments due to so much debris being in the warehouse. All employees were able to exit the building safely, there were no injuries reported.
LOWER PROPERTY VALUATIONS ARE HERE “This is the first time in recent years that there has been a significant decrease in overall property valuation from the prior year,” Kevin Ternes, Minot City Assessor said. “We saw a slight reduction in the residential and commercial market selling prices in 2016, and that has contributed to the decline in property valuations.” There were 136 properties with assessed values under $200,000 within the city limits, up from 94 properties last March, according to the City Assessor’s 2017 Annual report. Ternes said most Minot property owners will see a decrease in their property valuations in 2017, with total overall valuation for 2017 dropping approximately 8 percent from 2016. Minot’s 2017 commercial valuation decreased approximately 6 percent from last year as well.
July 31st, 2017 11 AM Minot Country Club DON’T FORGET TO VOTE! A special city election has been set for Tuesday, June 13th. This election will decide who the next six City Council members will be. This vote is taking place because of the vote to change the city of the Council in June 2016. Voters will elect six candidates to replace the existing 14-member council. The top three vote getters will serve a three year term and the next three highest vote getters will serve one year. Going forward from 2018 to 2020 elections, council members will serve four year terms. Council members running are Shannon Straight from Ward 1, Stephan Podrygula from Ward 3, David Shomento from Ward 4, Shaun Sipma from Ward 5, Mark Jantzer from Ward 6, Lisa Olson and Kenton Kossan from Ward 7, Edward Montez and Josh Wolsky. Nine candidates are running for six seats.

How’s Your Online Reputation? In today’s increasingly digitalized world, transparency is the name of the game. Which means your brand reputation is harder than ever to manage. Online resources and opportunities, from Houzz to Facebook to the Better Business Bureau allow total strangers to either help promote your brand or cause real damage with just a few taps of their thumbs. MONITOR This goes for all your online pages as well as social media. Make it a point to regularly set a time (you or someone you assign) to review all your properties and DO IT! It’s easiest if you put these action items on your to-do list every morning, week, month or quarter depending on how much activity you get online. • Check for outdated information • Read and respond to comments • Make updates like adding photos, sharing successes, offering expert advice (a great idea for a blog) • Take a few minutes to Google your business name, your key principals’ names, and your key words • Sign up for Google alerts so you can get daily or weekly emails for items the search engine finds about your name and key words • You may want to subscribe to a monitoring service if your business is large and active online or you’ve had some issues in the past. A new analysis by NAHB shows that more than 8,000 full-time jobs will be lost this year as the result of the decision by the U.S. Department of Commerce to impose a 19.88% duty on Canadian softwood lumber exports to the United States. That’s in stark contrast to comments made by Commerce Secretary Wibur Ross that the new duties will have little effect on the cost of new homes. Due to “special circumstances,” the duties will be retroactive 90 days from the date that the rates are officially published in the Federal Register, likely back to the beginning of February. NAHB senior economist Paul Emrath estimates that the annual impact of the 19.88% duty, if in effect throughout 2017, would be a loss of:

$498.3 million in wages and salaries for U.S. workers $350.2 million in taxes and other revenue for governments in the U.S. • 8,241 full-time U.S. jobs Many of the jobs are in construction, but the effects are not limited to a single industry, as wages and jobs are also lost in businesses that sell and transport building materials, provide architecture and engineering services, etc. “NAHB respectfully disagrees with comments made by Commerce Secretary Ross that the tariffs on Canadian lumber imports into the U.S. will have little effect on the cost of housing,” said NAHB Chairman Granger MacDonald Tuesday. “Clearly, protectionist measures to prop up domestic lumber producers at the expense of millions of U.S. home buyers and lumber users is not the way to resolve the U.S.-Canada trade dispute or boost the U.S. economy. “As an industry that is on the front lines of this issue, NAHB would be happy to discuss this matter with the White House and seek solutions that will not harm housing affordability for millions of hard-working American families,” MacDonald said. CNBC also broadcast a story citing NAHB statistics and quoting MacDonald, who said the tariffs are “short-sighted” and will “harm consumers and housing affordability.”

