Q: Is staging really important? A: On average, a staged home sells 88% faster - and for 20% more money than a home that’s left as is. The reason it works is that it gives buyers a “stage” onto which they can play out their home-owning fantasies. Q: Should I be present when buyers view my house? A: I recommend not being present when your home is being shown. Having the owner in the house makes the buyers uncomfortable. They will not want to ask any questions that they think may offend the owner and having un-asked questions may be the reason they decide to go with another home.
Q: Should I offer a home warranty? A: On average a home warranty helps a home sell 23 days faster, for a 4.0% higher sales price, and it has a 29% greater chance of selling. It does this by offering buyers peace of mind that if something breaks after they move in it’s coverd for a full year.
Q: When should I turn off the utilities?
A: Call the utility companies to have them perform a final reading on the day the buyer takes possession. It is the buyers responsibility to have the service transfered to their name.
