President’s Message Winter is almost here. Thanksgiving has passed and Christmas is on the way. This is a bittersweet message to write since it will be my last message as MAB President. Congratulations to Chris Dahl on becoming the 2017 Minot Association of Builders President. Make sure to get signed up for our Builders Banquet. We’ve made quite a few changes to our banquet this year. The Association is excited to make this event bigger and better than previous years. We’re looking forward to installing the new officers and handing out awards to exemplary members of our association. Signups for the Home and Garden Show have started. There are many new activities for kids, families and everyone in between. We’re looking forward to making the 2017 show better than ever for both vendors and attendees. It’s a great chance to ask other groups what issues they run into and figure out how we can make our association even better. December 6th is our Builders Banquet! We’re doing so many new things this year—Gemar Photography will have a photo booth and take pictures throughout the night, The Trivia Tour will be here to entertain us with a trivia game and the Wall of Beer will make it’s first appearance at the banquet. Home and Garden Show preparations are in full swing! Later in the newsletter there are lots of details regarding all the changes and activities this year’s show will offer!

MINOT HIRES NEW CITY MANAGER After two months of searching for a new City Manager, Minot has made its selection. Mr. Thomas Barry, current Public Works Director with Meridian, Idaho, has accepted the formal offer from the city to be the next City Manager. Mr. Barry will begin on December 12th, 2016.

Federal Reserve Holds Rates Steady At the conclusion of its November meeting, the Federal Open Market Committee chose not to increase the federal funds rate. The Fed's comments gave no definitive signal of when the next increase will come, though it is widely anticipated that the first and only rate hike of 2016 will occur in December. While national job gains have been "solid," according to the Fed, concerns remain about weak GDP growth related to soft business investment. However, housing data continually indicates improving market conditions. The month of September saw:  Pending home sales rise 2.4% higher than one year ago;  New single-family home sales grow 3.1% from the previous month; and The share of first-time buyers of existing homes increase to 34%. At just a 4.8 months' supply, inventory of new homes for sale remains tight. Meanwhile, multifamily construction spending reached a historic high in September. And in the remodeling industry, NAHB surveys show 14 consecutive quarters of positive market conditions. –NAHB Chief Economist Robert Dietz

How Mortgage Lobby Plans to Influence Trump, Republican Congress Mortgage lobbyists are eager to seize on Republican victories in the House, Senate and White House races, hoping to advance the industry's aims in the next Congress. President-elect Donald Trump's victory poses many questions for the entire financial services industry, but some argue his stance on one major issue facing mortgage finance — regulation — has been abundantly clear. "He's been very specific," said Rob Zimmer, a principal at Washington, D.C.-based public affairs firm TVDC and former lobbyist for Freddie Mac and Community Mortgage Lenders of America. "He believes that there's too much regulation...and this contributed to anemic job growth."

"For lobbying, if you represent small lenders, small business, even midsize banks, you have the wind at your backs now, not at your face," Zimmer added.

The National Association of Home Builders, which offered its first-ever congressional endorsements this year, is expecting "rapid movement on housing finance and GSE reform" with the next Congress and a Trump administration, said CEO Jerry Howard. The Mortgage Bankers Association is focused on identifying and reaching out to the "key people who are going to be advising the president," said the David Stevens, the group's president and CEO.

Stevens suggested these would include potential appointees for Cabinet positions such as the attorney general and secretaries of the Treasury and Housing and Urban Development, as well as lower-level positions, such as the Under Secretary of the Treasury for Domestic Finance. The NAHB also plans to make suggestions of names for these roles to the Trump administration, said Howard. For instance, former Rep. Rick Lazio, R-N.Y., would be "a perfectly qualified and excellent choice" for HUD secretary, said Howard. The next step in the MBA's post-election strategy will be to identify what the incoming Trump administration's legislative priorities will be, and where housing fits in the mix. "Come the midterms, you often see change," Stevens said. "Right now he's got a majority, he's got the trifecta. He's got a limited time with this structure to get as much done as possible, and he has to decide what those priorities are going to be." While Republicans retained control of both houses of Congress, in the Senate their majority is "razor thin," said Stevens. And that thin margin will impact how legislation will be passed in that chamber. "There's likely going to have to be more work done with the Democratic minority with the Senate if you want to get progress made in key areas of housing," Stevens said. For the Senate to invoke cloture, making a vote filibuster-proof, there must be a 60 vote majority. Without that many votes, certain key issues for the mortgage industry are unlikely to get passed. "Most Senate floor activity will not move forward unless you get cloture," Zimmer said. "If you want to vaporize Dodd-Frank, you need 60 votes. If you want to reorder the secondary market, you need 60 votes."