June is home ownership month. Those of us involved in the home building industry know the benefits of owning a home, but it is important for us to remind ourselves and educate the public and our public officials about the benefits as well. In some of the communities we live in across the state, it seems other special interests are viewed as more important to the local economy, so I think it is important for us to discuss some of the benefits.
First of all, there are two major tax advantages of owning a home. The first and most widely talked about is the mortgage interest deduction. The other one is the real estate tax deduction. For those who itemize their deductions the mortgage interest and real estate tax deductions can reduce their tax liability. Eliminating the mortgage interest deduction is often brought up when the subject of tax reform is discussed. I can assure you, the National Association of Home Builders (NAHB) will do everything it can to keep this tax advantage in place for the housing industry. According to a special study in housingeconomics.com, there are several policy justifications to keeping the deduction for the mortgage interest in place. First of all, research indicates that homeowners are more likely to maintain their homes and be involved in local social and political organizations. Therefore, communities with a large percentage of homeowners tend to possess more public amenities and have a lower crime rate than those with less home ownership. I think most of us see this in our daily lives. People tend to take better care of things when they have an ownership stake. Another important benefit to home ownership is it provides a means for families to save and accumulate wealth. Housing is the major source of wealth for most US households. As of 2010, the primary residence accounted for 30% of all household assets. Housing is especially important for lower income households, many of whom have very few assets except for the equity in a house. As we all know, there are many other benefits of home ownership. It is our job to promote these benefits to the public and the public officials so they see the value in keeping pro-housing policies in place. NAHB will do the same on our behalf to keep in place the tax advantages of home ownership on the national level. Eric

The 65th Legislative Assembly adjourned (sine die) on Thursday, April 27th. This means legislators have set the state budget, finalized decisions on all bills introduced, and will not meet again until January 2019. The next step in the process is for all bills that passed both chambers goes on to the desk of the Governor who signs the bill or in some cases, vetoes all or part of the bill. Once the Governor signs a bill, it is then filed with the Secretary of State’s office and the law is enacted on the agreed upon date noted in the bill.
NDAB’s Government Affairs committee is made up of representatives from all six local associations lead by GA Chairman Jason Eid (Fargo) and Vice Chairman Eric Brendan (Bismarck). NDAB CEO, Kim Schneider, is the registered lobbyist representing NDAB at the Capitol.
Our representatives look at bills brought forth that we feel impact our members and industry, discuss the pros and cons of the bill, gather feedback, and make an informed decision on the stance NDAB will hold on a bill. Kim tracks the bill and provides updates to Jason, Eric and the GA committee and if need be, the group reconvenes to discuss any changes and a possible change in the stance of our position. During the 65th Legislative session, NDAB tracked a total of 33 bills that covered areas such as radon, carbon monoxide, onecall, diversion, contractors, inspections, essential service workers home incentives, the housing incentive fund, and many other bills that impacted the home building industry in either a positive or negative way. NDAB is proud to share that we worked closely with House and Senate members and various lobbyists from across the state. Members from across the state traveled to Bismarck on several occasions to testify, show support and ensure their voice was heard through emails and phone calls. When we hosted an evening social, a Q & A lunch and a thank you lunch for the legislators, NDAB was well represented. Strength in numbers was proven this past session and we greatly appreciate the support given by all! Just because the final gavel has hit, our advocacy work does not end. With your legislators, back in their home towns, please make sure you are inviting them to your events and meetings. Keep the conversations and relationships going and thank them for their hard work. NDAB members will also be traveling to DC where we will be meeting with Senator Heitkamp, Senator Hoeven and Congressman Cramer discussing national issues and thanking them for their continued hard work. More than 3,000 spectators made their way through 40 homes during the Spring Parade of Homes April 27 -30. The BMHBA is the recipient of an Association Excellence Award for its work with the Girl Scouts to create welcome mats for homeowners. The DABA is having their summer picnic June 7th and we are excited to see all of our members, their families, and their employees. The HBA of F-M met with North Dakota Gov. Doug Burgum in May to discuss the housing industry needs in workforce and affordable housing. The HBA of F-M had over 100 members for its Remodelers Council Picnic May 12. The HBA of F-M celebrated a win legislatively when Minnesota Gov. Mark Dayton signed legislation on May 2 that amended the state's residential building codes and clarified that twin homes, which are two single-family connected homes, won't need automatic fire sprinkler systems.
