Property Values South Hobart is one of the more affluent suburbs of Hobart, and like many suburbs in the capital city it’s undergoing a sustained period of increased demand from homebuyers that is fuelling property prices. In fact, property values have sky-rocketed in the last 12 months with the median home price now sitting at around $615,000, which is an increase of 32.1% in the last 12 months. For many homebuyers, South Hobart ticks all the right boxes. There’s established infrastructure including excellent pre-primary, primary and high schools, plenty of GP’s and specialist practitioners, good public transport, wonderful gourmet food stores, eclectic pubs, plus an array of funky new cafes and restaurants. Landmarks One of South Hobart’s most recognisable landmarks is the famous Cascade Brewery, which is located at the foot of Mt Wellington. Proper home heating maintenance can make a big difference to performance

It’s cold, wet and windy. Let’s talk home heating. Written by: Lance Skelton

With the first cold snap hitting Tassie a few weeks ago, now’s the time to get your home heating in order, if you haven’t already. Proper maintenance can make a big difference to energy efficiency and overall performance, regardless of the heating system you have in your home.

The Heat Pump The most common type of heating in Tasmania is the ‘heat pump’,

which is also known as the ‘reverse cycle air conditioner’ depending on which part of the world you live in. Heat pumps are by far the most efficient form of electric heating, achieving efficiencies at least three times greater than other heaters*. Other advantages include the ease of use, comparatively low greenhouse gas emissions, and the capacity to provide cooling over the summer period with a simple change of settings. When it comes to service and maintenance, most manufacturers recommend a standard service once every 12 months, especially if the system is being used continuously throughout the year. A standard service will take around 1.5 hours to complete by a professional technician. This involves flushing, cleaning and removing grime from the

inner workings of the indoor and outdoor units. Typical maintenance issues include a build up of dust, lint, spider webs, mould, bacteria and algae. These can all have a detrimental affect on the overall operation, running cost efficiencies, noise levels, health benefits and longevity of the system. * Source: Sustainable Living Tasmania

Wood Fire Heaters Let’s face it, it doesn’t get more romantic than cuddling on the couch with your partner, sharing a glass of red wine, and having the gentle orange glow and crackle of a wood fire in the background. Wood fire heaters have got it all over electric heating in terms of ambience, and the sense of connecting with nature indoors. Also, in rural areas of Tasmania,

wood is readily available at minimal cost and represents the most affordable option for many people. Just before you start cranking up your wood fire heater for another winter in Tasmania, there’s also a few service and maintenance considerations to ensure your system is working efficiently (and safely) this winter. Wood fire heaters can vary enormously in their efficiency, which is why regular servicing and maintenance is vital. One of the simplest ways to check on the efficiency of your wood fire heater is to go outside and look at the smoke coming out of the flue. If there’s lots of smoke coming out, then it’s not working efficiently. Apart from contributing to greenhouse gases and wasting energy that could otherwise be heating your home, a smoky flue

indicates a potential fire hazard. Regular servicing of a wood heater and its flue system addresses two key fire hazard risk areas: it will remove any creosote that has accumulated in the heater or flue. Creosote is a substance that forms when the gases from burning wood condense on their way out of the flue, leaving a black tar-like material. This can build up over time and block the flue, leading to inefficient heater operation, and in extreme cases, this can trigger a house fire. Maintaining a proper working wood fire heater can be a dirty and dangerous job if you’re climbing up on roof tops, and it is best left to a professional. Your wood fire heating manufacturer should be able to organise a licensed professional to carry out the job, or at least point you in the right direction.

first commercial and residential consumers were connected in 2004. Since then, the take up of natural gas in Tasmania has been steadily growing, although it still accounts for a small sector of the residential market.

Pellet Heaters Pellet heating is a relatively new type of home heating that was first introduced into Australia in 2001. On the outside, pellet heaters look similar to a wood fire heater. You can still experience the warm, orange glow of a flame from behind the glass, they still sit on top of a hearth, only they’re a little smaller in size and come in a range of colours.