Builder confidence in the market for newly-built singlefamily homes dropped slightly in October, at a level of 63 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI). A mark over 50 indicates a positive outlook. Midwest Housing market index is at 59 for October. Lumber Composite averages over last year up $30.00 per M Panel Composite averages same as last year, however OSB is up over $25.00 per M composite average vs last year.

Children ages 5-12 will compete in building houses out of Legos. Structures can be single or multi-family, but must be homes. The homes will be judged on creativity and structure. Thank You! Cheers to 2016! It seems like just yesterday I was saying, I hope your year is off to a great start and I was very excited to be representing you as your 2016 President. As I look back at the year, one of my goals to make sure that we fostered our need to have housing in the discussion during the 2016 election process. I think we accomplished this Arnold Karsky and did it at all three levels (our local HBA, NDAB President NDAB, and NAHB). I believe that we had our boots on the ground during this election and made housing a topic of discussion for this election. It will be interesting to see how the next few years will play out at all three levels of government. Having housing in the discussion during the election process will definitely help as we talk with our elected officials about regulations, codes, and other issues that will arise over the next couple of years. As I think about the past year, I start thinking about everything that has happened. The one thing that stands out is that our State and Local Associations grew and became stronger. As we traveled though out the State and sat down with each Local Association, I see we have a lot of members that care about the Housing Industry and it is great to see. The people in the trenches everyday within our State are members that I was proud to have on my team. If we can keep the dedication to our industry going like it was this year great things will happen. As we close out 2016, I hope everyone had a successful year and are looking forward to an even better 2017.

You must never miss the opportunity to tell these people how much they mean to you.” - Unknown It seems like I was just writing up Thank You’s and welcome notes to our incoming board members and now it is time to acknowledge all that they did for us in 2016. I should first start out thanking our 2016 President, Arnold Karsky out of Dickinson along with his wife Becky and their three children. It is important to recognize and remember that those who serve on the NDAB Board of Directors are all volunteers and I greatly appreciate the time that they put forth into the success of our organization. The time that they give to attend NDAB and NAHB meetings and events is often time away from their personal life, their families and their careers. Arnold brought forth energy, new ideas and personal experience during his term. He ended the year by holding a tour where we invited Senior Officers to join us as we visited each local associations board and Executive Officer. We asked them how things were going, what the state can do to help them continue to grow membership and support events and we discussed Government Affairs issues. It was a great opportunity for us to connect with the local leadership and in some cases, help them celebrate the closeout of another successful year.

This time of year, we also thank our outgoing Past President who served more than 6 years on the NDAB Executive Committee. LeRoy has always been a source of great information, leadership and laughs! We look forward to a continued partnership with LeRoy! To all of the members of the 2016 NDAB Board of Directors, NDAB Government Affairs Committee, and NDAB-PAC, I give you a heartfelt Thank You! In the past year, all of you have stepped up to help NDAB in various roles. Each as important as the next. Our members find value in all that we offer thanks to your vision, drive and inspiration. We were able to offer new events, new fundraising opportunities and all around strong support. During the 2016 election, we donated to 57candidates across the state. Of those, 40 were re-elected or elected! We are looking forward to working with them in the upcoming year.

