February 2017
MEMO FROM THE EO
President’s Message
I can’t believe it’s February! 2017 is flying by already. Celebrate Valentine’s Day with your better half and then make sure to attend February’s Lunch Hour Learning on the 15th. Mike Humphreys of First Western Insurance will be at the MAB Offices to help you learn about what sort of insurance your business needs to keep you and your company covered.
I hope everyone that was able to attend had a wonderful time at our Annual Builders Banquet! Have you heard the buzz? The upcoming construction season should be a good one! With the oil and gas market slowing picking up we should see an increase in housing needs as well as infrastructure to support the upcoming work. With some cooperation from the mother nature, I am sure most of us look forward to a mild spring so we can all get started on upcoming projects. Especially after this winter! I look forward to seeing everyone at the Home and Garden show next month. If you have not done so already please get your booths reserved today! This is an event you will not want to miss! We’ve refreshed the show with many new events like the Ready Builders Lego Competition, The Pub in the Park, Belt Sander Races, The Market on 4th Workshops and the Youngster Yard.
It’s almost time for my first Home and Garden Show as Executive Officer of the Minot Association of Builders! We listened to the vendors and guests and changed the way we’re doing things in 2017. This year, we’ve tried our best to refresh the event while keeping the heart of the show the same. We have plenty of vendors to help guests with most any home related question. We’ve also added several new activities to make sure there is something for everyone. We hope you notice the excitement we’re feeling and we are able to help your business grow even stronger by participating in the show!
I would like to personally invite you all to the Home and Garden Show Preview Night! On March 2nd from 6 to 8 PM, MAB and Town & Country Credit Union are hosting the 1st annual Preview Night! Come out before the show and get a sneak peak of all the new things we have to offer! Chris Dahl MAB 2017 President

Builder confidence in the market for newly built, single-family homes in February fell two points to a level of 55 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) released today. Lumber prices remain steady to strong over the five week average. OSB and plywood prices are steady to higher on most products. There was a fire at one of the Norsask OSB mills and that could put upward pressure on the OSB market in the short term.

Let us explain “us” better.
Have you ever wondered what the MAB does and what your membership means?
With your membership in the MAB, you automatically become a member of the North Dakota Association of Builders (NDAB) and the National Association of Home Builders (NAHB). Your membership is 3-in-1. All three associations provide a wide array of resources and information to assist builders and associate members. The local, state and national organizations monitor many issues that affect our members and represent the interests of the industry – protecting your interests, so you don’t have to.
As a member of the MAB, you also get access to some fantastic company discounts through the Member Advantage program. These include discounts on Verizon Wireless service, new GM vehicles and more. Visit our website to find out more about these benefits! NAHB members saved a total of about $5,707 per housing start in 2016 due to NAHB's advocacy efforts the previous year and other select member benefits. We offer a lot of benefits to our members, but the most important thing we do is fight legislation that is detrimental to our business. NAHB is an active participant on Capitol Hill and in the federal regulatory process, working hard to promote housing in America. Resolutions adopted by NAHB’s Board of Directors touch on key housing issues such as removing regulatory barriers to building affordable housing, protecting property rights, providing tax relief for small businesses, promoting smart growth, and assuring the U.S. housing finance system remains strong. These resolutions inform staff and volunteer advocacy work, whether we’re talking to federal legislators, writing comment letters on proposed regulations, or preparing the budget for the next fiscal year. We hope this explanation of our Association provides you a better idea of what your membership means!
Housing Will Continue Gradual Climb to Higher Ground in 2017 Fueled by a growing economy, solid employment gains and rising household formations, single-family production will continue on a gradual, upward trajectory in 2017, according to economists speaking at the International Builders’ Show in Orlando. “While positive developments on the demand side will support solid growth in the single-family housing sector in 2017, builders in many markets continue to face supply-side constraints led by the three ‘Ls’ – lots, labor and lending,” said NAHB Chief Economist Robert Dietz. He added that 64% of builders nationwide report low or very-low lot supplies; the rate of unfilled jobs in the construction sector is now higher than the building boom; and that acquisition, development and construction loans for builders – while on the rise — needs to grow faster to meet demand. As the economy continues to grow, NAHB expects mortgage interest rates will average 4.5% in 2017 and 5.3% in 2018.NAHB is projecting that there were 1.16 million total housing starts in 2016, up 4.9% from the previous year’s total of 1.11 million units. Single-family production is expected to rise 10% in 2017 to 855,000 units and increase an additional 12% to 961,000 next year.