Decorating tips for your Open Home How to create a ‘wow factor’ at your first Open Home. Written by: Lance Skelton

If you’ve decided to sell your home, and you’re aiming to achieve the maximum sales price, then there’s a lot riding on your first couple of ‘Open Home’. This is when interest in your property will be at its highest, and when you need to have your home looking at its absolute best. Open Homes give you an opportunity to create a ‘wow factor’ that enables your home to shine and to stand out from the competition. This doesn’t mean you need to spend a fortune to prepare your home for the big day. Instead, try and go through the entire home (inside and out) with a fresh set of eyes, knowing that first impressions are everything.

Street appeal Start with the front garden. Make sure the lawns are freshly mowed, the edges are neat and tidy, the garden beds have been weeded, your letterbox is not overflowing with junk mail, plants have been watered, and your front patio has no toys or garden tools lying around. You might even think of adding fresh mulch to the garden beds. None of this is difficult or expensive, and creates instant street appeal.

Less is very much more Now for the inside. If you’ve lived in your home for a few years, then you’d be amazed at all the things you’ve accumulated, and how easily rooms can feel cluttered over time without you even realising. Clutter is a big ‘turn off’ for homebuyers, and can seriously impact on the appeal of the home. If you’re not sure where to begin, think about inviting a good friend over whose decorating taste you admire. They’ll be able to help

you look for ways you can pare back. For instance, any furniture or decorating that tends to hide the best features of your house needs to be removed. It could be anything; there might be beautiful parquetry flooring that’s obscured by an ugly old rug, a stunning view from the kitchen window that’s now hidden by dozens of pot plants out on the balcony, or too many family photos throughout the house that makes each room feel smaller, as well as impacting on the homebuyer’s ability to imagine the home as their own. In a similar way, if you have limited storage space in your bedroom, kitchen, bathroom or pantry, then make sure you’re not hording appliances or accessories that you don’t use. Pack them all up into boxes and stick them in the garage or shed if you’re not quite ready to part with them. It’s the same with clothes and fashion accessories in your wardrobes. As a general rule, if you haven’t used an item in two years, then you don’t need it.

Your home needs to be clean and fresh We all have different states of cleanliness that we can live with, but when you’re having a ‘Open Home’ everything needs to be spotless. For this reason, you may need to call in a professional cleaner if you don’t have the time to do it all yourself. For a couple of hundreds dollars, it’s money well spent. A professional cleaner will go through your entire house, room by room, removing all the dust and grime that has been accumulated over the years. There’s a lot to do, especially if it hasn’t been done for some time. If you want to give it a crack yourself, then start by cleaning all the places you can see (walls, floors, carpets, toilet bowls, sinks and windows), and then the hidden corners you can’t see (get behind the stove and refrigerator, behind the TV unit, vacuum up the dust

from behind the bedside tables, at the base of the wardrobe and pantry). While you’re at it, make sure that you remove any cobwebs on the ceilings, fans and windows. A proper cleaning of your house is a fiddly process that can take a weekend or two to complete. But it’s not really an option if you’re wanting to achieve the maximum sales price for your property. It needs to be done.

Little touches There’s plenty of little touches that you can do to your home prior to your first ‘Open Home’. For instance, make sure all your lights are working. If any bulbs aren’t working, replace them. If you have lots of natural light, then open up the curtains to create a light and airy feel. Think about using fresh sheets and doonas on the beds, perhaps some new throw cushions for the lounge room. Above all, you want people to feel comfortable when they walk inside. So if the weather is cold outside, make sure the heating is on inside. Also, never underestimate the sense of smell; fresh flowers on the dining table and candles (or even freshly brewed coffee) can bring your home to life.

The big day itself You’ve improved the street appeal (tick), you’ve carried out a serious declutter (tick), you’ve cleaned every room from top to bottom (tick), and you’ve added some little touches that have brought your home to life (tick). All that’s left is the big day itself. If your real estate agent has done their job well in terms of marketing and promotion, and your home is at a realistic price to begin with, then you should expect to have a number of prospective buyers (and a few nosey neighbours) coming through your home, and going through every room of your house. While 99% of people are there for the right reasons, make sure you gather up any personal items such as jewellery and tuck it away in a safe place. Open Homes generally go for one hour, so you might think about going to a nearby café for awhile and leaving it to your agent to answer any questions that might arise. Remember, you only need one person to think your home ticks all the right boxes and is perfect for them. Be patient. Keep your home looking its best for every Open Home, and good luck.