If you have called or emailed our office, you have probably heard a new voice! On November 1, NDAB welcomed Brenda Bry as our new Events Coordinator. Shirley Jacobchick will be re -joining NDAB as our Communications and Office Coordinator after she recovers from an accident that occurred right after she started with our team. We are anxious to have Shirley return, but want her to take the time she needs to fully recover! Here is a toast to 2016 and I hope that 2017 brings you new joy, laughter and wonderful memories! Members gathered in October to hear discussion on the 2016 building season and hear about new requirements coming online for the 2017 season. The Building Officials Round Table included discussion and discourse that will now be shared with local commissioners. BMHBA members voted in new board members at the Fall Awards Mixer and GMM. Rory Anderson with Verity Homes was voted in as a new board member along with the reelection of Chad Moldenhauer of K & L Homes, Inc. and Bill Schmid of Townsquare Media. The BMHBA has teamed up with the Bismarck-Mandan Symphony Orchestra to rebuild the Holiday Home Walk. The event, which has a 36-year history, has waned in recent years and wasn’t hosted last year. With the support of the HBA, eight homes were featured Nov, 20. The BMHBA is excited to host its peers at the Annual Banquet on December 1. Comedian Carmen Ciricillo will close out a busy night with his construction wisecracks. Registration is available online bmhba.com/events.

DABA’s Annual Christmas Party and Awards Banquet is December 8th. We have a great event committee and are excited for this event. We are doing a silent auction and donating all proceeds to two local non-profit organizations the Sunset Senior Center, and Dickinson Optimists Club, We are sad to see three great board members leave, but we welcomed three awesome new board members: Mike Jangula with Scull Construction, Gene Kruger with Bierschbach Supply, and Jane Hadley with the Real Estate and Rental Guide. The 2016 DABA award winners are Winn Construction Builder of the Year, Shirley Dukart Associate of the Year, Mike Schwab Affiliate of the Year, and Venture Homes BEAM award! Tom Spaeth, Accent Contracting, was awarded Builder of the Year. Associate of the Year went to Dawn Cruff, Green Team Realty. The BEAM Award was given to Dakota Construction of Fargo. The staff’s Extra Mile award was presented to two members this year: Eric Miller, Capital Credit Union, and Trevor Odden, Stone Ridge Builders, Inc. Top New Spike was presented to Tracy Nicholson, Spotlight Media. Top Spike award was given to Rodd Rasmussen, Valley Lights, and Top Recruiter Award was given to Robin Swanson, Superior Insurance. Over $14,000 was given in scholarships to area students at the Awards Gala & Annual Meeting. The HBA of F-M endorsed candidates during the election. In addition, an important sales tax extension vote passed in the city and county to help secure permanent flood protection for the Fargo-Moorhead area. Thank you to NDAB-PAC for the funds to help support these candidates and thank you to NDAB for financially supporting the sales tax extension campaign through its Issues Fund. Water Kitchen and Bath hosted a fun Builders after Hours. Mario LaPlante, Hebron Brick & Block, was the lucky winner of the beautiful bathroom vanity door prize. Keith’s Security World will host Builders after Hours on December 8th. Food and beverages will be provided by the Membership Committee and the Board of Directors. The Forx Builders Association sends out a big Thank You to LeRoy Kurtyka for his support. He has been on our local board as President three times and on the NDAB board going up the chairs and serving as NDAB President in 2015. The 2017 Home Design & Garden Show is scheduled for March 31, April 1 and April 2 at the Alerus Center.

The 2017 Parade of Homes will be held on September 16th, 2017! The first Parade went so well that the Association decided to make it an annual event. Stay tuned for more details regarding next year’s show. The Builders Banquet is coming up on December 6th! Members will gather for a Christmas themed banquet this year. The Trivia Tour of Bismarck will join us to entertain our members. We will also have a photo booth, Reindeer Ring Toss and a best dressed award along with a few other events. Planning for the 2017 Home and Garden Show is well underway. The Minot Association of Builders is looking forward to refreshing the 2017 Show by adding multiple new attractions like the Pub in the Park, The Youngster Yard, The Ready Builders Lego Homebuilding Competition and adult classes presented by The Market on 4th. Other changes include having a Friday and Saturday show dates. MAB is very excited to try out the new activities to reinvigorate the show!