NDAB NEWS Monthly News from the North Dakota Association of Builders
February 2017
Volunteering at the National Level
NDAB President Eric Brenden pictured with members of St. Mary’s High School, Northwest Contracting and Mandan Parks and Rec.
Many of you have heard of the house explosion North of Mandan in December that killed two people. Elianna Vazquez, a high school Senior at St. Mary’s in Bismarck, survived. However, her mom and step – dad were killed in the explosion. Elianna suffered multiple injuries including a broken back, broken ribs, and a collapsed lung. Thankfully, Elianna is recovering and is now out of the hospital. On January 5, Kim and I had an opportunity to present a check on behalf of NDAB members to the Elianna Vazquez fund in the amount of $1,550. We were also able to have a good conversation with the principal of St. Mary’s High School, the Superintendent of Light of Christ Catholic Schools, and Elianna’s friend and her friend’s mother. They told some of the stories of the support the community has given to her. Considering what she went through, Elianna is doing very well. By the time you are reading this, she may already be back at school. However, she has much physical as well as emotional healing to go through that will take some time. The cause of the house explosion has not been 100% determined, but it is suspected that is was a result of a propane leak. With all of the snow many of us have been receiving around the state, this reminds us to check our gas meters and vents as well to make sure that they are not covered with snow. It is also a good idea to purchase a gas detector, which will warn you of a gas leak when the gas levels get too high in the house.
As we return from Orlando and look back at our week of warmer weather, great company, lots of steps and new information we are reminded of all the great opportunities to be involved at the national level with National Association of Home Builders. NDAB members from across the state and representing each of the six local associations traveled to Orlando to be a part of NAHB Board of Directors meetings and the International Builders Show. Annually, NAHB hosts the International Builders Show (IBS) and next year will be doing so again in Orlando, FL Kim Schneider January 9-11. At these meetings, NDAB Executive Officer committees made up of Builders and Associates meet to discuss what is happening in the building industry, discuss membership numbers and how to increase, discuss issues across the nation, BUILD-PAC, they recognize their peers with various National awards for the work they do and they have an opportunity to network. At NAHB meetings, it is always a great opportunity to reconnect with old and new friends, network, and gather new ideas and information. Another fun gathering at IBS is the North Dakota Reception. We are pleased each year to invite North Dakota attendees and our friends to a reception with great food, drinks and of course fun company. We have around 200 people stop by and we recognize the student chapter attendees for their hard work and the competition they participate in. This year, NDAB teamed up with members from the Area 10 Caucus to co-host a fun evening. This allowed us to host even more guests from our area without competing for time and gave us the opportunity to work closely in planning with our counterparts from Iowa and our National Area Chairman (NAC) Keith Butz who so kindly traveled to ND in December to swear in our President, Eric Brenden and our 2017 NDAB Board of Directors. We thank those that stopped by this year making it another successful and fun evening. If interested in learning more about NAHB meetings and events, please connect with your local association’s Executive Officer or connect with our office. There are many great volunteer and networking opportunities happening in state and in warmer weather and we would love to see you there!
I would like to thank everyone who gave money to the Elianna Vazquez fund. She will have a long road ahead of her. If anyone wishes to make a contribution, you can send a check to the NDAB office payable to NDAB or directly to the Elianna Vazquez fund and Kim and her staff will ensure that it gets delivered.
2017 also brings to us a new legislative session where we are welcoming 26 new Representatives and 9 new Senators. We always invite our members to join us at the Capitol to experience how the state legislative process works and to can testify on a bill. On February 15, NDAB along with NDAR will be hosting a Legislative Impact Day and then hosting all legislators and our members to the annual Oyster and Chili Feed. On March 15, we will be hosting Builder Day at the Capitol where we will invite our members to spend the day visiting with their local legislators and join us for lunch. Please continue to watch your email for more information and any call to action items that might arise as the session gets underway. We always appreciate your voice and support!
Eric
Take care, Kim Schneider
