My role is to work with new Landlords to market their property effectively, maximise rental returns and obtain fantastic quality tenants right from the outset. We have a designated Leasing Consultant to show properties at times convenient to potential tenants to assist in getting your property leased quickly. Our Department Head oversees compliance to industry and company procedure and ensures that client expectations are being met. Finance and Administration team members handle all trust accounting, invoicing and administration. This frees up our property managers to specialise in exactly that, managing your investment. The tenant must return the premises in the same condition, excluding fair wear and tear, in order to claim their bond back at the end of the tenancy Prepare leases ensuring compliance with the Residential Tenancies Act 2010 (NSW) Enter into and sign tenancy agreements on behalf of the landlord Routine inspections at 3 months for new tenants and 6 monthly ongoing Detailed inspection reports with photos sent to landlords after each inspection Zero tolerance for arrears and late payers You or your representative can attend your routine inspections if you wish Collection of rent
• Issue receipts for monies received from tenants pursuant to tenancy agreements • Collect and lodge rental bonds in accordance with the provisions of the Residential Tenancies Act 2010 (NSW) • Make claims for the refund of bond monies having regard to rent due and the condition of the premises at the end of each tenancy • Respond to any applications by tenants before the NSW Civil and Administrative Tribunal (NCAT) or the like and represent the landlord in any such proceedings • Exercise the landlord’s rights to enforce or terminate tenancy agreements by service of notices as necessary • Obtain and monitor strata by-laws relating to the property where applicable • Complete proceedings for recovery of possession of the premises • Engage appropriately qualified and licensed tradespersons to effect repairs and maintenance in accordance with the landlord’s obligations and instructions • Pay disbursements from the landlord’s monies as instructed by the landlord such as council rates, water rates, owner’s corporation levies, insurance premiums, maintenance expenses • Ensure the property is compliant with legislative requirements for smoke alarms, blind cords and water efficiency devices • Assess and disclose to the tenant, matters of material fact ensuring the landlord is not liable for future prosecution • Regularly assess and monitor the property for work, health and safety requirements • Prepare annual sales market appraisals for taxation purposes or as general information • Co-ordinate access for bank valuations • Set up and guide tenants through operation of their personal tenant portal in PropertyMe • Set up and guide landlords through operation of their personal landlord portal in PropertyMe
