ARE THERE SITE PREMIUMS?

Yes! Daylight sites cost an additional $15,000 and include two basement windows. Walkout sites will add an additional $35,000 and include two basement windows and a doorwall. Premiums are outlined on the “Parcel Features” booklet page.

ARE WE REQUIRED TO USE A PLAN FROM YOUR WEBSITE?

No! We offer an extensive library of floor plans; however, we are able to work with our architect to design a plan to meet your goals. Alternatively, we could modify one of our existing plans to make it a perfect fit for your needs.

HOW LONG DOES BUILDING TAKE?

Once a building contract is signed, the permitting process with Green Oak Township typically takes about six weeks. When permits are returned, expect roughly twelve months from the first scoop of earth.

HOW DO I RESERVE A SITE?

A refundable $2,500 deposit and a signed site reservation form is required to hold a parcel.

MAY I PURCHASE JUST THE PARCEL?

At this time, we are only selling the lots with new construction home jobs.

WHEN WILL FUTURE PHASES OPEN?

The development is broken into four phases. We are currently building in Phase II. The developers are currently clearing Phase III and excavating this summer. We will begin accepting site reservations for Phase III on October 1st, 2022.

WHAT KIND OF FINANCING DO YOU REQUIRE?

For all construction jobs, we ask our buyers to do a construction loan. We have a list of preferred lenders we would be happy to send you!

ARE FENCES PERMITTED?

Yes! Fences can be installed with permission from the Architectural Control Committee.

WILL THERE BE A HOMEOWNER’S ASSOCIATION?

The developer currently collects $100 annually. Responsibility of the HOA will be turned over to residents when the development is completed.

WHAT ARE THE PROPERTY TAXES?

Green Oak Township’s homestead millage rate is 27.0262 and non-homestead is 45.0262. We recom mend contacting the township for verification and additional questions.

HOW LONG HAS MITCH BEEN BUILDING?

Mitch has built in Livingston County since 1981.

WHAT IS THE DESIGNATED SCHOOL DISTRICT?
