REGIONAL MARKET OVERVIEW

Demand primarily declines as a result of rising interest rates or a slowing economy in general. Ultimately, for rising interest rates to soften home values, we would need substantially less demand and far more housing supply than we presently have.

Wollongong’s Property Market What’s Positive With the median price for houses at just under $1 100 000 and strata at $680 000, Wollongong has welcomed a total increase of 34.9% over the past 5 years. Wollongong has all the hallmarks of a great investment: the energy of a revitalised economy, relaxed coastal lifestyle, strong employment and infrastructure spending. The Wollongong Local Council area has a population of 222 000 and is forecast to grow by 14.5% over the next 15 years to 254 000. Remember that COVID is affecting our economy in fundamental ways, including a profound slow-down in overseas and interstate migration, tourism, education and, of course, jobs and growth.

Reports are now indicating that property prices in the Wollongong regional area have stabilised in 2022. It is a similar story for other locations in the Illawarra, with Kiama and Shellharbour median prices experiencing a similar slow-down amid the community’s hesitation about real estate. From late 2021 to early 2022, NSW market conditions had peaked with many experts indicating that further growth is not expected throughout all of 2022 and possibly into 2023. The real estate market experienced a near-perfect storm, with recent fires and floods, the COVID-19 virus, high inflation, an election, and a war overseas, all of which put pressure on the Reserve Bank of Australia to increase interest rates. Despite these signs of a slowing market, it remains steady for homebuyers and sellers, and currently the market has just levelled out.
